Introduction

Using 360Value
360Value is the industry's fastest growing web-based valuation program for residential, commercial, and
agricultural structures. 360Value allows the user to complete a valuation in less than five minutes. It uses
the same trusted pricing structure as Xactware’s own Xactimate, the #1 estimating tool in the industry.
This pricing structure is based on ZIP/Postal Codes and local-based socio-economic factors, and uses
the same regional pricing used to settle claims for over 15 years.
Logging In
To log in to 360Value,
1. Type www.360-value.com into the Address field of your web browser and press Enter.
The 360Value login page appears.

2. Enter your UserID and Password in the appropriate fields. If you need a User ID and Password,
please contact your supervisor, internal help desk, or 360Value sales representative.
3. Click .
User Info/Set Preferences
You can view your account information and personal settings to check for accuracy.
To view your account information,
1. Click Set Preferences on the main page or User Info on the Navigation bar. The User Info page
appears.
2. Review the User Information section to confirm your first name and last name are spelled
correctly.

If you want to change your password,
a. Click Change Password.
b. Enter your current password.
c. Enter your new password
twice.
d. Click Submit.
3. Review the Address Information section to
confirm your address is correct.
4. In the Optional Settings section, check the
Show help tips when I log in checkbox to
view tips for using 360Value each time you
log in.
5. Check the Do not display the Multi-Family Home alert checkbox to turn off the multiplex alert
pop-up window.
This window reminds users that valuation questions pertain to an entire structure and not just one
unit of a multi-family dwelling.
6. Check the Display Help Topics checkbox to display help topics in Real Time Training within the
primary window instead of a separate pop-up window.
7. Click . The “User Information Updated Successfully” message appears.

Real Time Training/Helps
You can view Real Time Training help topics for 360Value in a number of different ways.
Click the Help menu and select Real Time Training.
Click a question hyperlink to view context-sensitive helps.
Press the F1 key.

Topic Tab
As you navigate 360Value, the Topic tab displays the
help topic that corresponds with the current page.
This tab also displays any topic selected in the Index
or Search tabs.
Index
To access an alphabetical listing of help topic key
words, click the Index tab. Any selected topic displays
in the Topic tab. Click the applicable shortcut link at
the top to jump to an alphabetical section.
Search Real Time Training
Type one or more words (separated by spaces) and click Search. Select the topic you want to view from
the list of search results. You can also click Show Tree to view topics in the Table of Contents. Any
selected topic displays in the Topic tab.

Review Training
Additional training materials are available by hovering over the Review Training icon on the main page, or
from the Help drop-down menu.
Online Tutorial
The Online Tutorial is a fast way to learn the basics. The Online Tutorial opens in a popup window and
uses visual aids with audio to demonstrate the basic workflow and the fundamentals of 360Value.
Training Videos
Training videos walk through specific aspects of 360Value using visual aids and audio. Training Videos
provide more detailed information and instruction regarding commonly asked questions.
Search for a Valuation
The Search Valuations page filters which valuations you see on the Search Results page. You can search by Name, Valuation ID, or Policy #. For more search options, click Advanced Search.

1. Enter the search criteria for the valuation(s) you want to view or edit. 2. Check the box of each optional field you want to display on the Search Results page.
3. Click .
The valuations for your specific criteria display on the Search Results page. Click a valuation to display
the Results page or to continue with an incomplete valuation.
If the Search Results page contains the Modify Search and Show All buttons, not all valuations are
currently displayed.
Click the Modify Search button to change the search criteria.
Click the Show All button to clear the search criteria and see a comprehensive list of valuations.
To view valuations
within a specific time
period, select the date
range (12, 24 or 36
months) and click
Search.

