1.0 KEY SUMMARY
In this assignment, we are to choose 2 similar businesses at two different
locations. After several discussions and deep thought processes, we were able to
agree on a business that sells the famous and exotic South East Asian cuisine,
Cendol. We chose a small stall in SS15 that sells Cendol for a living. The other
location was all the way at Melaka. In the middle of Jonker Street, an old and
humble, but prominent shop selling various Cendols. We then interviewed both
shops and compared them to clearly see the differences and similarities.

2.0 HISTORY OF CENDOL
The history of Cendol goes back a long time. It is a common delicacy among
the countries of South East Asia. It originates from Malaysia but is extremely popular
among its neighbouring countries such as Indonesia, Singapore and Philippines. The
ingredients in this popular dessert consists of coconut milk, noodles with green food
colouring and palm sugar. Although these ingredients are the core, that does not
mean that Cendol is restricted to those ingredients only. Various additions have been
made to expand the variety of flavours of Cendol such as red beans, glutinous rice,
grass jelly, creamed corn, and shaved ice. Due to many influences by various
countries, Cendol has gained popularity and its variety has expanded even more
from adding ice cream to even adding durian in the Cendol. It is sold mostly by street
vendors and stalls around the country. It is wanted regularly by both tourists and
locals alike.

3.0 BRIEF DISCRIPTION OF THE BUSINESS
3.1 JONKER 88
Jonker 88 is in the form of a museum café. It is located at Jonker Street,
Melaka now known as Jalan Hang Jebat. Jonker 88 is owned by siblings, Jason
Yoong, Johnson Yoong, Jenny Yoong and CS Yoong. They are all born in Melaka.
The business first started off as an antique shop during the year 1997.
However, due to an unforseen business crisis, they were forced to implement a 2-in-
1 concept, and turn their shop into an antique café. Their love of antiquities and will
to share it with the rest of the population became their motivation to start the antique
shop.
Currently, Jonker 88 has only one branch in Malaysia. The shop serves
dishes and desserts like Assam Laksa and Cendol. Baba Cendol is the main
attraction. It has a generous amount of gula melaka (palm sugar) and santan
(coconut milk) added into the Cendol which makes it delicious.
The main and more popular products sold in the shop were Cendol, Ice
Kacang, Assam Laksa and Curry Mee.
There are numerous artifacts, antiquities and ornaments such as old coins,
bank notes, jades and crystals displayed proudly by the owners on the wall.
Customers get to experience the atmosphere of a museum in the shop.

The estimated number of customers that walk in and out of the shop and
tasted their delicious Cendol varies between different times of the year. During the
beginning of the year, customers are mainly from China, Thailand and Hong Kong.
During the school holidays, the Malaysian and even the Singaporean population are
the main customers. However when none of these special days are present and it is
only a regular day, it is clear that the majority of customers are from the capital of
Malaysia, Kuala Lumpur.
Jonker 88 has a partnership with Nusantara Museum and Maritime
Archaeology Museum, institutional member of UNESCO-ICOM (International Council
of Museums, 29766). Their stakeholders of world shared cultural heritage in Melaka
is International Cultural Exchange Foundation, a non profit cultural organizations.
Jonker 88 is the legally registered office of Maritime Archaeology Museum where
MAM museum was formed in 1998.

3.2 SS15 Cendol
The name of the stall is SS15 Cendol. It is a famous stall located along the
road named Jalan SS15/3B. It is a stall founded by a man known as S.Achiah. His
motive for starting the business was as simple as passion. His passion when he was
young was always to open a Cendol stall. Although he has no current branches, he
intends to open a branch in USJ. The main products in his stall are Cendol Pulut,
Coconut water and Ice Kacang. Since it’s just a simple stall, his estimated number of
customers are uncertain, however there are clearly more customers during the
holiday than a normal working day.
The business first started during the year, 1990. Back then, a proper stall for
Mr. S. Achiah was non-existent. He and his wife started off by selling Cendol in a
small food truck. According to Mr. S. Achiah, he has been in this business for 24
years in Subang Jaya. Few years ago, the authorities (MPSJ) relocated them to a
proper location which attracted more customers which proves to be a good
development for the stall.

