OPPORTUNITYExtending to approximately 3.15 Ha (7.78 acres) the subject site is accessed off Tollcross Road. The site was previously used by First Bus as the Parkhead Bus Depot with operations ceasing in late 2015. First Bus declared the site surplus to requirements and the former depot buildings have now been demolished and fuel tanks decommissioned.
The subject site is bounded to the north by Tollcross Road, where the site is accessed from. To the east and west are Canmore Street and Helenvale Street, both of which are predominated by residential housing. To the south of the site is Glamis Road which is surrounded by development land controlled by Cruden Homes and further residential housing.
The immediate area continues to experience regeneration following the success of the Commonwealth Games in 2014, with a number of new housing developments either recently completed or underway. Cruden Homes are proressing with the devolpment of 237 unit mixed housing development (application ref: 13/02403/DC) to the south and west of the site which will further enhance the area.
The extent of this regeneration project is illustrated on the plan opposite, along with an image of the Cruden product.