Re-Assign Valuations
You may only re-assign valuations if you have administrative rights to do so. To re-assign multiple
valuations, from the Search Results page, follow these steps:
1. Check the box to the right of each valuation you want to re-assign.
2. Click the Find User link at the bottom of the page and search for the user you want to assign as the
owner of the valuations.
3. Click .
Compare/Merge Valuations
You may select two valuations to compare or merge if you have the administrative rights to do so. To
compare or merge valuations, from the Search Results page, follow these steps:
1. Check the boxes to the right of the two valuations you want to compare or merge.
2. Click . The Compare/Merge page appears.
3. If applicable, click the Valuation ID drop-down list to select the versions you want to compare/merge. If
a valuation has only one version, the drop-down list will not display.
4. Click . The differences table displays. Changes to Differences in regional prefill are
displayed in regular font and explicit answers are displayed in bold font for quick reference.
5. To view only explicit differences, click the Show Explicit Differences link at the top of the Description
column. To show all differences, click Show All Differences.
6. Selected items always merge into the Primary Valuation on the left. To change which valuation is the
Primary Valuation, click the Make Primary link above the valuation in the right column. The valuation
will move from the right column to the left column.
7. Select the items in the right column you want to merge into the Primary Valuation in the left column, or
click the Select All link.
8. Then click the corresponding button at the bottom of the page to merge changes into the
or into a .
9. Click to return to the Compare/Merge page.
Group Report
You may print a group of valuation reports with a cover page and total of the selected valuations if you
have the administrative rights to do so. To print a group of reports, from the Search Results page, follow
these steps:
1. Check the box to the right of each valuation
you want to print.
2. Click .
3. Enter the title you would like to give the
report, and select the column headings you
want to appear on the report cover page.
4. Click .
5. The report can be opened or saved in PDF
format on your computer.

Printable Worksheets
Printable Worksheets and Tick Sheets allow you to collect the details of a valuation when 360Value is not
available on-site. These valuations reflect the fill-in-the-blank format and the question-and-answer formats
of the Valuation. You can print out these forms and carry them with you to record valuation data at any
time.
To access Residential Printable Worksheets,
1. Click the Printable Worksheets link on 360Value's Main page. The Printable Worksheets window
opens.
2. Click the link of the worksheet you want to print. The Residential forms are PDF format while the
Commercial and Agricultural tick sheets are HTML format.
A new window opens and displays the form you selected.
If you do not have a PDF reader installed, you can click on the Printable
Worksheets window to download one.
3. Click the Print icon to print the form.
Residential Valuations
Residential questions display in a specific order which enables 360Value to fill in many of the answers for
you. For example, once you complete the Primary Information section, 360Value loads prefill answers in
the Exterior, Interior, and Room Information sections. You can then review the answers and make any
necessary changes instead of entering the data manually.
To start a new residential valuation, click New Valuation in the Navigation bar and select Residential.
Address Information
The Address Information page appears and displays the Type of Home options as well as the Address
fields for the valuation. You can select from 1 to 4 Family, Condo - Interior Unit, Condo - Upgrades Only,
or Manufactured/Mobile home types. The Type of Home selected determines which questions display on
the Home Information page.

Enter the name and address information of the property. The ZIP/Postal code determines the correct
pricing jurisdiction for the valuation. Fields marked with an * are required. To account for variations across
ZIP/Postal Codes, 360Value replacement cost estimates are localized to a five digit ZIP Code level for the
US and three digit Postal Code level for Canada.
Address Verification
When a United States or Canadian address is entered, the application checks for a matching or similar
address in the database. If a match is found, you can select the address you prefer by clicking the
appropriate button.
Address Verification is a company profile setting. If it does not display in 360Value, you can request it
by contacting your purchasing department or 360Value representative.
Home Information
The Home Information page is separated into sections to help you quickly define the home's
characteristics. The Primary Information section includes questions that make the largest impact on the
home's replacement cost value. You can click the plus button to expand a section or click the minus
button to collapse a section. You can also click the links to 'Expand All' or 'Collapse All' sections at the
bottom of the page.

Regional Prefill
Regional prefill answers are provided for several valuation questions. Some answers are provided at the
beginning of a valuation while others are provided after some key questions are answered. An alert
message appears when prefill values are being retrieved.
It is important that you review all prefill answers carefully for a highly reliable valuation. Click the icon to
confirm any prefill values that correctly describe things you know about the home; and make sure to
change any incorrect values.
360Value will not change values you manually override. When an answer is explicitly set, the background
color of the field is changed to distinguish it from prefill answers. Explicit answers are also distinguished
on valuation reports and the Results page with a bold font.
PushPin Supplied Information
Available property information from the PushPin database displays on the Home Information page when
licensed and data is available. The PushPin database contains specific and detailed information on key
building features for more than 70 million residential properties in the United States. The database
represents more than 75 percent of homes with four or fewer units. ISO compiles this data from
aggregated public assessor data. Coverage is dependent on the availability of data from individual
jurisdictions or towns.
The PushPin database is updated bi-annually. To check when PushPin data was last requested for the
valuation, click the Display Property Prefill fields link on the Home Information screen, or from the Need
help with this value? link on the Results page. If the PushPin database has been updated since the last
valuation calculation date, a ‘Refresh’ button appears. Click ‘Refresh’ to update the valuation PushPin
data.
When updating PushPin data, 360Value does not change explicit values manually entered or confirmed.
Instead, updated PushPin information is displayed in the Original Prefill column for your reference.
Review all PushPin answers carefully for a highly reliable valuation. Click the to confirm the PushPin
supplied answers you know are correct.
PushPin supplied information must be licensed to display. If it does not display in 360Value, you can
request it by contacting your purchasing department or 360Value representative.
1 to 4 Family Valuations
To create a 1 to 4 Family valuation, click New Valuation and select Residential.
Primary Information
The Primary Information section includes questions that make the largest impact on the home's
replacement cost value. Most of the general information on the property itself is entered in this section.

