Set the stage with colourColour can set the stage in every room of your home.Whether it’s brilliant white, ocean blue or crimson red, colour speaks

volumes about what your home is all about. Colour can be found on the walls, in accessories or showcased in a major statement piece like a sofa. The most important thing is not to be afraid of adding colour to your home. It can be fun, calming, inspirational and beautiful – it’s what you want it to be!

This issue is devoted to the power of colour. Our wonderful contributors have brought their best suggestions,

inspirations and colour expertise to the table for this special September issue.

Beginning this issue, our managing editor Silvana Longo kicks off our new Reno of the Month feature with an in-depth story on a well-known Toronto renovator – Paul Gallop of Men at Work. We hope you will let us know what you think by writing to our Mailbag (see page 12 for details).

There’s plenty more to enjoy in this issue, so kick back and get inspired by Hellen Buttigieg’s decluttering suggestions, reno advice from contractor Peter Khatami, and the latest products, trends and ideas for your home.

If you have a reno or décor story you’d like to share, please connect with us via email or give us a call. We’d love to hear from you!

Cheers,

HD&R managing editor Silvana Longo, a self-confessed Italo-phile, loves all things decor and is in awe of the transformative power of a good renovation. The two go hand in hand, as she compares them to a delicious meal, “Decor is the dessert, but the renovation is the main dish.” It’s a total package of savoury and sweet.

a day of firstsDear Susan,

My first look at HD&R magazine happened on my first visit to the Shops of Don Mills -- I thoroughly enjoyed them both. As I was sitting outdoors having coffee with my husband, I read the magazine from cover to cover. We recently moved from our house to a condo and are always looking for ideas to maximize the space we have in an interesting way. The article about decluttering really hit home and I will certainly try to follow some of the suggestions that were made. I also enjoyed the piece about using vintage pieces, as I am a consummate garage sale shopper. All the other articles were beautifully put together.

All in all I found this magazine enjoyable and helpful and look forward to picking it up again and recommending it to my friends. Thanks so much!

dorothy Kleina map to city chicDear HD&R,

While I was waiting for my 6:15 a.m bus, I quickly grabbed the latest HD&R issue, primarily because I had just undertaken a home renovation project that left me feeling overwhelmed.

Being a single woman in a new city with very little time to spare, I definitely needed some guidance.

HD&R proved to be an accurate and complete guide as well as an “ideas machine” to help me chart my reno and décor needs. Thank you HD&R for helping this island-girl- turned-city-woman figure out my renovation project.

bound to decorate and declutterDear HD&R,

I recently sprained my ankle and was bed bound when my cousin dropped by and gave me an issue of Home Décor & Renovations. It couldn’t have landed on my lap at a better time! Despite not being able to walk, my mind started wandering through the rooms of my small Queen West apartment envisioning how I could spruce up the place. I immediately got busy plotting DIY projects inspired by the article “Dressing Your Home Your Way” and as soon as my ankle was better, I started tackling the clutter motivated by the article “Don’t Let Your Stuff Own You”. Thanks for the inspiration, I can’t wait for the next issue.

Sincerely,Jenny

they say the kitchen is the heart of the

home — and in my home it’s a colourful one. I am currently embarking on a full kitchen renovation where introducing colour will play a large role. While ensuring the kitchen is in keeping with the colour palette of the rest of my house, (greys and blues) I’m hoping to do a few unexpected things to keep the kitchen modern and playful. Similar to many of my residential clients, my husband and I differ on the amount of colour to be used as we both have a different threshold (mine large, his smaller). But luckily, there are many options available on the market today to satiate one’s taste for colour in the kitchen, both large and small.

For colour-embracing cooks, the Viking range available at the new Appliance Canada showroom is a beautiful tool. The range and hood can be coloured in a multitude of vibrant hues including: fire engine red, cobalt blue, and goldenrod yellow. Additionally, the knobs and handles can be customized in various metal finishes. Also consider colour on the interior of your major appliances. Electrolux’s appliance interiors

come in a bright blue hue that not only looks great when opened, but assists in the performance of warming and cooking. Finally, to make washing your dishes an invigorating experience, Kohler has partnered with colour guru Jonathan Adler in a line of eye-catching cast iron kitchen sinks sure to create a stunning statement.

