What a Difference a Year Makes!In Texas “gracious!” is something we say in polite company when we are surprised, in a good way or bad. In 2012, the Houston real estate market was the surprise come-back story of the decade. Houston is a city of rainmakers, hard workers, and yes, even horse traders; we always have been. So it shouldn’t surprise anyone that Houstonians have more than a passing fascination with real estate. Even if our real job is in energy, medicine or finance, Houstonians are real estate junkies.

That being said, here’s a little update on that market we all love to watch. First, we’ve seen an increase in sales of almost all property types. Second, the median price of homes has increased considerably. And third, in-stead of properties sitting on the market for months or even years, at the end of 2012, there’s a lack of inven-tory. Homeowners hoping for appreciation couldn’t ask for better.

So what do I forecast for 2013?

For sellers, the forecast is for increased home sales and higher prices, as well as a reduction in the number of homes listed for sale. If you’re selling, competing properties will be fewer.

For buyers, now is the time to take advantage of interest rates that continue to hover at record lows. A good agent can still wrangle you a great home.

And whether you are a buyer or a seller, I hope you enjoy previewing the homes and reading the articles featured in this issue of Gracious!, including Old is the New Green, Your Boulevard + New Living = Healthy Homes, Cheers to Local Brews, and Rare-Find Properties.

You may have noticed the lists of craft beers offered in Houston clubs and eater-ies are rivaling the wine lists in length these days. According to the Houston Chronicle, craft brewing in Texas is booming. In fact, between 2007 and 2011,

the number of craft breweries and brewpub restaurants in Texas more than doubled. And Houston has its fare share of craft brewers. Realtor Rhonda Power says that doesn’t sur-prise her. “Texans and craft beers are a match made in heaven. We’re both adventurous, inventive and full of character,” confides the native Houstonian.

She always has a great recommendation for something cool, a little different and locally produced. Here are some of her current local brewer recommendations, and just like Rhonda, they’re all from right around here.

Many of them have beer gardens and do tours. It’s the perfect time of year to raise a glass and buying local will take on a whole new meaning.

The Houston Heights will hopefully soon be home to not one, but three International Baccalaureate (IB)

World Schools. In the spring, Hogg Middle School and Reagan High School will have their on-site evaluation and authoriza-tion visit by an International Baccalaureate Organization (IBO) delegation. Completion of this critical step will allow Harvard El-ementary graduates, where students already receive the IB Primary Years Programme (PYP), to continue their IB learning in the Middle Years Programme (MYP) through 10th grade without leaving the Houston Heights area. Harvard Elementary Principal Kevin Beringer states, “I am ex-cited for both schools and the stu-dents in this area to have access to additional IB programs.”

If you are not familiar with the IB philosophy, it is best summed up by the current IB Director General, Jeff Beard. He states, “IB programmes are international, develop critical-thinking skills, require a second language, and emphasize cultural understanding in our principle that other people can be right as well. IB students undergo a unique experience that better positions them to tackle today’s global issues in a more creative way than has been done in the past.” The imple-mentation of IB at Hogg Middle School and Reagan High School is exciting because students today face a much different world than those coming out of college back when Bill Gates’ dream was to have a computer in every household. The rate at which new in-formation enters the world today is stagger-ing. On the last day I graduated from college, my professor told the class that everything we now knew would be obsolete in 5 years.

Now I imagine he would probably say less than 18 months.

The IB Programme prepares children to be active participants in a lifelong journey of education through inquiry based learning. This methodology is student centered vs. the traditional approach which is teacher cen-tered. Inquiry learning is focused on using and learning content as a means to develop information-processing and problem-solving skills. The teacher is a facilitator of learn-ing and there is more emphasis on “how we come to know” and less on “what we know.” What makes the IB Programme so chal-

lenging is the development of these skills and questioning in addition to mastery of content.

No one is more excited about these develop-ments than the principals at Hogg Middle School and Reagan High School, Dr. Mina Schnitta and Connie Berger, respectively. They have been working closely together to become IB World Schools that support each other and complete the IB continuum from pre-K at Harvard Elementary through high

school at Reagan. Teachers and staff from both schools gathered at ReaganHS under the direction of IBO delegates to create a cohesive implementation across both schools. In an IB atmosphere ten IB learner profiles are woven through the fabric of their day. All students strive to be inquirers, knowledgeable, thinkers, communicators, principled, open-minded, caring, risk-takers, balanced, and reflective in every class every day. For learners to internalize these charac-teristics and make them their own is no small task and doesn’t occur by happenstance.