Enter the year the home was built, any additions, total finished square feet, use, style, number of stories,
as well as some of the home's key characteristics.
360Virtual Inspection™
When a valid address is entered, aerial images provided by Google Maps™ are available to estimate key
building features and square footage amounts. Click the plus (+) button to view these property images.
Click the Additions hyperlink if you want to add additions to the home.

Dimensioning Wizard
Found within 360Virtual Inspection™, Dimensioning Wizard allows users to estimate the home’s size.
Select the feature to trace from the feature drop down list located at the top of the map, then click on a
corner of the structure to start tracing. Continue by clicking on every corner of the home. To complete the
trace, click the original starting point. A shaded area displays on the map and the feature has been added
to the Square Footages tab. Dimensioning Wizard uses three tracing options:
1. Footprint w/ Garage
This option estimates the square footage of the home using the user’s tracing of the perimeter of the
home.
2. Advanced
This option allows users to
identify specific areas of the
home, including separate
stories, garages, attached, and
detached structures.
3. Footprint Finder
This option estimates the square
footage of the home using
graphical analytics to detect
structure edges and corners. To
map a structure, users can just
click on the roof. Once the
structure is mapped users can
make alterations by dragging the
shape as needed.

Year Built
If the Year Built entered is before 1986 the ‘Use Functional Replacement Cost’ question appears. Check
the box if you want to calculate functional replacement cost. 360Value's default calculation function is
actual replacement cost. Click the Use Functional
Replacement Cost question link for more information.
If the Year Built entered is before 1941 the ‘Apply cost for
Original Period/Restored Finishes’ appears. When the Original
Period/Restored Finishes checkbox is checked, 360Value adds
appropriate costs for the re-creation of door, window, interior
and exterior molding profiles, and the extensive additional labor
required to restore the home to its original aesthetic
appearance as closely as possible.
To specify the items appropriate for the home, click the More Details link to check and uncheck specific
items.
Total Finished Square Feet
Enter the number of finished square feet in the entire structure. This includes finished attic and addition
areas. To include finished basement areas in the square footage entered, check the 'Above sq. ft.
includes finished basement area' checkbox. Exclude all garage areas and any attached or detached
structures, such as decks, balconies, patios, porches, etc.
Home Configuration Wizard
For 1 to 4 Family valuations, the Home Configuration Wizard allows users to view a graphical diagram of
the home’s configuration, including the approximate square footage for below grade, above grade,
finished, and unfinished square footage.
Click the Home Configuration Wizard link and
answer the corresponding questions. The
Home Configuration Wizard images update as
questions are answered.

Quality Grade
Select the quality grade of the home to determine prefill
for the valuation as they pertain to features, finishes, and
types of rooms.
If you are unfamiliar with the quality grade definitions,
click the Quality Grade help link and answer the
corresponding questions. The Quality Selector is grouped
into four categories of home characteristics: General
Shape & Style, Exterior Finishes & Features, Interior
Finishes & Features, and Cabinets & Countertops. Move
the sliders to view descriptions and images of each
Quality Grade by category. If no information is available
about a specific category, move the slider to Unknown.
If the home's features do not exactly match the displayed descriptions, you can move the slider between
two different quality grades. For example, to indicate that the Cabinet & Counter-top features have a
greater quality than Standard, but are not quite Above Average, move the slider to the far right side of the
Standard column.
NOTE: The images displayed are limited examples and are not representative of every possible option.
For more detailed information, refer to the text descriptions displayed on the right side in the gray area.
Once you have adjusted each of the sliders, click the ‘Set Overall Quality To’ button to select the overall
Quality Grade and return to the Home Information page.
NOTE: Since the quality grade of some rooms may differ
from the overall home quality, you can specify a
separate Room Quality Adjustment for each room by
clicking More Detail next to the room question. Select
from None, Upgraded, or Downgraded options.
You can also adjust the Quality Grade for all rooms
located in the Basement. Select from None, Upgraded, Downgraded, or Minimal Finish options.
Use
Click the drop-down list button to select how this home is used. This question sets prefill values for the
home. For example, a multi-family structure has more rooms, such as kitchens and bathrooms, than a
single-family structure.