Cabinetry is another area where colour can make a large impact. While beige and brown are beautiful classic choices, navy blue, forest green and rust orange can retain a traditional aesthetic while introducing a new colour to your palette. In a more modern kitchen, the sky’s the limit — bright and bold cabinets can be a great fit for a more modern space.

While committing to colour on a grand scale is not for everyone, there are easy ways to introduce punches of colour in smaller doses. The Bodum Bistro Toaster comes in a variety of bright hues and can be coordinated with their equally vibrant kettles, blenders and juicers. The Kitchen Aid stand mixer is another countertop appliance that comes in a variety of hues to suit your taste. Coordinating these smaller appliances with your dishtowels, serving ware or flower vases is another way to add a small punch and retailers like Bouclair make it simple to purchase accessories by organizing their merchandise by colour.

I’m approaching choosing colours for my own kitchen renovation in a similar manner to the way I assist my clients. I’m asking the questions, “will this colour make me feel great to come home to? Will the overall look enhance my quality of life?” I look forward to using colour to put my own personal stamp on my new kitchen, and create a colourful space my family will enjoy for years to come.

Lisa Canning will be appearing at the upcoming Fall Home Show sponsored by Budget Blinds on Sept. 21 & 23 at 1 p.m. www.torontohomeshows.com

colour is a multi-billion-dollar industry. It is also the most powerful aspect in the

design world. It can change the way you’re feeling, stimulate thought, increase your appetite – it’s really quite phenomenal.

You’re drawn to colours that you like when you’re shopping for clothing because you know you’ll feel good when you’re wearing them, and the same thing goes for interiors. Statistics show that most people spend about 90 per cent of their time inside, a large portion of which is in their own home. If you live with colours that make you feel good, it will make for a better quality of life.

Deciding which direction to take in terms of colour is where many people tend to panic. My advice is to look through several magazines, tear out the pages that have elements you like, put them all in a folder and, once you have at least 20 different style images, analyze the colours that appear most often. This is a great way to get inspired and decide on colours for your own space.

Paint ParticularsI am very particular about colour selection and when I design a space, I like to keep the walls through any open areas in a consistent hue. My entire place is painted in Benjamin Moore’s OC-23, Classic Grey. It’s a very soothing colour that really adapts to the other colours around it – like a chameleon. It’s a nice hue to wake up to in the morning and to fall asleep to at night. The tone of it varies throughout the day with the amount of light; it’s brighter in the day and much richer in the evening.

When you’re choosing your paint colour, remember: it’s just paint. It’s not permanent and can be easily changed if you’re not happy with it.

People always forget that you can get sample cans from the paint store. Pick up a maximum of three different testers that you like, paint

sections of each on different walls (or paint large sheets of white Bristol board and stick them up), and live with them for a few days. (If you give yourself more than three options, trust me, you’ll never decide). Then narrow it down to your favourite two, and then finally pick the one.

Get used to itChoosing a colour palette should never be an impulsive decision; you should take time deciding so you know you’ll be comfortable with it. Once you finally do paint the walls, you might still wonder if you selected the right colour. However, keep in mind that you have to give yourself the chance to live with it.

Big changes take time to adapt to. For instance, if you’re going from burgundy to off-white you can’t expect to get used to it within the first few hours.

no-commitment PiecesPillows, accessories and other accent pieces give you the chance to have fun with colour, since they’re ‘non-committal.’ I’ve used hints of blue and green throughout my interior. It’s nice to have your entire residence consistent in terms of colour because then you can move pieces from one room to the next and you’ll never have to worry about making sure it coordinates.

Just remember that choosing colours for your home won’t happen overnight. It’s a process that starts with getting inspired; the rest will fall into place. It should be fun, not painful. And if you find that you really can’t do it on your own, it’s probably time to hire a good designer to do it for you.

Adding colour to your home is like wAtching

a black and white movie remade into a colour film - it’s as though someone turned on the lights and gave it new life. It energizes the scene, it presents new details hidden by shadow and adds a sense of personality otherwise ignored through shade. Let’s turn on the colour in your space and give it a new life as well.

People tend to be nervous when it comes to decorating with colour. It’s safe and easy to choose a neutral but it’s fun and exciting to play with colour. When we hear a client tell us that they love colour and want to see it incorporated into their space, it’s like music to a designer’s ears. It means we can infuse the room with fresh hues, dramatic contrast and an exuberance of personality.