4.0 COMPARATIVE ANALYSIS
JONKER 88 SS15 CENDOL

of ice shavings. This is told to
be the "original" form of
Nyonya Cendol, a claim that
have yet been able to
establish. The Cendol costs
RM3. It is closed on every
Monday and opened from
11.30am to 2.30pm.

i) Penang Road Famous
Teochew Cendol
Tan Teik Fuang began selling
Cendol at Penang Road back
in 1936 believing that his
business will help make a
living for his family. Through
the years, Penang Road
Famous Teochew Cendol has
managed to transition from a
simple roadside Cendol stall
to opening more Cendol
outlets. They also have
franchise for their shops and
can easily be found in many
shopping malls around town,
including Sunway Pyramid
which is In the Subang Jaya

ii) Aunty Koh Cendol
Owned by an elderly woman,
Aunty Koh who wakes up at
3am in the morning to wash,
shred and squeeze 38
coconuts. She even plants her
own Pandan leaves to make
the Cendol. It is not a stall that
can be taken lightly. Auntie
Koh also sells Tai Bak besides
Cendol. Tai Bak is made of
rice flour, tapioca and wheat
flour. It is also similar looking
to a Cendol but coloured in
white and red. It is served in
plain Pandan syrup and not
coconut Santan. It is an exotic
Peranakan dessert. The price
classification is simple for both
the Cendol and the Tai Bak;
the small bowl costs RM2.50
whereas the big bowl costs
RM3.50. It is located next to a
school in Bukit Rambai,
Malacca. The housing area is
large and Auntie Koh’s stall is
area. They serve Teochew
Cendol, Asam Laksa,
Teochew Rojak, Penang
curry, varieties of common
Malaysian beverages as well
as some Teochew Snacks.
ii) Snowflakes : Taiwan
Dessert Secrets
A cooling dessert that is
originated from Taiwan was
brought in by two locals that
learned how to make this in
Taiwan. It is basically similar
to the Ice Kacang we have in
Malaysia but instead the
ingredients are grass jelly,
taro balls, grass jelly ice, soya
bean ice, green tea ice and
others of Taiwanese desserts
ingredient. Through trial and
error they finally improved the
taste and quality. The modus
operandi here is order, pay at
the counter and receive a
Beeping UFO gadget. Bring it
to your table. It will flash and
vibrate when your order is
ready. Just bring it to the
counter and get your order.
SS15 housed the main branch
of Snowflake. There are three
more outlets, one in Pavilion,

opposite of a bungalow. The
stall is opened only on
Saturdays & Sundays from 12
noon until the products sell out
(usually by 2pm).
Iii) Jeta Groves Nyonya
Delights
Jeta Groves is one of those
favoured by the locals, as it is
not situated along Jonker
Street which can be a traffic
madhouse during weekends. It
offers the basic Cendol with
additions such as red beans,
Durian and ice-cream. The
plain Cendol costs RM3
whereas he Cendol with the
ice-cream variation costs
RM3.80. Besides Cendol, the
shop also sells some Nyonya
dishes which is a local delight.
It is opened daily from 7.45am
to 4pm but closed on every
Monday.
Kota Damansara and Kuchai
Lama. Operating hours are
1pm-11pm daily.
iii) Gong Cha @Ss15
Gong Cha originated from
Kaohsiong, Taiwan since
2006 and has become one of
the prominent players in the
bubble tea industry. The fact
that they have multiple chains
in China, Hong Kong, Macau,
Philippines and Singapore
pretty much speaks for its
famous brand itself and has
garnered a pretty large fan
base. And now, Gong Cha
has expanded again and set
their foot firmly on Malaysia’s
sole. With its first outlet in
SS15, Gong Cha is ready to
gain more fans as well as
serving their existing loyal
customers who had tried them
in other countries. One
particular drink that has set
them apart from other bubble
tea shops / brands is their
Signature Milk Tea.

