REINZ regional data for May 2014 has found that the median price trend continues to improve, although the sales volume trend is now falling. The days to sell trend is now steady, with the overall trend for the region also now steady.

Canterbury/Westland recorded a median high for May, and compared to April, the median increased by $20,000 (+5.1%) to $415,000. Compared to May 2013 the median price increased $55,000 (+15.3%) with Rangiora increas-ing 20%, South Canterbury 17%, North Canterbury 16% and Christchurch 14%.

REINZ Regional Director, Tony McPherson commented that, “first home buyers are becoming more active in the market, with continuing good demand from investors. Vendor expectations remain stable, with the growth of sales by auction helping to inform price expectations more generally. The pool of listings is continuing to in-crease as more homes are repaired and come to market.”

This is reflected in how long properties are taking to sell. For the month of May, Canterbury/Westland recorded the shortest days to sell at 34 days.

What’s Happening in the Market?Sales volume across the region rose 12.5% compared to April, with increases of 56% in Mid-Canterbury and 39% in Rangiora; West Coast rose by 26% and Christchurch rose 15.5%.

Thinking AloudThere’s no doubt that interest rates have risen and yes (sadly) they may rise again - but don’t be deterred. Interest rates have risen and fallen for centuries and up until recently, interest rates on home loans were at a 50-year low. Most floating rates were at 4-5% and it seemed too good to be true. But despite what the media might say, I truly believe home ownership in New Zealand is still very aff ordable. The rates are currently increasing in 0.25% increments and I don’t consider this the end of the world. Maybe buy one less coff ee every couple of days, or if you’re a smoker, here’s a good reason to stop now - you’ll increase your life span too. Look at it this way, a 0.25% increase on $100,000 means paying an extra $250 a year (68c a day) and a 0.5% increase on $100,000 is an extra $500 ($1.36 a day) per year. It’s all good.

Taking advantage of the winter property marketWith the colder months of winter having arrived, the property market also has a tendency to cool off , with some sellers tempted to hold off until spring and summer to sell their property. However, there are some distinct advantages to selling your home during the winter months.

There are generally fewer listings on the market during winter however this can open your home to greater exposure. A lack of listings can also result in increased buyer competition. The colder conditions should filter out any tyre kickers or nosey neighbours – instead attracting those who are serious buyers that have the intention of making a purchase.Here are some great ways to maximise the viewing potential of your home during the winter months.

HeatingBy selling your home at the coldest time of year, you have the opportunity to showcase all of your winter warmers and demonstrate that they are working and ready for the purchaser to use. Buyers will ask themselves if it felt

cold while looking through the house and they’ll look for functioning hot water and heating systems. Heating is of particular appeal if you are selling an older house and it can be a pivotal factor when a buyer looks to make their home-buying decision.

LightingWith winter comes colder temperatures, shorter days and less natural light. A lot of people who are thinking about attending an open home will often drive past the property in the evening and nothing looks better than a house lit up at night time. Therefore it’s a good idea to set timers up for those night time drivers.