If the home is part of a multi-family structure, but you are only valuating one part of the structure,
choose the Single Family Attached use type.
Style
Select the home's style from the drop-down list. 360Value has approximately 30 home styles to choose
from, including Pueblo, Cape Cod, Queen Anne, Contemporary, Ranch and Craftsman to name a few.
Click the 'Style' question link for a complete list with descriptions and images. If you are unsure of the
home’s style, it’s appropriate to select ‘Unknown.’ Click the help link at the bottom of the window for more
detailed information and examples of each home style.
Number of Stories
Select the home's Number of Stories
from the drop-down list. If the home is
unique and does not match one of the
available options, select the answer
that best describes the largest part of
the home.
Click the ‘Number of Stories’ question
link for a complete list with descriptions
and images.
Click the help link at the bottom of the
window for more information and home
examples.
A two story home of the same size and characteristics will be a lower cost to rebuild than a one story
home, because of the smaller foot print and roof line.

Foundation Shape and Type
Select the number of corners or Foundation
Shape from the drop-down list. Click the
‘Foundation Shape’ question link to select an
image.
Additional help determining the foundation shape
can be found by clicking the help link at the bottom
of the window.
Next, Select the home’s Foundation Type from the
drop-down list or click the 'Foundation Type'
question link to select an image.
Click the help link at the bottom of the window for
more information and examples.
If you have two different foundation types, click the Add Row link to the right of the percentage field. All
foundation percentages must total 100%. Enter the correct percentages of each type in the percentage
fields provided.
Additional questions display if Basement is selected. Enter the percentage of the lowest level
(basement/below grade) that is finished living space. Select a Basement Quality Adjustment if applicable;
and if there is a walk-out basement, click the appropriate checkbox.
Exterior Wall Construction and Exterior Wall Finish
Select the home's exterior wall construction from the ‘Exterior Wall Construction’ drop-down list. If the
home has multiple exterior wall construction materials, click the Add Row link to specify the additional
materials from the drop-down lists and enter the percentages in the corresponding fields. All exterior wall
construction percentages must total 100%.

Next, select the home's exterior
wall finish from the ‘Exterior Wall
Finish’ drop-down list. If the home
has multiple exterior wall finish
materials, click the Add Row link
to specify the additional materials
from the drop-down lists and enter
the corresponding percentages.
All exterior wall finish percentages
must total 100%.
You can also click the ‘Exterior
Wall Finish’ question link to view
images of the different exterior
wall finish options. Check the box
to select the appropriate finish(es)
and then enter the corresponding
percentage(s).
Floor Coverings
Select the home's floor covering from the ‘Floor Coverings’ drop-down list. Click the Add Row link if you
need more fields. If there are multiple flooring coverings in the home, select additional materials from the
drop-down lists and specify the percentage in the corresponding percentage fields. All floor covering
percentages must total 100%.
Roof Shape and Cover
Select the home's Roof Shape from the drop-
down list or click the ‘Roof Shape’ question link
to select an image.
If the home has two roof types, select the
shape that is most prevalent. If the home has

Kitchens and Bathrooms
Once prefill has loaded for the valuation, 360Value supplies prefilled values for number and size of the
kitchen(s) and bathroom(s) in the home. These values are based on answers to previous questions (such
as Total Finished Square Feet and Year Built).
Room features and finishes are also prefilled
for these rooms, based on answers already
provided.
Click the More Detail link if you have additional
information to enter for each kitchen or
bathroom. A pop-up window appears and
displays questions for the name, size,
appliances, counters, cabinet and room
features of each room. Room features include
ceiling features, cornice or crown molding, and
chair rail. Click the Submit button when
finished. The more detailed information you
provide, the more appropriate the replacement

When the ‘Lock the answers in this room’ checkbox is checked, the regional prefill answers are marked
explicit and will not be updated if new prefill values are loaded while completing the valuation form.
Garage/Carport
Select the Garage/Carport number of cars, and
then select a style. Click the Living Area above
Garage drop-down list button to select the amount
of living space above the garage. Click the Add
New link to enter additional attached garages or