Most fear arises from doubt - what kind colours to use, how to use colour in appropriate doses, and what if you use too much colour? The tone-on-tone colour combination is the simplest to work with. It means taking a colour and developing a layered effect by using the same colour in different variations. However, if you are ready to play with your space and inject an exciting colour palette, then work with whatever colour speaks to you. If it’s complementary tones you are comfortable with then know that red is to green as blue is to orange and yellow to violet - they

are called complementary colours because they are each other’s opposite on the colour wheel, and as we all know - opposites attract! Using complementary influences will allow your primary colour to pop and make a sticking statement.

One of the first questions we are asked by clients is how to use colour. Is buying a red sectional a good investment? It all depends on the space but when it comes to large-scale and investment pieces, we like to suggest keeping those neutral to ensure longevity. Nonetheless, you can always allow colour to become the star of the show by incorporating it into other focal features. Playing with large- and small-scale pattern through fabrics, wallpaper, art and even the rug can give you a powerful and impressive impact in your space. If you integrate colour through smaller objects it’s also a great way to ensure you won’t get sick of it, especially if you are the type of person to lose interest frequently.

Erase your fear and get started. There’s no reason why we can’t all introduce a little more colour into our homes and lives. Start off small if you are more conservative but if you’re channeling the rebel in you then break the neutral mold and create your own wow-factor!

Silvana longo: The 2013 colour trends from Pratt & Lambert are described as a year of contrasts, defying anything in the middle. Would this mean pairing dark colour choices with neutrals, brights with pastels? Peggy van allen: Yes, definitely the combination of dark with light, muted with bold but also contrasting textures and sheens.

Sl: How does this translate to incorporating these trends into your home? Pva: Using the Vestiges trend as an example, you could use one of the more moody colours such as Woodgate but then bring in accents with accessories or furniture in Leek and Botticelli.

Sl: These contrasts are divided into four colour stories: Phenomena, Dialects, Vestiges and Curated. Tell me which colour story is your favourite and why.

Pva: I really like Vestiges with its dark, moody story but I also like the influences behind the Phenomena trend. I think this trend which looks at the art of math and science is one that we will see continuing past 2013. The colours are vivid and clear and really uplift us from the more muted and grey colours that we have been using. It’s a counter-balance as we tire of the frugal and safe recession-era colours.

Sl: In reference to the Dialects colour story, what international influences are the strongest right now in design and colour? Pva: We are actually seeing more of the local cultural influence in this trend. Instead of the melting pot, it is about communities of people who celebrate what makes them different from other tribes while bringing the knowledge of more worldly influences and celebrating them on a local level. There is also a strong African influence that we are showing with the visuals in this trend -- rich, vivid colours and patterns.

Sl: What Pratt & Lambert colour choices would you suggest for a West-facing room? What colours are recommended for an East-facing room? Pva: This is a great question that we are asked often, and we actually have a callout on PrattandLambert.com that discusses colour theory and behaviour. Western facing rooms have light that is strong and warm, especially in the afternoon hours. The light can change dramatically throughout the day, so use neutral colours for a more balanced feeling. Eastern light windows that face east will generally give a room a softer light. The light will be at its strongest and warmest in the morning, becoming more muted throughout the day. A mix of warm and cool colours will help balance out the changes in light.

Sl: What paint colour for fall 2012 do you think sums up the season?Pva: Corsican 28-13 is our pick for colour of the year.

Sl: What trends do you forecast for spring/summer 2013?Pva: We don’t really break our forecast into seasons. Paint colours and home decorating are typically not as fast-changing as fashion trends. While overall trends are not changing in a big way each year, the nuances and stories around the trends are communicated much more. I think this is due to the Internet and specifically social media. Colour awareness and “love of colour” are big right now and marketers are capitalizing on this by using colour to sell all products. Consumers are craving colour and wanting to use it economically which makes paint such a great option for updating a home’s palette.

Sl: Pick your favourite Pratt & Lambert all-time colours and from this upcoming season.Pva: Oh, this is like asking which one is my favourite child -- I can’t pick! I do like Leek 21-27 from Vestiges and Tide Pools 21-10 from Phenomena as being directional and key for 2013.