-Due to difficult economic conditions as of 2010, it can be challenging for
entrepreneurs to find a financial institution that will lend them the money to get
started. This means you may have to explore alternative financing sources, such as
borrowing from friends and relatives or using personal savings. A drawback to using
your savings is that you may not have enough money to get you through the difficult
early months or years
Competitors Everywhere
-In Jonker Street alone there are already around 40 shops selling the same product,
Cendol. Therefore, it is very challenging to compete with all the existing shops as
they are already around for quite some time and definitely they have more trust and
loyalty from customers. To overcome this problem, they must have some special
feature(s) that allows them to stand out among the other competitors.
Hiring Employees
-The biggest problem for small businesses today is hiring employees that can truly
help your business grow. It is difficult to compete with the larger businesses for the
same talent when you have such limited funds. The solution to this is to help them to
think as a partner would. Give them a sense of 'wanting' to build and grow with you.
Find more creative ways to tap into the talents you need. Research what employees
want.
Getting and Keeping Customers
- Getting and keeping customers or clients. It's "feast or famine" daily, weekly and
monthly. The only answer to this constant challenge is to create a system for getting
and keeping customers for life. The solution? It's all about building a network that
sustains the constant ebbs and flows of business.
Creativity
- Creativity can come in the form of restaurant ambience design, come out with new
recipe for dishes and drinks, presentation, and variation on service.
Food Quality
-Businesses that deliver normal services of food quality will not improve their sales or
popularity. They have to maintain their original unique taste as well as coming out
with signature flavours.

4.2 CONCLUSION
Through this assignment, we have undergone various researches and
thoughts which have allowed us to make certain comparisons which brings to light
the similarities and contrasts of both Cendol shops. Although the Melaka-based
Jonker 88 and the modest SS15 stall both sell Cendols, they have fundamental
differences which leads to a different level of success. Through our analysis and
interviews we have concluded that the more successful business is the business ran
by Jonker 88.
The reason we have come to such an insightful conclusion is because Jonker
88’s Cendol has a large variety of flavors while SS15 Cendol’s Cendol has only has
a single flavor. This means that customers will visit Jonker 88 because it has more
flavors than SS15 Cendol. Furthermore, Jonker88 has more man power than SS15
Cendol. Moreover, the location of the businesses add on to the factors that affect our
conclusion. The location of Jonker 88, which is Jonker Street is far more popular
than the location of SS15 Cendol. In fact, Jonker Street is also a tourist attraction
which will also bring most tourists to it.
Although there are many factors involved in determining which shop is more
successful, we have ruled out the minor factors and considered the major factors for
our analysis. Therefore, those are the reasons as to why we have come to the
deduction that Jonker 88 is more successful than SS15 Cendol.

5.0 RECOMMENDATION
5.1 Expanding Business
Both the Cendol businesses in SS15 and Jonker Street have much potential
to grow and improve. The primary recommendation suitable for the improvement of
both the businesses is to expand. So far, both the Cendol businesses in SS15 and
Jonker Street have not expanded to other locations yet. Expanding any business is
risky, but with it comes great benefits. For example, expanding a business will result
in a greater intake of employees and with that there will be a higher chance of
obtaining talented individuals who will help improve the productivity of the business.
Furthermore, there will be a need to form an organizational structure to manage all
the employees. The presence of an organizational structure can help delegate tasks
to the employees according to their individual set of skills. This will result in greater
productivity from the employees. Not just that, with new franchises placed at different
locations, the customer base will eventually increase. With the surplus of customers,
the profit and the reputation of the business will bloom as well.

