The investors suite is placed in the hotels operating com-

panies’ rental pool and let as a normal transient hotel

bedroom to leisure, conference, social and business trav-

ellers. Revenues generated less operating expenditure, less

monthly levies and a replacement reserve is shared amongst

all owners on a proportionate square metre basis. These

returns are paid into each investor’s personal account as

directed by each suite owner. If an investor wishes to bond

the purchase of their investment, it is forecasted that on a

100% bond, returns will start to settle the monthly bond

U S A G E T I M E

Each investor is entitled to 60 days usage of their suite for a nominal

daily rate. During the time of occupation, the investor will not par-

take in the rental pool returns ensuring that no individual investor

will be prejudiced when an investor resides at the hotel. The 60 day

allowance does not roll over into the next calendar year and is moni-

tored by hotel management monthly. eLan will enter into an arrange-

ment with a major holiday exchange services provider which will allow

owners at the resort to participate in a holiday exchange programme and

exchange use periods at the resort for other available use periods in

other member resorts which participate in the exchange programme

worldwide. Exchanging time is treated in the same manner as if an

investor occupied his suite.

C O R P O R A T E

The dedicated Body Corporate will manage and

maintain the common property of Goedemoed

Wine Resort, namely the protected fauna and

flora areas, estate landscaping and gardens and the

infrastructure including security, the roads and civil

works.

The Body Corporate is also responsible for

overseeing construction activity on the estate and

will ensure each individual investor has representa-

tion and a vote as to how the resort is managed.