Janine Druery: What are your five favourite colours (the ones you tend to gravitate toward) for painting a home? Sharon grech: When I am looking for an overall backdrop for a home or room I tend to gravitate to these five colours:Revere Pewter HC-172 – it’s a perfectly warm grey, anything but drab! Sophisticated as a backdrop to deep woods and natural stone finishes and coordinates beautifully with any accent colour in the rainbow!Delaware Putty CC-230 – this is my go-to for a pale, warm khaki tone – it works well with pale woods and creamy white trim. Its green undertone gives it a little more life than a beige or a grey.Oat Straw AF-340 – oat straw is deceiving on a small chip, but in a room with natural sunlight it radiates and at night feels like candlelight. A perfect choice for a space with a mix of woods, heavier textiles and earth tones. (Currently this is the wall colour of my main floor.)Pashmina AF-100 – a sophisticated, truly

chameleon grey, Pashmina can shift from a slight mauvey tone to a green tone depending on its context. At night especially, it has a quiet, mysterious feel and works well in any space where you want a sense of intimacy. Gray Wisp CC-670 – a cool, refreshing blue-grey, this neutral doesn’t disappear into the backdrop. With a hint of green in the formula to warm it up, it isn’t too sweet or too cool, so plays well in a living space, hallway or bedroom.

JD: What do you think about deep, rich tones in a home?

Sg: I love the drama and romance of rich colours used in a home. Outfitted with a variety of cosy textures and interesting patterns, a deep wall colour is the perfect finishing touch. But the colour palette has to suit the space, the contents and the owners’ personality. It’s not enough to just “like” a colour, it’s important that the colour plan reflects the “feel” you want when you enter the room.

JD: Which paint colour is the hardest to get right?Sg: Surprisingly, I find whites and off-whites the most difficult to choose correctly. Even a white with just “white” in the formula will appear different under different lighting conditions. Benjamin Moore has hundreds of whites to choose from, each with a different undertone, some slightly pink, yellow, green, blue and everything in between! So especially to the untrained eye it can be a shock when the colour is on the wall. I always recommend buying a small colour sample to test out first.

JD: What are your favourite colours in general – for instance, to wear?Sg: My personal favourite fashion colours are rusty orange, olive green and grey. I keep promising myself NOT to buy one more grey item, but it’s so hard

because just like a grey wall, grey attire allows room for colourful accessories, which I love!

JD: Do you believe colour dictates mood in a home?Sg: Colour absolutely dictates the mood in a home. Colour is a very emotional choice, but there are certain colours that just physiologically feel cooler and others warmer. Cool colours, like the sky and water naturally recede and feel more airy, promoting a serene environment. Warm colours like fire naturally advance and feel more cosy and intimate. Most people will use a balance of these colours to find the “mood” they want in their space.

JD: What would you classify as a “colour mistake” when decorating?Sg: If there is a sense of dis-harmony in a room, it can often be helped with paint colour correction. The paint on the wall, as well as the flooring are often the most visible colours in the room. So if these two colours don’t complement one another it can have a negative effect on the whole space.

JD: What wall colour would you choose if you could have only one?Sg: Oh my ---- so difficult to choose just one! I think today I would have to say Revere Pewter HC-172.

QUICKTIPS

WHETHER YOU LIVE ALONE OR HAVE A FULL HOUSE,

there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, and you shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work

Leave the house with everything you need Clear a shelf in a bookcase near the back entrance and designate the area as a special place to corral items each family member must have to leave the house. For kids, it will serve as home to permission slips, lunch boxes, homework, library books and projects. For adults, it will hold handbags, briefcases, car keys, and dry cleaning. Add a different-coloured plastic dishpan for each family member or use attractive square baskets clearly labeled with each person’s name. When family members come home, they can toss their belongings into their basket until they need them again the next morning.

The ‘go-to’ bin Provide a personalized ‘go-to’ bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day to have each person empty his or her bin by returning the contents to the right place.

The ‘inbox’ Complementing the ‘go-to’ bin, create a family mail centre to manage paper flow. Create inboxes for each family member. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

Q You have outgrown the size and function of your home but love your neighbourhood, the ideal solution is a home addition. How do you make this potentially complicated project go as smoothly as possible? Where do you start and what are the crucial check points?A Your first stop should be to your local Municipal Building Department to obtain the zoning information that you will need in order to establish the parameters of construction. This inquiry will reveal height, depth, set-back and square footage restrictions. Design is the next step and you will need a set of construction drawings before the building department will issue the permits prior to construction. The work can begin once you have determined the labour and materials required to complete the work. Preparation is key, so ensure that you understand all of the components involved prior to commencement.

