SANTA ANA / ORANGE COUNTY RETAIL REAL ESTATE MARKET

While lower than at the peak of this cycle, annual rent growth remains robust at 2.7%. Landlords are increasingly shaping tenant rosters around restaurants with some centers having eateries accounting for more than 30% of the floor space. Santa Ana provides access to the coastal communities yet at a fraction of the cost. Much of the inventory is dated with little to no new construction.

Investor interest remains strong in Orange County with 2018 sales volume exceeding $1 billion for the fourth year in a row. Market cap rates over the past four quarters averaged around 5.5% where they’ve held steady over the past few years.

Employment growth has outpaced that of the nation since 2012. The unemployment rate continues to hover around 3% and continues to trend below both the California and national averages. Overall, Orange County is the third-most diverse high-tech sector in the nation, behind only San Jose and San Diego.
