GENERAL GUIDEL]NES

1. lnterested parties are required to secure copies of: (a) !!!lfB!IgM!!!_re_E!EES and (b) OFFER TO BIDfrom the office of the Acqulred Assets Management and Disposition Unit of the HDMF, LMRD, Davao

Properties shall be sold on an "AS lS, WHERE lS" basis and the winning bidder shall take possession of theproperty without seeking assistance from HDMF office upon signing of the contract.

All interested buyers are encouraged to insoect the property/ies before tendering their offer/s. The list of theproperties may be viewed at www.oaoibiofund.oov.oh/aalaa.asox .

4. All occupants of the foregoing acquired residential properties shall be given until OCTOBER 14, 2016 toformalize their offer otherwise, the property they are occupying wilt be included in the bidding. Originalborrowers/former owners may repurchase the unit through CASH or INSTALLMENT for twelve (12) months. Thirdparty occupant may directly purchase the property through CASH, INSTALLMENT (12 months) or HOUSINGLOAN provided that the existing housing loan guidelines are met as supported by the Membership StatusVerification Slip (MSVS).

5. Sealed proposals in triplicate (3) copies shall be received by the Committee on Disposition of Acquired Assetsat JOLLIBEE GENSAN PARTY AREA, NATIONAL HIGHWAY, GENERAL SANTOS CITY starting at 10:30 AMbut not later than lljlqq.lu on the scheduled date; the said proposals shall be opened immediately in thepresence of the commiftee and attending bidders. No proposals shall be accepted by the committee earlier orlater than the scheduled time and date.

6. The Bid Offer shall not be lower than the minimum bid set by the Fund.

7. Each bid proposal shall be accompanied by a BIDDER'S BOND either in CASH or MANAGER'S CHECK issuedby any commercial bank, payable to Pag-lBlG Fund for an amount equivalent to 10olo of the p!!Q!!!& or theBlDDERmayopttopaytheBoNDstartingonocToBER17,2016atthe@Tower. Balada Davao gSL or at theBoulevad. General Santos Citv. or HDiIF Koronadal Members Servlces Branch. Ground Floor. JYSL Bldocor Balmores-Arellano Sts.. Koronadal Citv and attach the original Pag-lBlG FUND Receipt (PFR) to the bidproposal. The BOND shall serve as down payment of the winning bidder.

L Payment of the remaining ninety percent (90%) bid offer balance may either be thru any of the following modes:

a. Cash - on which the approved purchase price shall be paid not later than thirty (30) calendardays from date of receipt of Notice of Award (NOA).

b. lnstallment basb - on which payment shall be in equal monthly installment inclusive ofinterest and provided the chosen payment term shall not exceed twelve (12) months.

c. PagJBlG Houslng Loan - payment shall be in the form of monthly amortization based onthe approved loan term, which may be up to a maximum of thirty (30) years with the followingconsiderations:

L Loan approval and term shall be subject to eligibility requirements stipulated underthe PaglBlG End-User Home Financing Program guidelines;

2. The loan amount shall be the bidder's bid offer, net of the 10% downpayment;

3. ln case the housing loan application has been disapproved, the 10olo biddeis bondshall be forfeited in favor of the Fund.

4. The buyer shall be required to file his Pag-lBlG housing loan application and completedocumentary requirements and pay the following incidental expenses within thirty (30) calendardays from receipt of the Notice of Approval of Sale:

a. Processing fee of Three Thousand Pesos (P 3,000.00);

b. Equity, if applicable;

c. One year advance insurance premiums (sales redemption insurance aswell as fire and allied peril insurance);

5. ln case the Bid Offer. net of the ten oercent (10%) bid bond is still hiqher than the aooraisalValue of the prooertv. the amount in excess of the appraisal value shall be treated as eouitv.It shall be oaid bv the buver within thirtv (30) calendar davs upon receiot of Notice of LoanAooroval.

6. Original Borows]s who wish to participate on the Sealed Public Auction SHALL NOT BEALLOWED to bid thru housing loan availment. They may only bid thru cash or instiallment basis.

9. The Bidders shall be present at the opening of bids. Bidders may designate their Authorized Representatives,provided they shall issue the following documents:

a. Special Power of Attorney (SPA) for individual-bidder

b. Secretary's Certificate for company-bidder

The bidder who offers the highest bid shall be declared as the winner. ln case there is only one ('l ) complyingbidder for a particular property, he shall be automatically declared as the winning bidder.

ln case of a tied highest bld, it shall be resolved by applying the following order of preference:

13. The non-winning bidders' respective bid bonds shall be returned to them immediately together with anacknowledgement receipt once a winning bidder has been declared.

14. lf the winning bidder fails or refuses to push through with the purchase of the property,remaining balance within 30 calendar days from receipt of the Notice of Award (NOA),winning bidder and the 10olo bidde/s bond shall be forfeited in favor of the Fund.
