SIntroductionSituated in the South Fork of the Shoshone River Valley, 40 miles

southwest of Cody, Wyoming, is the Flying H Ranch. The 280

diverse deeded acres are a blend of lush irrigated hay fields,

riparian corridor, aspen and cottonwood groves and rangeland

pastures. This combination provides excellent habitat to the

abundant wildlife, including elk, moose, mule deer, mountain lion,

and the occasional grizzly bear or wolf. With the quality forage, the

ranch qualifies for landowner tags for deer and elk. Bordered by

Shoshone National Forest, an incoming owner will enjoy endless

recreation, privacy and peace not seen on other ranches. The

South Fork of the Shoshone River runs along the property for

approximately two miles and is onsidered one of the best trout

fisheries in Wyoming. To compliment the river there are three

ponds on the ranch, providing excellent fishing for rainbow, brook

and brown trout. The irrigated meadows produce approximately

50 tons of quality grass hay annually. Year round accessibility

provides the opportunity to live on the ranch continually or

make this a summer vacation property. Improvements include

a beautiful owner’s home, guest house, managers home, bunk

house, heated shop, and historic horse barn. With spectacular

mountain views, abundant wildlife, recreation and end of the road

seclusion, Flying H Ranch offers a western lifestyle unmatched in

the Rocky Mountain region

The property is divided into two parcels and encompasses 280 deeded acres. With an elevation of 6,500 feet, the west boundary is the Shoshone River. Towering cottonwood and quaking aspen trees frame the 120 acres of riparian corridor. Moving east toward the impressive mountain range behind the ranch is 65 acres of lush irrigated hay fields. The remaining acreage includes the ranch headquarters, three ponds and rangeland pastures, which offer additional habitat for wildlife and livestock pasture.

From the river bottom on the western portion of the ranch, the terrain changes to an elevated sagebrush

bench interspersed with aspen trees on the eastern side. The owner’s home sits atop this elevated site. The views up and down the river corridor and across the South Fork Valley are as impressive as anywhere in the West. The water, varied

terrain, forest border and end-of-the-road location give the Flying H Ranch the feel of an expansive western ranch. A conservation easement envelopes the majority of the property, however the area where the improvements are located is not encumbered by the easement.

Acreage

The Flying H Ranch has a very unique configuration, with a diverse mix of topography, which is hard to find on many ranch properties.

Ranch OperationFlying H Ranch offers a number of income streams, centered around the 65 acre irrigated hay

pasture for horses and cattle as well as excellent forage for the deer and elk herds that reside on

the property. Flying H Ranch has a grazing allotment with the Shoshone National Forest making

this an ideal small cattle operation.

To compliment the agricultural operations the main house, guest house and bunk house are

offered on AirB&B, providing excellent income to the owners. The managers house is rented on

a monthly basis: https://www.airbnb.com/rooms/7772391

Flying H Ranch offers year-round, world-class fly fishing on two miles of the South Fork of the Shoshone River, one of the most underfished rivers in the Yellowstone area. The South Fork originates in the Washakie Wilderness Area and winds out of the Absaroka Range through almost 25 miles of public land. Wade fishing is great June through October for cutthroats, rainbows and brook trout ranging from 8 to 16 inches. In the fall, there are large browns who make their way into the upper sections of the South Fork to spawn.

Rushing down the Wapiti Valley from Yellowstone National Park’s east entrance to the Buffalo Bill Reservoir is the North Fork of the Shoshone River. Easily accessible from the scenic Wapiti Valley Highway, this river becomes a dry fly angler’s haven in early fall. In October, the brown trout run upstream from the Buffalo Bill Reservoir during their annual spawning migration. Yellowstone cutthroat and rainbow trout in the 10-14-inch class, with occasional prizes exceeding 20 inches, can be found in the upper two thirds of the North Fork. These waters offer casual wading throughout its course and can be negotiated with smaller crafts, such as three-man rafts. Anglers

should plan on throwing big dry flies throughout the season. Golden stoneflies, green drakes, woolly buggers, large nymphs, grasshoppers, gray drakes and large fall caddis work well from late June through October.

Headwaters to the world’s most incredible rivers begin in Yellowstone National Park including the Firehole and Gibbon Rivers, which form the Madison River. Exiting from the northwest corner of the park are the Madison and Gallatin, which soon join the Jefferson at Three Forks, Montana, to form the Missouri River. The mighty Yellowstone River, which drains over 60% of the park, has humble beginnings with its source 20 miles south of the park in the Teton Wilderness. Along its 115-mile journey through Yellowstone the mighty river makes a stop at Yellowstone Lake, the largest natural, high

altitude, freshwater lake in the lower 48 states. It then continues north through the Hayden Valley, pours over the spectacular upper and lower falls, runs down the Grand Canyon of the Yellowstone and joins the Lamar River before eventually exiting the park at Gardiner, Montana. Skirting the southern border of Yellowstone is the Snake River. Drawing water from Heart Lake, Lewis Lake and Shoshone Lake, the Snake exits the park near the south entrance before heading south to Jackson Lake and making its run through Grand Teton National Park. The southwest corner of Yellowstone National Park gives rise to the Fall River, Bechler River and the famed Henry’s Fork of the Snake River.