Site Access
Most labor and material costs related to site access are already included in the zip code pricing area. If
site access for this specific property is uncommon or different in comparison to the pricing area or
surrounding communities, select the appropriate option from the drop-down list. For example, a property
in the Seattle area that is located on an island is different from most properties in the same area. See the
glossary terms below for details on the components added for each option.
Additionally, if it is a sloped lot with a Moderate (16-30 degrees) or Steep (greater than 30 degrees) slope,
select the appropriate option from the "Property Slope" drop-down list in the "Exterior" section.
This question may not display for all Zip/Postal code areas.
Exterior
Expand the Exterior section to enter information for the
exterior of the home. This includes questions for
foundation material, dormers, exterior doors, windows,
trim and details.
Next select the foundation material(s) from the drop-
down list(s). Enter the correct percentages of each
type in the percentage fields provided. All foundation
material percentages must total 100%. If you need
more than one foundation material selection, click the Add Row link to the right of the percentage field.
Next, enter the property slope, and number of dormers in the roof. Select any exterior door, window,

Click the More Detail link if you have additional information to enter for each window. A pop-up window
appears and displays questions for the material, style, size, and features of each window. Click the

Expand the Interior section to enter information for the interior features of the home. This includes
questions for wall/ceiling finishes, systems, electrical features, fireplaces, lighting, staircases, millwork,
and more. Click the Add Row link if you need more fields. Enter the percentage or number of each in the
corresponding fields.
Click the More Detail link if you have additional information to enter for each fireplace. A pop-up window
appears and displays questions for the Face Material, Mantel, Hearth Material and any Gas Log Sets.
Click the Submit button when finished. The more detailed information you provide, the more appropriate
the replacement cost calculation will be.

Room Information
All other rooms in the estimate are entered in this section.
Select the room size from the drop-down list. Enter the
number of each size in the corresponding amount field.
Click the Multiple Room Features link to adjust the
features found in multiple rooms in the estimate.
A pop-up window appears and displays room feature
questions, such as ceiling features, cornice or crown
moldings, and chair rails. Click the Submit button when
finished. 360Value distributes the selected features into
the appropriate rooms.
If necessary, you may manually change the distribution of
these features by clicking the More Detail link (see below)
of the corresponding room(s).
Click the More Detail link to adjust the room quality or if you have additional information or want to modify
the information entered for each room. A pop-up window appears and displays questions for the size and
features of each room, such as ceiling features, cornice or crown molding, and chair rail. Click the Submit
button when finished.
If the structure has a finished basement or shallow basement foundation type, or if it is a bi-level home
with a finished basement, you can specify which rooms are in the basement by clicking the "This room is
in the basement" checkbox. This causes the room to receive prefill values associated with the basement,
which may differ from those associated with above-grade levels.
Attached Structures
Next, enter information in the Attached Structures section for decks, balconies, porches, patios, and other
attached structures. Select the material or structure type from the appropriate drop-down list. Additional

questions appear when an answer is selected. Enter the square footage in the Sq. Ft. field, enter the
covered and enclosed percentage, select the shape, and then enter the height, levels, and benches
length in the corresponding fields. Check the Heated box if the greenhouse or sunroom entered is heated.

Detached Structures
Expand the Detached Structures section
to enter information on structures
detached from the home, such as fencing,

From the Results page, you can do the following:
Click Valuation Reports to display a menu of report options. You can view, print, e-mail, or download a
PDF (Portable Document Format) valuation report file.
California Department of Insurance Regulations: The State of California recently passed regulatory
action that sets standards and training requirements for estimating replacement values on Homeowners'
Insurance. This regulation went into effect on June 27, 2011 and affects all Replacement Cost
Estimating tools, including 360Value. Please see California Department of Insurance: Standards and
Training for Estimating Replacement Value on Homeowners’ Insurance.
Click Attachments to open the Attachments pop-up window which allows you to view and manage
digital files associated with the current valuation.
Click Notes to open the Notes pop-up window which allows you to add, view, and edit notes for the
current valuation. If notes have already been added to the valuation, a list of notes displays in the order
they were added.
Click Risk Reports to display available risk reports. This option displays if the service has been licensed
and is available. The available reports include A-Plus, BCEGS, CA Brushfire, CA DOI Earthquake Zone,
Catastrophe Hazard, Crime, Fireline, FloodAssist, Foreclosure Alert, Geomni Property, Hail Damage,
Premium Tax, PPC, Sinkhole and Wind. Click the desired report in the Risk Reports menu. The report
pop-up window appears, displays the report details, and a link to print the report.
Click History to view and select other valuation versions (unavailable when multiple valuation versions
do not exist).
Click Edit Policy to change the policy number associated with the valuation.
Click Calculate ACV to calculate actual cash value (ACV). The Calculate ACV pop-up window allows
you to calculate an actual cash value for a valuation by depreciating the replacement cost value.
Depreciation is based on the answers entered in this window. The Actual Cash Value displays on the
Results page and on reports.
Click CAT Risk Assessment to display the perils and annual average loss. This option displays when
the CAT Risk service is licensed. Check boxes for the appropriate perils or select Gross to enter the
dwelling limit and deductible information. Click Submit to display the Catastrophe Risk Analysis on the
Results page.
Click Compare/Merge to compare this valuation to another or to different versions of the valuation. This
option displays if the service has been licensed.
Click Collaborate to send an email to the property owner with a link to their valuation. They can then
review, accept, or reject the valuation.
Click Edit to make changes to this valuation (unavailable when viewing previous valuation versions or
read-only valuations).
Click Finish to return to the Main Page.