Q Since an addition involves altering the structure of your home, how do you determine which additions require permits or do all expansions require permits? How long does it typically take to obtain the necessary permits before the actual work begins on our home? A All addition projects are required to demonstrate compliance with local zoning restrictions (Information that will be found on the construction drawings), applicable building permits (Architectural, Mechanical, Structural, etc.) and typically a clearance from the local conservation authority. Once the completed set of building permit construction drawings are filed at the building department, it takes 10 business days before the permits are issued (or denied).

Q New additions often involve words like “underpinning” to accommodate the lowering of a basement floor to increase the ceiling height, or in instances like stabilizing an existing damaged foundation. What is involved in the process as it sounds like a time-consuming undertaking? A Underpinning is the process of extending the depth of the footing (the structural component beneath the foundation wall). The existing footings are marked and divided into two to four “cut” sections. One “cut” section at a time is excavated, allowing for the necessary “form-work” (wood bracing). Concrete is then poured beneath the footing, extending the depth to the desired grade. The concrete is then allowed to typically “cure” for a week before the excavation of the next “cut” section. The space in between the new concrete and the base of the old footing is typically filled with non-shrink grout. This process is repeated until the entire span of the footings are “underpinned.” The new basement concrete slab is then poured. Typically, the process is time consuming and hard on the back because it requires a lot of hand digging. It is possible to use a mini-excavator to assist with the digging in cases where an addition is being built in conjunction with underpinning of the existing structure. Where possible, it greatly alleviates the difficult labour of hand digging.

RENOMARK

by BRYAN TUCKEY

BRYAN TUCKEYBryan Tuckey is President and CEO of the Building Industry and Land Development Association (BILD), the creators of RenoMark, and can be found on Twitter (twitter.com/renomark_ca), Facebook (facebook.com/renomark), Youtube and BILD’s official online blog (bildblogs.ca).

WHEN THE NATIONAL RENOMARK PROGRAM WAS

first launched back in 2001, its primary goal was to help homeowners differentiate a professional renovator from the rising number of rogue contractors giving the renovation industry a bad name.

To date, the program has successfully given RenoMark renovators a well-known and respected brand that recognizes them as professionals that agree to a national Code of Conduct, as well as a Code of Ethics administered by their local home builders’ association (HBA). In fact, a total of 34 HBAs currently administer the program across eight provinces, and that number is still growing.

Despite the program’s success, however, the home renovation sector in Canada is still fighting underground operators who work on a “cash only” basis.

A report published by the Canadian Home Builders’ Association (CHBA) this summer states that such contractors pose a number of dangers to the renovation industry, especially for the homeowners. Consumer protection is compromised when dealing with a “cash only” renovator due to the absence of a written contract. Should the quality of the contractor’s work fail to meet your expectations, or if he simply takes off with your payment without completing the agreed-upon project, there is no paperwork to hold him accountable.

The report also identifies that every dollar of evaded taxes, as well as EI and CPP contributions, puts more pressure on governments at all levels to raise other revenues, damaging both the economy and the credibility of Canada’s tax system. In short, underground renovators who dodge taxes are hurting our country’s economic prosperity and success.

In fact, the average government revenue losses from underground activity in the Ontario construction industry range between $1.4 and $2.4 billion every year – I realize this is a rather wide range, but these are the most accurate numbers available to me. That’s a troubling statistic as it puts an unfair tax burden on taxpayers, not to mention legitimate renovation

companies who play by the rules yet are finding it increasingly difficult to compete against contractors who offer discounted rates by dodging taxes.

The CHBA has been working with its local associations, including BILD, to combat the use of underground renovators and is happy to report that federal and provincial agencies have now jumped on board to help find a solution. The result is an international research effort to see how other developed countries tackled this type of issue, and analyze how it can be applied locally.

In the meantime, HBAs from across the country are encouraging homeowners to hire professional renovators that offer proper written contracts that spell out what work is to be done, when and how much it will cost.

When you hire a contractor for your home, a pen is your most important tool!

