In 1951, our father Osvaldo Verani came to the United States from Italy in search of a better life.Beginning as a worker in the mill yard in Manchester NH, he had a vision of someday becomingan entrepreneur and owning his own business. Criteria For Choosing The RIGHT Mortgage Provider

Choose a Loan Originator that is a good listener. You want an originator who is interested inyour individual situation, not someone who is just trying to close a deal. It is important for thebroker to listen to you and be there every step of the way.

Investigate the kind of rate the Loan Originator is offering. Every Mortgage Provider will dotheir best to offer competitive rates and closing costs. However, if the rate sounds too good tobe true, it probably is. Ask about locking-in, additional fees or closing costs and what happens ifyour lock-in expires.

Look fo r a Mortgage Provider who will fund the loan from their office. There is a differencebetween a mortgage broker and a direct lender. Both offer many choices in loan programs, but itis important to understand if your Mortgage Provider is actually an outside party who has theultimate control over scheduling and financing terms.

Make sure the Mortgage Provider is familiar with the closing and settlement practices inNew Hampshire. Delays can frequently be traced back to a lender's unfamiliarity with localrequirements. Loans which are improperly scheduled and funded can prevent you from gettingthe keys to your house on moving day.

 Ask who the Mor tgage Provider uses for clos ing and outs ide services . It is important toknow if their designated real estate appraisers are knowledgeable in the local area. Equally

important is knowing if the closing attorney or title company can accommodate the dates,location, funding and recording schedule you need. Timeliness and accuracy of these thirdparties are critical to a smooth transaction.

Completing The Final Process

Here are some helpful things to remember and consider to support a trouble-free homepurchase:

•  Professional inspections can reveal structural, roof, termite and other conditions with aproperty that may require attention. Earnest money deposits need to be given to youragent on or before the deadlines specified in the Purchase Agreement. Escrow checksare deposited and will clear through your bank. If escrow funds are paid within 5-10business days of the scheduled closing, then the funds must be in the form of a certifiedcheck or money order. Lock in terest rate and loan terms with your chosen mortgage

lender. Satisfy remaining contract conditions on or before the deadlines specified inthe Purchase Agreement. Contingencies should be released in writing and signed byboth parties. A home warranty plan can give you peace of mind by providing repair-or-replace coverage of major home operating systems and appliances.

•  Communicate frequently with your mortgage lender  to ensure appraisals, credit,income and asset verifications, title search and other loan conditions are completed in atimely manner. Verify you can obtain Hazard Insurance on the property and arrange fora prepaid homeowners insurance binder. If possible, leave flexibility in moving dates incase of unforeseen delays with financing, title or other potential issues. A financingcommitment or approval means that the borrower meets the lender's qualificationrequirements and also its underwriting requirements. In some cases, the approval may

be conditional on further verification of information provided by the borrower. Reviewthese conditions carefully with your mortgage lender before you remove your financingcontingency from the contract. A preliminary title report informs you of any issues withthe property’s title, and a policy of title insurance protects your rights to the property.

•   A walk -through before closing allows you to make sure the property is being deliveredin an agreed upon condition. Verify with your mortgage lender what funds you need forclosing, what form of payment is acceptable and what funds you need to have inreserves (savings) at closing. Final time and place for the settlement will be confirmedby the lender and a designated title company once final contingencies, financing and titlepolicies are in place. Keys are customarily delivered once the settlement papers are

signed, the new deed is recorded and the closing has been fully funded.

 A Smooth Transition To Your New Home

 As you make the move to your new home, the following is a helpful checklist.

•  Contract with a reputable moving company.

•  Arrange to have school records transferred.

•  Arrange to transfer (or take with you) medical, dental and other important records.

•  Prepare to transfer your homeowners and auto insurance to be sure you will be coveredfor any unforeseen disasters.

•  Hold a garage sale to get rid of unneeded items; arrange to place excess items instorage.

•  Keep track of moving-related expenses. (Check with your accountant to find out whatexpenses will be deductible).

•  Mail change-of-address cards to the post office, subscriptions, credit card companiesand important contacts. Online service is available at www.usps.gov. 

•  Arrange for a final utility reading at your former residence the day after your move ANDhave the utilities and phone turned on at your new home the day before you move in.

•  Close or transfer bank accounts, if needed.

•  Terminate newspaper delivery service.

•  Arrange the transfer of vehicle licenses and driver licenses.

•  Have an extra supply of prescription medications for the next four weeks.

•  We will schedule a final walk-through of the property to make sure everything is in order.

•  Keep financial records and personal papers with you, do not pack them with the rest ofyour items.

•  On closing day, once the home purchase documents are completed and the seller is inreceipt of funding - the keys will be yours!
