    Fire safety in the workplace

    1. Who is responsible

    In England and Wales, if youre an em ployer, owner, landlord or occupier of busines s or other non-

    dome stic premise s, youre respons ible for f ire safe ty and are known as the respons ible person.

    As the responsible person, there are certain things you mu st do by law under the Fire Safety Order,

    which is en forced by yo ur local fire and rescue authority.

    The Fire Safe ty Order also applies if you have paying guests - eg if you run a bed and breakfast,

    gues t house or let self- catering property.

    Scotland and Northern Ireland

    Fire safe ty rules are dif f erent in Scotland (http://www.firelawscotland.org)and Northern Ireland.

    The responsible person

    As the responsible person you mu st:

    carry out and regularly review a fire risk assessm ent of the premise s

    tell staff and/or their represen tatives about the risks youve identified

    put in place, and m aintain, adequate and appropriate fire safe ty me asures to rem ove or reduce the

    risk to lif e

    plan f or an em ergency

    provide staff inf ormation, f ire safe ty instruction and training

    Non-domestic premises

    Non-domestic premise s are:

    all workplaces and com m ercial premise s

    all premise s the public have access to

    the comm on parts of m ulti-occupied residential buildings

    Shared premises

    In shared prem ises its likely therell be m ore than one responsible pe rson. Youll nee d to coordinateyour fire saf ety plans to make sure people on or around the prem ises are safe .

    For comm on or sh ared areas, the responsible person is the landlord, freeh older or managing agent.

    When building ne w premise s or doing building work on existing prem ises, you m ust comply with

    building regulations. Th is includes design ing f ire safety into the proposed building or extens ion.

    Penalties and enforcement

    You could get fined and/or go to prison if you dont follow fire saf ety regulations.
