PAYMENT
Invoices for the Royal
Lakes POA annual
dues were mailed to all
property owners by our
management company,
Shaben & Associates,
on December 1st. If you did
not receive an invoice or have
misplaced it, please contact the
management office at 770-271-
2252 so they can send it to you.
Below is the collection policy that
we adopted for this year. Please note that the dues must be paid by March
1st. If not paid by that date, late fees and interest is added to the unpaid
balance.
ROYAL LAKES PROPERTY OWNERS ASSOCIATION, INC. 2020 CONSOLIDATED COLLECTION POLICY
1. Late fee of $35 will be added to homeowner’s account if not paid by
March 1.
2. 12% interest added to balance due after 30 days late. (April 1st)
3. The Royal Lakes POA is part of the Georgia Property Owners
Association Act, therefore, Liens are automatically placed on
properties that are in arrears.
4. Notices may be sent to the First and Second Lien holders
(mortgagors) of the property citing Royal Lakes POA’s Lien for Non-
payment of Annual Assessments.
5. If a Homeowner remains delinquent beyond the application
of a Lien on the Lot, Royal Lakes POA may pursue legal action
which may include filing a lawsuit to obtain a summary judgment,
garnishment of wages or other such actions to preserve and protect
the Association’s interest. Additional Legal fees and expenses
for such self-help actions will be posted to the property owner’s
account.
6. Should the account continue to be delinquent, Foreclosure of the
property may be pursued.
This procedure will be followed unless the property owner and the Board
agree to an alternative course of action due to extenuating circumstances
or undue hardship.

ROYAL LAKES POA ANNUAL MEETING
Over 160 property owners attended the Annual Property Owners Association Meeting which included dinner and a recap of the past year’s accomplishments. This year marked the first time it was held at another location and I believe both the venue and the caterer did not disappoint! Lanier College and Career Academy did a wonderful job with accommodating us on such short notice and the dinner supplied by caterer Tropical Delights was delicious.
One part of the evening that I particularly enjoyed was taking a moment to thank both Ben and
Katrina Furqueron
for Ben’s four years on the board and most recently serving three years as POA president. It is difficult to put into words just how much Ben’s contributions have impacted our community. Ben was an outstanding leader in many of the POA’s subcommittees. One that really stands out is the successful completion of the three-year landscaping plan that he previously initiated. Most recently, Ben was most instrumental in navigating Royal Lakes through a year that no other board has ever experienced. His ability to maintain professionalism while dealing with Country Club issues and residents with passionate opinions about where we call home was outstanding. We thank Ben for his extensive volunteer service to our community.
The 2020 Board of Directors is excited about the New Year and everything in store for all of us. We will focus on continuing to keep Royal Lakes the great community that it is and we look forward to sharing fresh ideas and neighborhood activities in future newsletters.

The Royal Lakes Lights Up the Holidays
contest was a big success. The judges
observed approximately 125 houses
which were beautifully decorated and
decided on 32 houses to evaluate as
finalists. They based their judging on
design, color and uniqueness to determine the winners.
Due to the difficulty of naming just three winners, they
added another category, Santa’s Helper.

CHRISTMAS AT THE SAPP’S HOUSE
As Royal Lakes residents since 200l, Robert
and I have enjoyed participating in Royal
Lakes activities and have made many
friendships over the years. Our home
is mostly formal but does incorporate
informal areas (i.e., French antiques,
artwork from European travels, etc.).
Interior design has always been my love and the Christmas
season resonates with the Sapp family. Putting up the formal
entry tree with gold and white ornaments reflecting the
true "reason for the season" is meaningful. To incorporate
older decorations with newer ones is a welcoming challenge.
There are themes in some rooms (Hydrangea Room, Paris
Bedroom, etc.). One that seems to be a guest favorite is
"The Gingerbread Room" which is dedicated to my mother
who always spoiled me each Christmas by baking a special
Gingerbread Man on the largest cookie sheet available.
Also, outside our home’s second entry we hang a large
“ornament ball”. When it goes up it seems to be a symbol to
the neighbors for the start of the season.
December weather is unpredictable and in times past, I
have found myself needing a reminder of why we celebrate
Christmas and how that love should abound in our daily
lives. One past cold rainy December night, all the lights
were off and as I ventured outside, only the "Moravian Stars"
which are in windows above our entrances twinkled. What a
humbling experience it was!