For a list of professional contractors in your area, check out renomark.ca. Home of the national RenoMark program, the website’s Find a Renovator tool will help you quickly and easily find a professional contractor that offers a minimum two-year warranty on all work, carries a minimum of $2 million liability insurance and maintains a professional level of knowledge of current building codes, permit procedures and technical skills.

The underground economy is detrimental to our economy, our industry and the quality of our homes. Let’s work together to ensure that we put a stop to it once and for all.

beautiful renos don’t just happen. They are usually the result of a talented team of experts coming together to make a vision of a more functional

and beautiful home a reality. With the multitude of TV design shows igniting our desires for updated and upgraded living spaces, and the costly prospect on both budget and time, who do weary homeowners turn to when they have outgrown and outlived their cherished home and are in need of a complete overhaul? With aspirations of a design magazine-worthy reno, I would put my money on a winner.

This year’s winner in fact, of the BILD 2012 Renovator of the Year award, Paul Gallop, owner of Men At Work General Contractors. A once-upon-a-time rock musician/singer-songwriter turned contractor - yes, his penchant for creating music morphed into a talent for composing beautiful home transformations - after over two decades in the business, with his work appearing in numerous HGTV design and renovation programs, the Men At Work influence in the Canadian renovation scene is far reaching. Fergus McLaren, Ed Richardson,

and other Men At Work team members, are regularly featured renovators on the popular show Love It or List It. They credit Gallop with creating the opportunity, and for invaluable mentoring and training. Gallop now has been officially recognized by the industry for his professionalism and high levels of client satisfaction in literally over a thousand renovation and addition projects. The breadth and beauty of his work is astounding, so this month’s renovation spotlight is on two reno projects that Gallop has orchestrated with his band of trusted professionals, tradesmen and design professionals. Specializing in home additions and renovations in older Toronto neighbourhoods to reach their maximum potential, here is a look inside the two little houses that could ... and did.

Designer on both reno projects was Jay Hodgins of Jay Hodgins Designs, (jayhodgins.com). He works with clients to determine their needs, establish design and décor preferences and like every reno project, be a creative problem solver. He worked on the concept space planning for Regal Road and insisted the Tudor style of the home be respected and reflected in the

design. “The whole idea of creating an English village feel to the backyard was important,” says Hodgins.

Inside the home, the gorgeous escarpment in the Davenport and Dufferin area offers a stunning vista from the master ensuite, fitting for a gorgeous, deep soaker bathtub to take in all the outdoor beauty. With nature as its inspiration, it is illuminated by a tree twig light fixture from Elte.

The homeowners’ living and work needs were taken into account as well. They are both professional photographers, and the wife and young mother is a food photographer who works from home. With that in mind, Hodgins created a kitchen with a laboratory feel as the perfect backdrop for her work. He researched the old butler pantry design, which is sympathetic to the age of the house, and introduced it in the home in a contemporary way.

The powder room – a great room to experiment with colour and design, Hodgins introduced an egg-shaped basin and used wallpaper and bead board to add visual interest. He perked up the ceiling by painting it a Robin’s Egg Blue.

The tastes and preferences of the homeowners are merged with the design esthetic of Hodgins, but as the addition came to life, the décor of the existing home needed some freshening up as well so Hodgins ensured the rest of the décor was cohesive. He guided it in terms of finishes and reveals, “the whole project was a combination of Armani with The Gap.” It was not super high-end, for instance, in the bathroom it was the use of limestone on the floor with ceramic on the wall and an entry level faucet from Ginger’s.

Timeline Project was undertaken in two phases. First phase:Kitchenrenotookfourmonths. Total planning and approvals were pursued for larger addition project taking eight months. Second phase: Committee of adjustment approvals were required for of the project which required owners to move out for approximately seven months to finish the addition.

Because addition projects so significantly forward a neighbouring house, selection of exterior materials is important. Matching existing brick was not possible so stucco finish was chosen and the salvaged bricks from the demolished porch were sliced into veneer tiles and added on to the stucco as decorative bands to link the old with the new.

Gallop points out that, “the lot is very small, narrow and irregularly shaped and the only way to add more space was at the front.” This restricted layout options for rooms but the optimization of the hall area to serve as a dressing and clothes storage was a key element to the success of the master suite, says Gallop. The open concept plans he concedes are understandably popular for current family lifestyles but they present certain challenges for mechanical distribution to upper floors. The issue of pipes and ducts that are normally routed inside interior partition walls that don’t exist in an open concept was

resolved by concealing the required plumbing and heating lines behind the built-in wall unit in the hall area.