5.2 Marketing
Marketing is the action of promoting and selling products and is vital for any
business. Both the Cendol business in SS15 and Jonker Street are recommended to
advertise using social media as most people these days are avid digital users. Thus,
they would have a social media account and could easily access the news feed to
find the presence of the business. Other than that, another form of advertising is
through advertisements on the television. This is one of the more effective ways of
grabbing the customers' attention as families usually spend time together watching
televisions. Thus, by doing so, families will be one of the major categories of the
targeted market. Moreover, both the Cendol shops lack of advertising through
banners and fliers. By having banners and fliers, many passersby or drivers would
be able to see it while commuting through the area.
Besides advertising, another way to improve the marketing strategies is to
improve the décor of the stall. Not many customers would go back to the stall if the
environment there is too congested and rundown. For example, the one in Jonker
Street is clustered with objects and furniture which makes the shop really packed
and crammed. On the other hand, the stall in SS15 does not have any proper tables
or chairs for customers to use. The customers would have to sit by the drain if they
were to drink the Cendol there.
Improving customer relationships is also another example of marketing. It
creates a bond with them. Both the owners in the Cendol shops in SS15 and in
Jonker Street should create a better relationship with the customers. This then
increases their business as they would have loyal customers who would go back
there as the food is nice as well as the owner.

7.1 INTERVIEW Q&A - Jonker 88
Q : When was the business founded?
A : We started off the business as an antique shop. In 2007 due to business crisis,
we had to implement 2-in-1 concept into the antique cafe. Since then, we have
started selling snacks and dessert. After 3 years of running the cafe, we added some
varieties into our menu like noodles such as Assam Laksa and Cendol(dessert).
Before this antique cafe, we have been running the antique shop for 16 years.
Q : Are you still maintaining the antique collections?
A :Yes, we are still maintaining the collections we have up till now. So as you walk
into our shop, you will get to experience the atmosphere of a museum.
Q : Which is your best selling Cendol?
A : We would recommend the original flavoured Cendol to our customer. The original
flavoured has Cendol, red beans and toppings such as gula melaka and coconut
milk. That is the most basic ingredients for our Cendol. We also have various
flavours by adding different ingredients into the Cendol. The flavours vary from

passion fruit, nata de' coco, durian to mango. The most basic flavour we would
introduce is Baba Cendol for RM4.00.
Q : What is your motivation to continue this business and how do you maintain it?
A : Starting a business is easy but maintaining it is hard. As I said earlier, starting a
business is easy if we have the capital to do so. But there are many consequences
to it such as competitors, creativity, product innovation and customers' requests
which we need to take into account. The most important thing is to maintain the
quality of the products and also setting up your customer network. You need to
spend more time in finding out the flaws of your business and you need to fix the
problem from time to time. You need to also accept customer's feedback with a
humble attitude. Through their feedback you will get to know the quality of your
product. Whether is it good or bad? Through that we learn from the mistakes we
have made. But you do not be afraid of making mistakes. You must appreciate your
customers' response because they are your product testers. You may think your
product is good but they may think differently. You must persevere and endure the
challenges along your way.
Q : What is your average customers per day?
A : It depends on the season. In summer, we have a lot of customers from China,
Hong Kong, Taiwan, and Thailand , Indonesia. During school holidays, there are
more local customers and Singaporean. Normally, there are more local customers
from other states throughout Malaysia. It really depends on the seasons. Most
importantly, we need local customers to maintain our daily income. We are the first
store that sells Cendol when we started our business. But for now, as you walk along

this street, you can see over 40 Cendol stores. Every store has their own recipe, but
we have our very own unique home recipe having competitors is a good thing
because they are the ones who are pushing us forward to what we are today. That is
what made us stood out from the other Cendol stores. We are really proud of our
recipe. You can only taste it in Jonker 88.
Q : During your free time, do you come to the shop to supervise your customers?
A : Commonly, I will be in the shop monitoring the staffs. During my free time, I will
play classical guitar. I also have hobbies of collecting watches, crystals and reading.
I really like reading because it gives us a lot of ideas and knowledge.
Q : If not for your shop, what would your ambition be?
A : Without this store, I would still be a businesswoman because I really like
business. I would open up a collection store. It would be one of my collections.
Personally, I really like watches, jade and crystals because I feel that they are very
interesting.

A : My name is S.Achiah. I am 54 years old. I have worked for almost 34 years. I
have worked in Subang Jaya for 24 years. Customers have been praising my

A : I have more customers on public holidays than usual. They will go through a very
long queue and everyone says my Cendol is very nice.

A : Yes, this is my family business.

A : Currently no but I am planning to open another branch in USJ. It is coming soon.