Condo – Interior Unit Valuations
The Condo - Interior Unit option creates a new valuation for condos with "Bare Walls" policy coverage.
This policy type covers all real property from the exterior framing inward. Since this coverage may vary,
360Value includes many specific questions to accommodate a variety of coverage types.
The Condo - Interior Unit valuation is similar to the 1 to 4 Family valuation. This chapter of the Getting
Started Guide explains the sections of the Condo - Interior Unit valuation that differ from the 1 to 4 Family
valuation. For more information on the other sections, see Residential Valuations on page 13.
To create a Condo Interior Unit valuation, click New Valuation, select Residential and then click the
Condo - Interior Unit radio button.
Primary Information
The Primary Information section includes some of the same fields as the 1 to 4 Family valuation, but does
not require style, use, foundation, or roof questions since they do not apply to condo units. The Quality
Grade question is required in the Condo Interior Unit valuation.

For example, if the air conditioning was upgraded from none to central air conditioning, select 'None' in the Original Item column, enter the number of air conditioning units added to in the amount field, and then select the air conditioning type in the Replaced With column.
For example, if a deck was upgraded from redwood to polymer decking, select the redwood deck type in the Original Item column, enter the total square feet in the amount field, and then select the polymer deck type in the Replaced With column.

Calculate – Condo Upgrades Only
Click Calculate to see the results of the Valuation. If information is missing from a required question,
clicking Calculate displays an error page with a description and link for each question that requires more
information. If all required questions are complete, the Results page appears.
Manufactured/Mobile Valuation
The Manufactured/Mobile Home Valuation creates a new valuation for manufactured (mobile) homes.
The valuation format contains all required questions on one page divided into sections.
To create a Manufactured/Mobile valuation, click New Valuation, select Residential and then click the
Manufactured/Mobile radio button.
Primary Information
The Primary Information section includes questions that make the largest impact on the home's
replacement cost value. Most of the general information on the property is entered in this section. Enter
the year the home was built, Manufacturer, Trade Name or Model, Total Width, Floor Plan, as well as
some of the home's key characteristics.
Manufacturer and Trade Name (Model)
Enter the manufacturer and trade name or model number
in the appropriate fields. A dynamic list of manufacturers
and trade names is available and appears after you begin
typing. The list populates when you’ve typed as little as
one character. You can then use the arrow keys or
mouse to select the appropriate manufacturer.

Total Width
Select the total width of the home from the drop down menu. The total width includes all connected
sections (see Floor Plan below). If the total width is not available from the drop-down list, select the next
available width.
Use Supplemental Value Section (SVS)
Check the box to use the Supplemental Value Section. The Supplemental Value Section (SVS) allows
free entry in all fields and is used when the manufacturer or trade name is not available or is unknown.
When the Use Supplemental Value Section option is checked, the Quality Category question displays.
Click the drop-down list to select the Quality Category of the home. Options include Economy, Standard,
Deluxe, and Luxury. Definitions for each Quality Category can be found by clicking the Quality Category
question link. Quality is used only when the Use Supplemental Value Section option is selected.
Floor Plan
Select the home’s floor plan from the drop-down
list. Only floor plans available for the selected
Manufacturer and Trade Name are displayed.
Please note, that if the Use Supplemental Value
Section option is checked, the available floor
plans are based on the Total Width selected.
You can also click the Floor Plan question link
to see a sample of each floor plan. Click the
appropriate floor plan, enter the Main Section
width and length, and click the Submit button.
Width and Length
Select the width and length of the Main Section, Additional Section(s), and any Expando/Tip Out Rooms
from the corresponding drop-down lists. Do not include additional sections or expando/tip out rooms in
the Main Section Width and Length fields. If the width or length is not available from the drop-down list,
choose the answer that best matches the size.