The unusual shape of the lot, the way it meets the curving street on an angle may have presented layout options but it gives an interesting panorama of the street from the bay window in the master bedroom. “The overall feel and look of the décor and finish is warm, comfortable and elegant. The walnut cabinets against the natural white oak floors contrast beautifully,” says Gallop.

There is a natural warmth that comes from these materials, the tailored furnishings, window covering, paint palette and artwork add an air of refined order. It is a nice blend of tastefully decorated space that is family-friendly and livable for a family of four.

Home additions and renovation projects in older homes over the past 20 years have become Men at Work’s niche, and Glenlake and Regal not unlike other renovations, had their share of challenges Gallop admits.

The end result is high function and seamless beauty as clients are able to enjoy their home with realized potential for modern living. Gallop humbly attributes his success largely to a cooperative team approach between contractors, architect, designer and clients. He fosters conditions and coordinates the parties to work together with constant communication and proactive problem solving. This, he assures is the key to their “winning formula for consistently delivering successful projects and happy customers.”

He estimates that more than 80 per cent of his business comes from past customers and referrals. From lead singer to reno rock star, it is nice to know his fan base keeps growing.

DENIS FLANAGAN After graduating from Horticulture in Surrey, England, Denis worked on some projects for the Royal Family and achieved a Gold Medal at The Chelsea Flower Show.In Canada, Denis continues designing award-winning gardens for Canada Blooms and has taught at several community colleges including Humber and Seneca. He is well known for his Gardening shows on HGTV and continues to promote the joys and benefits of horticulture through the “Green for Life” program for Landscape Ontario. landscapeontario.com

aFter this recorD-breaking hot summer, many

garden spaces are looking a little worse for wear, so now is the perfect time to liven things up so that you can enjoy sitting outside and bask in the beautiful days of autumn.Veg and herb plots If you were one of the fortunate ones that grew some of your own food this year, this is the time to harvest the last of the crops.

Pick veggies before they get hit by frost and if you cannot use them all now, consider canning or preserving fruit and herbs so that you have a source of locally grown nutritious food in the winter months. Late September to early October is the ideal time to prepare the soil in vegetable gardens and containers for next year’s planting. Use a garden fork to turn and aerate the soil to a depth of eight to 12 inches, and then add a generous amount of bagged manure from your local garden centre. The frost during the winter months will continue to break up the soil naturally creating the perfect soil for spring planting.Flower containers Particularly after this very hot summer, many annual plants in containers and window boxes are looking a little tired and stretched, remove the plants and compost them, then create a new fall-time colour display with flowering mums, asters, kale and ornamental grasses. Complete the look and celebrate the season by adding mini pumpkins and gourds to the mix. Green Green grass of home This is the title of an old song, and unfortunately we have not had much to sing about with our lawns this year — in fact, many look like they have been in a bad accident—with holes, brown spots and badly damaged areas. The good news is that it’s the perfect time to do the repair work.

HERE ARE FIVE EASy STEpS:

1. aerate your lawn by creating a series of small plug holes on the surface. If you rent a machine or hire a company to aerate your lawn, this will ensure that the next steps are more effective.

2. Feed it with a granular fall fertilizer specifically designed to strengthen the grass before the winter months.

3. topdress the entire area by spreading a 1/4-inch layer of a light soil mix and/or compost — this will even out the small humps, add nutrition and help with germination of the seed.

freshen up your garden

this fall

4. overseed with a top quality grass seed mix as this will thicken the lawn. A healthy, tightly grown sod is the best way to stop weed seeds from being able to germinate and take over your grass.

5. For the previous steps to be effective, keep your lawn evenly watered with an overhead sprinkler for approximately one hour a day for 10 to 12 days.

Increase the tree canopy Think about honouring the fact that we now have a National Tree Planting Day that takes place on September 26. Add a new tree to your garden or get involved with a local school or community group to improve our green spaces. Plan for next year Take the time this fall to review your overall garden. Take pictures and make notes, then some time over the winter, sit down with a trained designer/consultant and plan how to optimize your green investment for next year.
