Goal Setting Guide“IF YOU AIM AT NOTHING, YOU WILL HIT IT EVERY TIME

    – Zig Ziglar

Don’t let your logical mind get in the way or try and consistently answer that nagging questions we all have “How can I achieve this?” Put it out there as a target and then we all have something to aim for. No Goal – No Achievement.

The Goal Setting Process that I’d encourage you to use is a simple THREE step process:

STEP 1Brainstorm and WRITE your goals under three subject headings of:BE, DO and HAVE

STEP 2Next write a time-frame in which you want to achieve all your goals.(Use 6 months, 1 year, 3 years and 5+ years as a guide)

STEP 3Select and then write down the three (3) most important goals within each time-frame.

NOW YOU HAVE SOMETHING TO AIM TOWARDS. If you want to get to the next level we can discuss the process of refining your goals towards achieving a more BALANCED lifestyle.

STEP 1 BrainstormWhen you brainstorm your goals write down the first thing that comes into your mind when you ask:

“What do I want to BE, DO or HAVE”

I would suggest you do this for AT LEAST 10 minutes. Why 10 minutes? Because most people find it easy to write down a handful of goals in 2-3 minutes and then get stuck. If you do get stuck ask yourself “What ELSE do I want to BE, DO or HAVE.” Give yourself more time and something will come to you.

Review the life categories below as a suggestion of things to consider when writing your goals. If you get stuck, look over those categories which will allow your mind to ponder and think of goals relating to those areas in your life.

The KEY TO SUCCESS in this goal setting process is to not let your logical mind get in the way. Like a true brainstorm do not edit your ideas. Don’t try and work out how or why that thought has come into your mind.

DO write down WHATEVER comes up. There is time for editing and making it achievable later. For now – let your mind go free!

    BE DO HAVE

STEP 2 Setting Time FramesNow looking at your beautiful long list it’s time to get some time-frames around these goals. Again, do so without too much logical thought. Just look at the goal and select a time-frame of 1, 3 or 5+ years next to each item on your list.

STEP 3 Choose Your Top 3You’ve now brainstormed your goals and created a time-frame for each one. The last step I’d like you to do is to select the 3 MOST IMPORTANT goals to you in each time-frame. These top 3 are the goals that when you think about it you are most passionate about. They make you feel emotional or excited in your stomach. You feel the blood pumping that little bit faster.

Highlight the 3 most IMPORTANT goals to you in EACH time-frame.

From here you can order them in priority of 1 – 3 if you wish. Generally just knowing what they are is all you need to do.

At this point you can write them down either in the space provided or write them out somewhere else.

    BONUS STEP

Make your goals visible. Don’t write them in a book and never look at them again. Put them in your phone, write them out and keep them in your purse/wallet. Re-read them every day or at least every week.

And go through this goal setting process every 6 months.

Tips to assist you in writing your goals:When you are ready to write down the 3 most important goals in each time-frame consider including some of the detail below.

BE SPECIFICDescribe in detail your goal; what will it look like when you have it?MAKE IT MEASURABLEHow will you know when you have it?GIVE IT A TIMEEnsure you have a date for this goal to be achieved by.GIVE IT A $ FIGUREBe specific about how much the item will cost (if there is an associated cost). An example would be you want to travel every year when you finish work. How much will that cost each year? What you like to be able to spend on travel per annum? Write that next to your goal.

Things to think about prior to brainstorming your goals:Consider the different Categories of your life when writing your goals:

LIFESTYLEWhat do you want to change about your life now? What would you need to do to avoid regrets or disappointments later in life?

CHOICESHow would you describe your ideal day? What is stopping you living that ideal day today?

TIMEWhat do you love to do, but don’t often have the time for? Who would you spend more time with if you could?

INCOMEWhat possessions do you desire? (house, car, boat) What income per month do you need for yourself/family to be comfortable?

It’s essential to do this Goal Setting plan with your partner. It’s hard to achieve the life you want if your partner has a complete different idea of your “ideal life” or the plan to get there. Make sure to put goals that you can achieve together, as well as on your own.

Income GoalsIncome Goals instructions:We are going to work out how much you require to live and what financial freedom looks like to you. We need a dollar figure next to each of the categories for Needs, Wants and Dreams.

NEEDS: Imagine you have your dream home or base - debt free. No Mortgage, no monthly rent payment. What would it cost you to cover you basic living needs if you no longer have rent or a mortgage to pay? You’d still potentially have electricity, water, food, petrol etc. Work out the monthly cost to cover necessities and multiply by 12 to get the annual cost. Write it in the Needs $_______

WANTS: These are your goals and the Fun Stuff. Travel, Shopping, Dining out, Weekends Away, and anything else you may like to do and experience throughout your year. Remember when you did your Top 3 goals we put a dollar cost next to those. Add it up to get your annual amount. For example: Travel $20K per annum, Dining out $6000 per annum and a long weekend away each quarter $8000 = $34K.

Now I would add $34K in my Wants $_______

DREAMS:This is the extra special stuff – that Safari or trip to the North Pole, The Charity to contribute too, the Boat you dreamed of…

The catch – it needs to be broken down to an annual amount. So if it’s the boat – you may fund it by saving $x amount for 5 years and then the rest of the Annual amount may be what it costs to run/Berth it. Put a dollar figure in Dreams $_______

Income GoalsHow Many properties do I need?Take your TOTAL INCOME GOAL number from the triangle diagram on the previous page (for this example we will use $150,000 as our target Total Income Goal).

Target income $150,000 we then divide by a 5% (rent return) = which gives us a figure of $3,000,000. This is the value of the Property Portfolio you will require (Debt Free) to create the income you have as your Target.

Next consider what price-point you are comfortable at purchasing investment property. Is it $400,000, $500,000 or 700,000+? For today’s exercise we will use $500,000 as an easy example.

The next step is to then divide the total portfolio $3,000,000 by price-point of $500,000 which gives us the number 6. So you would need 6 properties at $500K each for a portfolio of $3M to generate an income of $150,000 in retirement/financial freedom.

    Complete your Goal numbers:

Your TOTAL INCOME GOAL:$____________ ÷ 5% = $_____________ ÷ your purchase price per property $__________________= No# of Properties required for your Portfolio: _______

Now you are ready for your Coach and your initial Strategy session. Congratulations!

Goals, Strategy and ActionGoals are the target you are aiming towards in the future.

Strategy is the plan, ideas, process that you implement to achieve this goals.

Actions are your To Do List of all the steps you need to put in place to make the strategy work.

As we have now identified your specific personal goals, dream and aspirations now it’s time to put the plan into motion.

You can do that by setting yourself small “bite-sized” tasks each day that take you closer to your goal.

Building a property portfolio can assist your financial goals, by generating extra income in the form of equity. We can teach you how to do this so that you don’t have to wait until 65 or 70 to enjoy retirement. In fact, the more often you speak with us, the closer you are to quitting your day job and spending more time with your kids.

Many people get very busy running around doing “stuff” and chewing through their time but get no results. This is because their activity is not in line with the strategy and plan created to achieve their goals. They often just react to things and don’t think the steps through or go back to old habitual behaviour and keep getting disappointing results.

This is the reason keeping in touch with your Coach is so important.

Your Property Investment Coach will ensure you’re on track to achieve your goals - and if you’re not, will help you get back on the right path.

With the Lifetime Mentoring Program, you learn by doing. It’s practical application, not listening to a 20 audio discs at home or reading a reference book 4 inches thick.

You can email, phone or SMS so support is always close at hand. We will help you take advantage of the real estate opportunities available and help you navigate unnecessary risks.