THE TURTLES HATCHED!
These cuties are called the
“Miracle Turtles” because only
two of the turtles that hatched
survived the pesky moles.
They were protected thanks
to Susan Woodall’s camera set
up to watch for predators and her husband Scott’s
homemade cage to keep them from being eaten. It
took them over 100 days to make their debut into
the world but when they were carefully excavated
and helped out of the hole where their mother laid
them, they were hard to keep up with. They were
extremely feisty and ready to get out and explore
the world. I researched what to do with them and
found that they should be placed in a container with damp moss and then gently cleaned with a syringe
of water. They tried hard to climb out of the container so their caregivers knew they were ready to be on
their own. They were taken to a pond by the lake with lots of brush, leaves and safe places to nuzzle in.
As soon as they were released they took off to explore and scope out their new life. One day they may be
seen basking in the sun on a log with all the other turtles.

The importance of touch, feel, and confidence in
the golf game in relation to technology is often
overlooked. When we invest in new clubs we make
initial judgment on their cost, results on the driving
range, or in a test tunnel. Loft and lie of the clubs is
important but not valued as they should be.
Before you make the purchase have you researched and done your
homework to determine what loft and lie is recommended for you?
For now, let’s consider
the clubs you have
recently purchased and
their individual lofts
and lies. Download the
specifications on each
club and check with the
staff at the clubhouse for
verification.
The reason this is so
important is that two of our
professional staff recently
received new clubs but when the loft and lie of each club was examined
there were significant discrepancies. For example, the loft was the same
for the nine iron and pitching wedge. The lofts for the three iron and five
iron were reversed and the lies for most of the clubs were all over the
place, not sequential as they should be.
Would you buy clothes without first trying them on? Would you buy a car
without driving it? We investigate and then pursue what we feel would
be the best choice. The same applies to golf equipment. Visit one of the
local golf stores or come by and see if one of our staff can assist you in
calibrating your clubs.
As I reflected on this year I was challenged to write down some things
for which I am grateful. Faith, Family, and Friends were the first things to
come to mind. But then the list continued to grow. I truly believe better
days are on the horizon for Royal Lakes. I am proud that my and family
and I are surrounded by others who love living in Royal Lakes as we do. I
believe we have a fantastic committee of residents focused on resolving
some of our issues and creating a new path for our future.

LANDSCAPE UPDATE
As we enjoy the swings in the winter
weather, our green thumbs are flexing
with a fun project of monument flower
bed enhancements. On December 4th
and 23rd, we repositioned the shrubs
in front of the stone monuments along
the Sloan Mill Road intersections with support from All
Outdoor. The basic idea was to provide symmetry and
improved visibility to the monuments. We accomplished
this without purchasing any new items and instead
relocated existing shrubs. We mostly moved and replanted
roses, azaleas, grasses, and loropetalums. Next, we will
move all the areas where the flowers are planted back
and center them with the monuments in March. We are
confident that you will love the new Spring look.
After consulting with Jackson EMC, we found that it is
not viable to install electricity to the monument beds.
Although disappointing to our monument lighting and
irrigation ideas, we are pursuing commercial grade solar
flood lights. We plan to test various warm color LED lights
at different locations from January to March.
Thanks for your ongoing support in our quest for continuous improvement to the grounds.

2030, Inc. is providing
a symposium on
Disrupting Aging at the
University of North
Georgia’s Oakwood Campus. The keynote
speakers will be Dr. Harry “Rick” Moody
sharing information about Masterpiece Living
and Debra Tyler-Horton, the AARP Georgia
State Director, with topics that include staying
healthy and active, maintaining quality of
life and even some low impact participatory
exercises for everyone. You may want to save
the date as more speakers and information will
be forthcoming.
Now you might be wondering, what is Wisdom
Project 2030, Inc.?
Several years ago, the Greater Hall Chamber
of Commerce and Brenau University’s Center
for Lifetime Study partnered to develop
the Wisdom Project Program as a part of
the Chamber’s Vision 2030 initiative. The
Vision 2030 initiative is a coordinated group
of volunteers leading long-term initiatives,
defined by the citizens of Hall County, to
position Gainesville-Hall County as the most
enviable community in Georgia by the year
2030.
The Wisdom Project Program is made up of
Wisdom Keepers who are graduates of the
Wisdom Project Senior Leadership program.
Wisdom Keepers are individuals age 55 and
wiser who have been tasked with using their
wisdom and talents in creative ways to connect
in collaborative partnerships with government,
education, business and non-profits. Wisdom
Keepers are also talented individuals who have
volunteer, leadership or both volunteer and
leadership experience. If you are interested in
applying to become a Wisdom Keeper or want
more information about the project, contact

Wisdom Project 2030 has been recognized in
national and state publications as an important
community effort that leverages the talent and
knowledge of retirees to support and improve
their community and the lives of everyone
