    TECHNICAL REQUIREMENTS

    Cavity wall designIn cavity walls, dpc design should be basedon the assumption that rain will penetratethe outer leaf of brickwork or blockworkand run down the inside face of the wall.Anything which crosses or obstructs thecavity can form a bridge allowing water tocross and soak through the inner leaf,causing damp within the building.

    For this reason, building regulations requirecavity trays to prevent water penetrationwhere the cavity of an external wall isbridged or where an external wall becomesan internal wall at a lower level. Cavity traysare designed to ensure that water isdiverted to the outer leaf or clear of thebridge.

    Cavity trays are necessary in both doubleleaf masonry construction and masonrycladding to timber frame construction.

    Where cavity trays are neededTo prevent rain penetration to the inner leaf,cavity trays are needed:

    - Where an external wall becomes aninternal wall at lower level, eg at roof/wallabutments and parapets.- Where the wall cavity is bridged, eg by alintel, air brick, ducting or meter box.

    Open porches/car portsCavity trays are only required at roofabutments where the abutment wallbecomes an inner wall below the roofline.Open porches and car ports are nothabitable spaces, and therefore are notrequired to have cavity trays. However, if itis possible that a future occupier mightenclose the space, we advise installingcavity trays when first built, to save costlyretro-fitting at a later date.

    TECHNICAL SOLUTIONS

    Approved Document C Site preparationand resistance to contaminants andmoistureApproved Document C does not givedetailed solutions using cavity trays, butrefers to BS codes. The Glidevale solutionsshown on following pages enable therecommendations of these codes to be met.

    Internal and external walls (moisturefrom the ground) 5.4 - 5.6 Technical solution includes adamp-proof course, continuous with anydamp-proof membrane in the floor, andwhere necessary a damp-proof tray to preventprecipitation passing into the inner leaf.

    Alternative approach By paragraph 5.6 therequirement can also be met by followingthe relevant recommendations of Clauses 4and 5 of BS 8215 Code of practice fordesign and installation of damp-proofcourses in masonry construction.

    Cavity external walls (moisture from the outside)5.12 - 5.15 Technical solution includes acavity at least 50mm wide, which can bebridged only by wall ties, cavity traysprovided to prevent moisture being carriedto the inner leaf, and cavity barriers,firestops and cavity closures, whereappropriate.

    Alternative approach By paragraph 5.14the requirement can also be met byfollowing the relevant recommendations of BS EN 1996-2: 2006 Design of masonrystructures. Design considerations, selectionof materials and execution of masonry.

    CAVITY TRAYS INTRODUCTION

    CONVENTIONAL TRAYS PROBLEMS

    Many current failures in buildingconstruction can be traced to faulty damp-proof courses and cavity trays caused by:

    ● Incorrect choice of materials

    ● Inadequate and incorrect detailing

    ● Faulty installation.

    Many common details required in cavitytrays such as corners, ends and changes inlevel cannot be formed satisfactorily on sitefrom normal dpc sheet materials. Externalcorners in particular are almost impossibleto form on site without leaving gaps wherewater can penetrate.

    Difficult junctions have traditionally been leftto the bricklayer on site to resolve. It mayno longer be sufficient to rely on siteexpertise, and often there is little incentivefor the bricklayer to do a careful job informing corners and junctions.

    Modern standards of construction demanda better solution.

    Faults and solutionsInvestigations by the Building ResearchEstablishment have revealed many faults ininstalled dpcs and trays, see the tablebelow.

    Once the building is completed, remedialaction to correct these faults is very costly.

    The expense of taking the trouble to ensurea correct installation in the first place, usingpreformed components, is negligiblecompared with the cost of putting faultsright after the building is completed andoccupied.

    ABUTMENTS: PITCHED ROOF/WALL

    UseAT Abutment Trays offer preformed cavitytray solutions at the junction where thesloping edge of a pitched roof abuts a wall.

    The need for a tray at this point is not alwaysfully appreciated; flashings and soakers arenot sufficient. Below the roof line the externalleaf of brick or blockwork becomes aninternal wall, so it is necessary to prevent anymoisture that penetrates the outer leaf fromrunning down and into the building. NHBCStandards for ‘External masonry walls’section 6.1-D6 (a) and BS 8215 ‘Design andinstallation of damp proof courses in masonryconstruction’ specifically recommend the useof preformed abutment cavity trays.

    Intra Weep AT Abutment Trays aremanufactured from polypropylene and areavailable with optional factory-fittedAluFlash or lead flashings, avoiding theneed to cut and dress flashings on site.

    Intra Weep Apex TrayIdentical to the Catchment Tray and the last to be built-in to the outer leaf. Depending upon its position inrelation to the brickwork joints, one or both upstandsmay need to be removed to avoid cutting bricks whichwill be visible on completion; this allows water todischarge to either side.

    Intra Weep Intermediate TrayIntermediate Trays are handed, with an upstand at oneend preventing water from entering the cavity. Each trayhas an integral weep to divert water safely on the the roof covering. Each tray must overhang the next by not less than 100mm.

    Corner Catchment Tray set For a roof abutting an external corner of a wall. Itretains the integrity of the dpc, provides integral weepand reduces the visual impact of the flashing.Left hand set shown.

