Homeowner complaints over warning letters?At this last HOA Board meeting we were made aware that we need to be more specificregarding ‘Plant matter to be removed’ in our letters. We will also be looking into theissue of homeowners ‘not receiving letters’ and confusion regarding communications.

Know that the Board takes these matters seriously and understands that no one (in-cluding us!) is ever happy to see a notification letter. If you received a letter by mistakeor got a fine but never got a first letter, please be aware that we are looking into thisand have heard your concerns. We are not ‘out to get you.’ Can we ask for your help?

If you feel that you received a letter that you didn’t deserve, please call Vision and letthem know. They will do a re-inspection of your property. Feel freel to take pictures aswell and email them to us. And “Thank You!” to those who came out to speak to us.By coming out, you are helping us make Finley Farms a great place to live!

NEW HOMEOWNERSYOU ARE RESPONSIBLE TO KNOW YOUR CC&RsAll new residents are encouraged to read their CC&Rs or if they do not rememberreceiving a set at closing, to call Vision Management to request a copy. We all makemistakes, but knowing the rules will help you avoid fines and be a much betterneighbor!

At around 4:00am on November 18th there was aserious house fire on Saratoga St. within Finley FarmsSouth. No one was harmed and no neighboringhouses caught fire due to the quick reaction of theGilbert Fire Department. Neighbors were creditedwith going door to door making sure everyone wasout and safe.

The couple that owned the home were fairly new tothe neighborhood. Neighbors, leaders within Gilbertand even surrounding HOAs have all expressed a desire to help meet the needs of the family anddemonstrates what a truly special neighborhoodwe live in.We have not yet heard from the family orknow if there is anything we can do but will let youknow if and when we find out.

If you know the family or are in contact please let them know that as a community,they are in our thoughts and prayers and that we would like to help. A big ‘Thank You!’ to the neighbors who went around and woke the street to getthem evacuated. And again, ‘Thank you!’ to the Fire Dept. for protecting us and allthe neighboring houses. Once again we are reminded how not having cars on ournarrow streets meant access to the multiple fire vehicles and possibly saved lives.

PLEASE BE AWARE; Beginning January 1, 2011, ourquarterly dues will go up $3.00 (equal to $1.00 permonth)

The Board of Directors at Finley Farms South worked veryhard in the last 2 years so the HOA did not have to in-crease your quarterly dues. After close review of our ex-penses the HOA voted to increase the dues for 2011.

The current quarterly assessment is $109.00 per quarter.Starting January 1, 2011 the quarterly assessment amountwill be $112.00 per quarter. This is just one dollar more amonth for each homeowner or $3.00 more dollars aquarter that helps cover the increase expense for waterand electricity bills.

This also helps us continue with our reserve items such asplant and tree replacement, block wall repairs and paint-ing and granite replenishment. If you have any questionsor concerns please call or email Vision Community Man-agement or attend the next HOA board meeting.

• The open session usually begins at 8:00pm. The

President of the Board will usually begin by ask-

ing for comments so please do not arrive late.

• Please begin by stating your name and address

and how long you’ve lived in FFS.

• Please be respectful of others words & opinions.

• Usually there is a 3-minute time limit to speak

unless the Board asks questions.

• If you have a private matter to discuss or were

asked to appear before the Board, call or email

Vision by the Thursday prior to get on the aganda

and appear at 7:00pm so you can be heard. If

attending the open session please be aware that

you will not be allowed to enter until 8:00pm.

WALLS ARE DONE

The Board recommends you call Jenny or Jenna at Vision at (480) 759-4945 and tellthem your vehicle make(s)/license plate number(s) then you will never get a warningor fine for another car. You could also call them to report the car parked illegally if youknow who owns the vehicle. It is up to you either way, but by having your vehicles onrecord you will not receive letters due to that other person’s car.

Please call them whether you have received a letter or not. That way, you will keepfrom ever getting one!

Reconstruction and repainting ofour common walls is now done!We hope that our walls will nowlast us another decade but theyprobably will not. If you see dis-coloring or water damage to the exterior walls, please let us knowso that we can rectify the problem.

Homeowners with exterior walls,please inspect the outer side of your shared wall and adjust yourdrip lines/sprinklers accordingly.

New toddler toys have been ordered: A bouncy Bumble Bee and Ladybug to replace the broken ones in the totlot playground off of Columbus.

Homeowners should know thatcrushed granite/ ground cover re-plenishment will be restarted in2011 to cover areas not yet addressed.