If you haven’t been in Hogg Middle School since Dr. Schnitta became princi-pal, you owe it to yourself to meet this firecracker of an educator and tour the school. As she says, “I don’t play. I expect 100% from each student every day and there are no excuses. All children deserve rigor and they will rise to it if given the environment to do it.” Since she started February 14, 2011, she has decreased disciplin-ary actions which require suspen-sions, expulsions or alternative placements to virtually zero. I have witnessed first-hand how differently she handles rule break-

ers than past administrators. She means serious business and the results of her tactics can already be measured. Her second year started with an almost 20% increase in enrollment. She has more than doubled the Gifted and Talented (GT) population in her short tenure. This is nothing short of miraculous at a school where enrollment had steadily declined for years before her arrival.

Her impressive skills have not gone unno-ticed by the IB delegation. One of its mem-

bers, who is very familiar with HISD and its middle schools, has visited the Hogg campus several times over the past few years. He no-ticed a drastic change at Hogg MS since Dr. Schnitta’s entrance. He believes Dr. Schnitta and its IB Coordinator, Clementine Arana, have turned Hogg around. He believes Hogg is an entirely different school with a different attitude, a different climate, and a differ-ent way of educating young people than he has seen on previous visits. That is a pretty powerful statement. He is also impressed with the partnership between Hogg MS and Reagan HS.

Reagan High School is implementing the IB MYP for all 9th and 10th grade students. As an IB World School, students are required to learn a second language. This facet is syner-gistic with Reagan’s Dual Language Program where students may choose to participate and receive instruction in both English and Spanish. Students acquire bilingual skills in all academic disciplines (Science, Language Arts, Mathematics, Social Studies) and are therefore better prepared to participate in

a global economy. Reagan is the only HISD high school offering the Dual Language Program. Visiting IB delegates feel Reagan has accomplished more in 6 months than some schools do in two years, citing Reagan as a “school to watch”. This is not surprising if you are familiar with Principal Berger. She was HISD’s 2011 High School Principal of the Year. In her seven years at Reagan, she has increased enrollment 35%. Last year, Reagan was included in the Washington Post High School Challenge, a list of 1,800 schools representing the top nine percent in the nation when it comes to preparing graduates for college.

If all goes well, Principal Berger will con-sider implementing the Diploma Years Pro-gramme (DYP) for 11th and 12th graders, providing them an avenue for graduates to enter over 1,000 colleges in the US with part of college already paid for and behind them. Considering the escalating cost of a year of college, I’m willing to bet she will be pushed by the community to complete the IB cycle and join the ranks of Bellaire HS, Awty

International School, The British School of Houston and Lamar HS. This means the op-portunity to place out of many core courses and their expenses at colleges such as Baylor, Rice, Texas A&M, Texas Tech, University of Houston, and University of Texas. Or, if you prefer out of state: Berkeley, Columbia, Cor-nell, Dartmouth, Duke, Harvard, and MIT to name a few. More universities worldwide provide this opportunity also, including Cambridge and Oxford in the UK.

This spring Hogg and Reagan will join together in coordinating an international festival promoting world cultures and global thinking. Hopefully they will also be celebrating their new status as International Baccalaureate World Schools. Principal Berger mentions, “Reagan is seeing less transfers out of our zone. This is an indica-tion that more families are choosing to stay in the neighborhood to complete their edu-cation. It is not necessary to transfer out to get a good education.” Hogg MS and Reagan HS truly are “schools to watch.”

As of last fall, the city lifted a ban on restaurants allowing dogs on their patios, provided they register with the city’s health and human services department. Ziggy’s on Fairview was the first to be approved and the list has grown over the past year. In gen-eral, to qualify, restaurants must post a sign stating their patio is dog friendly, have an entrance to the patio so pets don’t ever

enter the restaurant, and they must not allow servers to touch dogs or dogs to touch dishes or eating utensils. This is why most restau-rants will provide a disposable dish for your doggy’s visit.

We have a group of citizens called Paws on Patios to thank for spearheading the movement supporting dog friendly patios and the ordinance change which was necessary to allow them in Houston. The city publishes a list of legal pet friendly patios shown below as of printing, although we’ve seen pups on several others around town. Our best advice is to call ahead, make sure they allow dogs and make sure there is a table available on the patio for you.

As one of Karen Derr’s clients moving here from San Miguel De Allende put it, “Taking your dog out to dinner is just how civilized people live.”