Condition
Select the home’s overall condition from the drop-down list.
Excellent Home is new and/or like new, very attractive and highly desirable.
Good Normal wear and tear visible, but home is well maintained, still attractive, desirable and useful.
Average Without inspecting the home, assumed to be a marketable product, being of no specified
condition. (Average retail book value)
Fair Minor deterioration apparent due to both the climate and deferred maintenance, less attractive but
obviously useful.
Poor Signs of structural deterioration obvious, missing or broken component items, definitely
undesirable and marginally useful.
Foundation Type
Select the home’s Foundation Type from the drop-down list, or click the 'Foundation Type' question link to
select an image.
Click the help link at the bottom of the window for more information and examples.
If you have two different foundation types, click the Add Row link to the right of the percentage field. All
foundation percentages must total 100%. Enter the correct percentages of each type in the percentage
fields provided.
Additional questions display if Basement is selected. Enter the percentage of the lowest level
(basement/below grade) that is finished living space. Select a Basement Quality Adjustment if applicable;
and if there is a walk-out basement, click the appropriate checkbox.

Detailed Information
The remaining sections of the worksheet are provided so that any changes from the ‘factory defaults’ may
be included in the valuation. Values should only be entered in these sections if they differ from items that
come standard in the home. These items should always be entered if SVS is used.
Note: Items may be entered using different units of measurement. When using a question with
Each Item as the unit of measurement, enter a value for the total specified items throughout the
home. When using a question with Square Feet as the unit of measurement, enter each value as
one square foot. Enter the total value of square feet.
Interior Features
Expand the Interior Features section to enter information for the interior features of the home. This
includes questions for kitchen appliances, floor covering, carpeting complete (100% carpeted), interior,
and miscellaneous. Click the Add Row link if you need more fields.
Cabinets, Countertops and Doors
Expand the Cabinets Countertops and Doors section to enter information for the cabinets, countertops
and doors located in the home. This section also includes questions for Built-Ins and Wet Bars. Click the
Add Row link if you need more fields.

The Exterior Features section includes questions for exterior, windows, skirting, house type siding,

Expand the Insulation section to enter information for upgraded insulation packages and energy efficient
items found in the home. Click the Add Row link if you need more fields.

Additional Structures
Enter information in the Additional Structures section for garage/carports, decks/balconies,
patios/porches, breezeways, site built additions, and other attached or detached structures.
When entering a site built addition, click the More Detail link to enter additional details for living space,
kitchen, and bathroom additions.
When calculating ACV, Manufactured/Mobile Additional Structures calculate differently than the base
structure. See the Actual Cash Value and Depreciation white paper for more information.

Commercial Valuations
The Commercial Valuation presents questions in a question-and-answer format. It is divided into pages
with questions organized into sections. The progress bar lists the pages from left to right and provides the
following status indication:
Bold text with brackets indicate the current page
White text indicates there are incomplete questions on the page
Dark blue text indicates all required questions are complete on the page
Valuation pages and questions display in a specific order which enables 360Value to prefill many
answers for you. Pages are ordered from left to right (as shown on the Progress Bar), and questions are
ordered from top to bottom on each page. For example, the features in the building are prefilled for you
when you answer the questions on the Structure page. This way, answering the questions in order allows
360Value to set prefill for you. You can then review the answers and make any necessary changes
instead of entering the data manually.
To create a new commercial valuation using this question-and-answer approach, click Create Valuation
and select Commercial from the Main page. The Commercial Address page is the first page of the
Valuation.
Commercial Address Page
The Address page allows you to enter information
on the property itself as well as the property
owner. You can enter the name, address, e-mail,
phone, and policy number of the owner. If the
owner's address information is the same as the
property information, check the Copy to Property
Information checkbox.
Fill in any additional property information. Make
sure you enter the correct ZIP/postal code in the
Property Information section. 360Value uses this
ZIP/postal code to determine the correct pricing
jurisdiction for the valuation. To account for
variations across ZIP/Postal Codes, 360Value
replacement-cost estimates are localized to a
five-digit ZIP Code level for the US and three digit
Postal Code level for Canada. Click Next to
continue to the Use page.

