How did this happen?

It has been four years since I came to Tiffin and Seneca County, and

I have been amazed at the progress this community has made. The

growth and development have been tremendous.

The numbers and rankings do not lie. Our unemployment, which in 2009

exceeded 13%, is now consistently below 5% and at or below the state

and national averages. As a non-metro county, we consistently rank in

the top ten percent for economic development - five years in a row in

fact. And we expect nothing different this year. Since 2014, we have seen

almost 400 investment or job creation projects, more than $335 million

in new investment, and 1400 new jobs announced.

How does this happen? Like all good things, it begins and ends with

people. The leaders and employees of the amazing private sector

companies which make the investments and create the jobs. The

visionary and dedicated public sector leaders, servants, and first

responders that create a safe, business-friendly, well-educated, and

well-trained community. The incredibly collaborative partners with us in

economic, community, and downtown development. The volunteers and

supporters. The entrepreneurs. The dreamers and doers. You made this

happen, and we will continue to work hard daily to help keep it going.

So, congratualtions to everyone involved. We look forward to 2018.

>>OUR MISSIONECONOMIC DEVELOPMENT

Helping industry and commercial businesses locate and expand has been core to SIEDC’s mission since it was created in 1983. We assist companies in finding locations, obtaining incentives and resources, providing research and information, and advocating on their behalf to facilitate job creation and investment projects.

COMMUNITY DEVELOPMENT

SIEDC has been involved with housing, administering the City of Tiffin’s Community Development Block Grant program, and facilitating public development projects since 1990, and we plan on continuing that tradition while implementing a strategic and collaborative approach to prioritizing projects and refreshing our strategic plans.

DOWNTOWN DEVELOPMENT Tiffin Tomorrow grew out of the 2010

Downtown Strategic Plan and was integrated into SIEDC at the beginning of 2014. Togther with its partners, supporters, and volunteers, SIEDC leads downtown revitalization using a Main Street approach focusing on Design (physical appearance), Marketing (events and promotion), Business Enhancement (strengthening existing and new busineses), and Operations (resources and oversight).

In 2017, American Fine Sinter embarked on another $20 million

expansion, creating 25 new jobs in the process.

In 2017, the East Green Pavilion area in

downtown Tiffin was completed, and concerts

are being planned for 2018.

In 2017, the new and expanded Facade

program had another successful year, bringing

the total since 2014 to 58 projects and $1.7

million invested.

PROJECT REPORT<< Industrial development was far and away the largest

contributor to the investment column in 2017, with three-quarters (75 percent) of all the investment coming in the industrial sector. American Fine Sinter in Tiffin and Treves in Fostoria (occupying the spec building) were the two largest investments, but several other investments or transactions also contributed to the total, including the announcement of a new spec building in Tiffin in the Eagle Rock Business Park, a couple of real estate acquisitions (Centrex, Tiffin Insulators), as well as various other investments and expansions by local companies.

Infrastructure investment was also a hallmark of 2017 ($8 million), with several rail investments being planned or announced (Safety and Quiet Zone, Sandusky-Seneca-Tiffin Port Authority), as well as several roadwork projects, and the announcement of Bascom Communications’ Full Throttle Gigabit internet service, bringing highspeed broadband to a third of the county.

Retail placed third, with $7 million in new investment, and Agriculture, Education, and Health & Recreation also contributed $7 million in new investment.

More than a $62 million in new expenditures were made public in 2017.

More than 200 new jobs were announced in 2017.

Site Selection Magazine has annually ranked states and cities for private economic development projects since 1978. In order to count, projects must involve $1+ million capital investment, create 20+ new jobs, or have 20K+ square feet in new construction.

There are 536 micropolitans like Tiffin and Seneca County in the US. Micropolitans are counties with a central city between 10,000 and 50,000 in population that are not part of a metropolitan area (MSA).

In March 2016, Tiffin and Seneca County tied for tenth out of all micropolitans. This was the second time in the last three years (2014) the community has received that honor. We expect to hear good news this year as well, with an announcement expected within the next two weeks.

That was the fifth year in a row our community has been ranked in the top ten percent, and the sixth year in a row to be nationally ranked (top 20%).

Tiffin’s downtown continues to revitalize. Since 2015, there have been 35 new businesses, bringing the total to 157, with 18 restaurants, bars, coffee and ice cream shops.

Receiving national accreditation and a best-in-state award truly shows how Tiffin has embraced Main Street and is thriving because of it.

SENECA COUNTY JUSTICE CENTER

The $15+ million joint courts facility was constructed in 2017, and the cupola and Lady Justice installed on top early in 2018. This is the first such city-county project in Ohio.

EAST GREEN The first phase of the new

transformative East Green park has been completed.

FACADE ENHANCEMENT To date (Sept. 2014-Feb. 2018), 58

project approvals with $1.7 million invested downtown. The CDBG funds allowed other projects to move forward as well.

NATIONAL ACCREDITATION Tiffin received the highest

accreditation available in 2017 and became a National Main Street community.

NEW BUSINESSES 10 new businesses opened or

were announced in the downtown, continuing our record setting pace for new downtown development.

STATE AWARD In partnership with the Seneca

Regional Chamber and both universities, SIEDC received recognition for the Best Main Street Committee Event in Ohio - Around the Town.

Tiffin wins statewide downtown development award

Heidelberg and Tiffin Universities partner on historic discount

The Around the Town event--a collaboration between the Seneca Regional Chamber, SIEDC, Heidelberg and Tiffin Universities--won best downtown event award in 2017. Freshmen walk downtown and meet scores of organizations.

Fostoria Learning Centeropens its doors

The $4 million project multi-partner collaborative helps to link business and industry not only in Fostoria, but in the

region. It offers a Medical Assistant certificate and degree, phlebotomy, construction, manufacturing, and more.

Heidelberg and Tiffin Universities came together early in 2017 to offer employees of Chamber and SIEDC member companies a $200 per hour tuition discount.
