DIRECTIONSApproaching from Gloucester, Cheltenham and the M5 motorway, follow the A40 west and in Huntley turn left on the A4136 signed to Monmouth. After half a mile turn left signed to Blaisdon and the wood will then be seen on the left. The stone surfaced access to the wood, shown AB on the sale plan, is 1½ miles from this turn, just past a white house which is on the right of the road. This access is owned by the wood. 4-wheel drive vehicles may drive this track with care and may be parked in the wood. DESCRIPTION Approached from the west along a well-surfaced track, Ley Park Wood is situated on the northern edge of the Forest of Dean, around 150 feet above sea level and the topography is level or gently undulating. There is a good internal road system linking to a network of forest rides, providing excellent areas for harvesting activities. This is a large and very private woodland. Once inside the wood visitors are able to access nearly all parts of the property via the good stone roads. Most of the rides have been upgraded during the last five years and these have been tested fully with timber harvesting vehicles.

Ley Park Wood can trace its history back to the 13th Century. The wood is designated by Natural England as a Plantation on an Ancient Woodland Site (PAWS) and an Ancient Woodland (ASNW) and as shown on the Forestry Commission’s Land Information Search map. This designation indicates the land has been under continuous tree cover since at least 1600 AD.

In the PAWS area the former tree cover has been replaced, often with non-native trees. Most of Ley Park Wood has been replanted with conifers, as was commonplace during a busy post-war replanting period from the late 1950s until the mid-1960s. The result is a very pleasing mix of commercial conifers which are now mature and in the restructuring phase. Recent management has seen thinning of all these crops along with several clearfell and replant operations which began in the early noughties. Replanting has so far focused on native broadleaved species but with conifers still making up a healthy percentage of the wood. A new owner may wish to preserve a proportion of the woodland area for replanting with fast growing commercial crops to provide earlier and more regular future income.

One of the most obvious features of the wood is just how fertile the soils are. The mineral soils are of high fertility being derived from New Red Sandstones of the Triassic period. Combined with an exceptional degree of shelter these factors make this one of the best lowland sites we have seen in Gloucestershire. There is not a crop within the wood that does not exhibit all the signs of fast growth. Crops include Norway spruce, Douglas fir, red cedar and western hemlock along with some swiftly growing ash, oak, cherry and lime.

A survey to detect the presence of any European Protected Species which might be affected by forest operations revealed nesting goshawks, a relatively rare Gloucestershire species. A previous owner constructed several small ponds for water loving species, the approximate positions of which are marked X on the sale plan. Flowers such as wood spurge, yellow archangel and bugle are present and give some indication of the Ancient status of the site.

Within the south west corner of the wood is a polygonal enclosure and trackway, the exact nature of which is not known. This was revealed after tree felling in the 1970s. The sensitive area is marked on the ground and heavy forestry vehicles are restricted from it as a conservation measure.

TAXATIONAfter two years’ ownership, commercially managed woods qualify for 100% Business Relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains Tax into the proportion of the purchase price attributable to the value of the land.

SPORTING RIGHTSThe sporting rights are owned and included in the sale. Game shooting of pheasants and woodcock, and deer stalking have been leased on an annual licence from 1st March to 28th February. The game shooting licence is £2,000/annum plus VAT and the deer stalking licence is £250/annum plus VAT.