Commercial Use Page
The Use page is where you enter the primary, attached, and built-in use types for the building or
buildings. These answers determine many of the available options and prefills on the Structure, Structural
Options, and Features pages.
A "Built-in" use type resides within a Primary or Attached structure. Enter a built-in use by clicking Add
Built-In.
A building is considered "Attached" if it has a roof type or number of stories that is different from the
primary building, but it shares a common wall. For example, a warehouse may have an attached office.
Enter an attached use by clicking Add Attached.
The total square footage field includes the primary building and all attached buildings. Select the Property
Slope and Site Access for the structure. Enter the Year Built and Number of Stories for the Primary
Building. Enter Square Footage and Quality for each use type. Make sure to include all finished (heated)
and unfinished areas. For example, if an Apartment building has an unfinished basement area and
underground parking, all of this square footage must be included in the total.
To remove a Built-In or Attached Use type, select the blank option at the top of the Use drop-down list.
Click Next to continue to the Structure page.
A detailed description of the Primary Use type displays here. Click Show More to see the full description.
Click on Primary Use to open the Building Use Type Wizard to select the Use type from graphical representations.
Click Add Attached to define any buildings attached to the primary building. For example, a hotel may have an attached restaurant.

If you prefer, click on Primary Use or Attached Use to select the Primary or Attached Building
graphically.
Select the Primary Building or Attached Building Use type by clicking the corresponding image. Use the
arrow keys or slider to scroll through the Use type image gallery. You can also click images in the
background to move them forward. A detailed description for the center image displays on the right.
Filter results by entering text into the Text Filter, or by checking the appropriate box(es). Use types for the
entered text and/or selected categories display in the image gallery.

Commercial Structure Page
The Structure page is where you enter the basic information on the structure. Most fields on this page are
required and the answers determine many of the available options and prefill values on the Structural
Options and Features pages.
Check the Exterior Shell Only checkbox to create a valuation for the exterior of the building only, not
including any interior finishes. Once checked, the Interior Finishes pop-up window appears. Check the
boxes of the interior finishes or items you want to include in the valuation and then click Submit. Only
applicable interior finish questions will display on the Structural Options and Features pages.
The Exterior Shell Only checkbox only displays for Apartment/Condominium, Office - General Business,
Shopping Center - Indoor Mall, and Shopping Center - Outdoor Strip Mall use types. This allows
360Value to calculate the value of a building's shell, such as for a strip mall, which may be valuated
without any interior finishes or features.
Enter the year built, average story height, and number of units. Click the question hyperlink if you need
help with a specific question.
Click the drop-down menu to select the Above Grade Supporting Wall type used in this building. Click the
Add Row link if you need more fields. If you choose multiple types, enter the corresponding percentage
next to each type. All supporting wall type percentages must total 100%.
Click the drop-down menu and select a foundation shape. Then click the drop-down menu to select the
foundation type used in the structure. If you choose multiple types, enter the corresponding percentage
next to each type. All foundation type percentages must total 100%. If the specified foundation type
includes Basement or Shallow Basement, enter the corresponding percentage of each Below Grade Use
type in the percentage field.
Click Next to continue to the Structural Options page.

Commercial Structural Options Page
The Structural Options page is where you enter information on exterior wall finishes, interior partition
walls, roof, and floor details. Click the drop-down list button for each type of system or finish to select the
appropriate type for the structure. If you need additional fields for any system, you can click the Add Row
link. All structural option type percentages must total 100%. The values prefilled on this page are based
on the answers you entered on the Structure page.
Click Next to continue to the Features page.
Commercial Features Page
The Features page allows you to enter the structure's common features that affect replacement cost. This
includes equipment for each use type such as building signage, specific features (pools, spas, safes and
vaults), and any other user-defined features. The types of features available are based on the use(s)
selected on the Use page. Check the box for each feature type used in the structure. A drop-down list
displays if there is more than one type available. An amount field displays if 360Value calculates the
value based on the number of items. If you need help answering a question, click the question hyperlink
for context-sensitive help.
If there are any features you need to include that are not listed anywhere else in the valuation, enter the
description in the User Defined Feature field. Additional questions display for the number and the cost per
item. The total amount is calculated for you. Click the Add Row link to enter additional user defined
features.
To create an auxiliary structure, click the drop-down list and select an auxiliary structure. Additional fields
appear allowing you to enter specific information regarding the structure.

If there are additional built-in uses, specify the square footage of each built-in use. The total square
footage of all buildings includes the primary building and all attached buildings. Square footage for the
each building is calculated based on the length and width measurements entered. The built-in use square
footage is included in the total square footage calculated from the length and width of the building. Square
footage is not applicable for buildings measured in diameter or bushel capacity, i.e. Tower Silo, Grain Bin,
etc.
Agricultural Structure Page
The Structure page is where you enter the basic information on the structure. Most fields on this page are
required and the answers determine many of the available options and prefills on the Structural Options
and Features pages.
Enter the year built and height (height to eave) or number of stories. If the structure has a second story
loft enter the corresponding percentage. Click the question hyperlink if you need help with a specific
question.
Measurement questions change depending on the Use type selected.
