    Three year minimum term.

    $22.50 per square foot per year increasing by 3% annually.

    Tenant shall pay as additional rent on a monthly basis a pro rata share based on square feet leased of landlord’s expenses involving common area maintenance, taxes and insurance (CAM). The 2020 CAM charges are:

    grounds and landscaping. Tenant shall be responsible for all other repairs within

    tenant’s premises, including the HVAC system.