    Rendering the wallRendering should not be applied directly toflashings as this restricts movement andcould cause splitting of the flashing ordetachment of the rendering. Fix expandedmesh to the blockwork, extending down toa bellcast stop bead 150mm off the finishedroof line, partly covering the lead; thisprovides a key for the render and enablesthe lead to move. The rendering will block the tray dischargechannels, so an MV650 MicroventWeephole is supplied with the CatchmentTray. Ensure this is kept clear of render andmortar.

    The size of cover flashings required forblockwork abutments can be very large andexpensive. It is possible to maintain theweather integrity of the abutment and bothimprove the finished appearance andreduce the cost of the flashings by utilising75mm coursed Intraweep trays along theline of the abutment and subsequently‘course out’ above the trays to resume thelarger module size of the blocks. thecoursing work will be hidden by thesubsequent render application as shown.

    Random course stoneworkThe random nature of natural stoneworkcourse heights can result in variable, andsometimes, unsightly weather flashingsalong the line of the roof abutment,detracting from the overall aesthetics.

    Coursing in with 75mm course heightIntraweep trays along the line of theabutment will provide a neat, consistent

    coursing to the flashings, and thestonework can be coursed above theabutment line to retain it's randomappearance.

    Any coursing work below the cavity trayswill be completely hidden by thesubsequent weather flashings as depicted here.

    Use HT Horizontal Trays are used:- at top edge abutments of lower level pitched roofs- where flat roofs abut the outer leaf of a cavity wall- at changes of level where AT Trays arenot appropriate, eg on sloping ground- where brickwork is built off a concreteslab or structural ring beam- at the base of masonry cavity walls- over air bricks, ducting and other services which bridge the cavity.

    HTR REFURBISHMENT TRAYS

    UseHTR Refurbishment Trays are used forrefurbishment work and repairs to failedcavity trays. HTR Trays are particularly usefulwhere an extension with a lean-to or flatroof is built against an existing cavity wall.

    Advantages � Each 550mm unit is supplied with anintegral bedweep, so no separateweepholes are required.

    � The 2 1/2 brick length is designed forease of sequential installation.

    Installation method

    Cut out three bricks.Fit an HT11 stop end toan HTR Tray unit andinstall on a bed of mortarat the start of the run.

    Continue along the wallin the same way. Fit a HT12 stop end atthe end of the run.

    Install the next HTR Trayunit on a mortar bed,overlapping the first tray by 100mm and sealing the joint with the integralbutyl jointing bead.

    Replace two bricks,wedged and bedded onmortar, then cut out thenext two bricks.

    Use PT Parapet Trays, manufactured from pre-creased polypropylene, are used forparapet walls to flat and pitched roofswhere both brick skins are exposed toweather. BS EN 1996-2 and BS 8215 recommend acavity tray stepped down at least 150mm.There is no recommendation as to whichway the tray should step down. If stepped inwards, moisture could travelalong the underside of the tray and into thebuilding; however, this is only likely in veryexposed situations. If stepped outwards,the tray will direct water to the outer face ofthe wall which may cause staining.

    Use LT Lintel Trays, manufactured from pre-creased polypropylene, are used with steellintels over openings. Steel lintels aresometimes claimed to act as cavity trays,but they lack stop ends, so there is a risk ofwater leakage at the ends unless they areextended well beyond the length needed forstructural purposes. BS EN 1996-2 and BS 8215 recommend the use of cavity trayswith stop ends over all openings. There isalso a risk of corrosion of the lintel if theprotective coating is scratched duringbricklaying.

    LT Lintel Trays with LTU Stop Ends solve allthese problems. As steel lintels should lastat least 60 years, they are a small price topay for added protection.For concrete or stone lintels it is normallypossible to use HT Horizontal Trays with stop ends.

    Conventional dpcs cannot be easily sitefabricated into a suitable shape for archprotection. The common practice ofproviding a horizontal dpc across the crownof the arch leaves the arch masonry andadjacent brickwork unprotected against water penetration.

    CTLL Chimney Tray, Low LevelRequired at low level where a cavity-walledchimney with brick shoulders is built on toan external wall; the tray prevents waterwhich may enter the shoulders frompenetrating to the inner leaf of the wall.

    Material: 1mm aluminium alloy sheet to BS EN 485-1+A1 ‘Aluminium andaluminium alloys. Sheet strip and plate.Mechanical properties’. This has a highermelting point than lead, so is suitable forinstallation close to a heat source.

    UseThe ASG Abutment Secret Gutter is for usewhere the sloping edge of a flat interlockingtiled roof abuts a wall. With flat tiles, there isa risk of water penetration by capillaryaction between the lead or otheroversoakers and the tiles, particularly onexposed sites or at low roof pitches.Because of this BS 8000: Part 6recommends the use of a secret gutter inthese conditions.

    Care is required in the design of secretgutters; a 40mm gap is recommendedbetween the face of the abutment wall andthe tile edge to allow for cleaning out leaves and debris.

    The ASG Abutment Secret Gutter should beused in conjunction with Glidevale IntraWeep Abutment Trays with factory-fittedflashings.

    In sheltered situations use trays with shortflashings.

    In exposed situations, use trays with longflashings secured by clips to act as a coverflashing.
