What is the most challenging element of our job atHabitat-NYC?

It’s not just putting the finishing touches on ournine new homes in Bedford-Stuyvesant. Or breakingground on our largest and greenest complex to datein Ocean Hill-Brownsville.

These are easy—compared to sifting through hundreds of applications for our Atlantic Avenue homes, reading themoving stories of families living in unsafe and overcrowded conditions,but determined to transform their lives in partnership with Habitat-NYC.

Together with board members and volunteers, Habitat-NYC staff has goneon hundreds of home visits, walked down cracked streets in neighborhoodsravaged by crime and neglect, climbed rickety staircases in buildings withbroken elevators, sat in living rooms that double as bedrooms for severalfamilies and viewed collapsing ceilings.

These home visits, and the conversations we have with prospective familypartners, are a crucial step in our application process. They help us under-stand the unique circumstances of each family. And while we wish wecould offer a homeownership opportunity to each and every family wemeet, the need is just too great. We move forward with the knowledge thatwe are identifying 41 remarkable families to live in Habitat for Humanity’slargest multi-family project ever, and each of these families has a poignant,inspiring story to tell.

You can meet some of them in this newsletter. As we welcome them into theHabitat fold, we renew our commitment to build more houses and our pledgeto ensure that all New Yorkers have safe, decent and affordable homes.

At Atlantic Avenue, more than ever before, our future homebuyers reflectthe character of our ever-changing city: a mosaic of jobs, ages, ethnicities,religions and languages spoken, but all united in the desire to build a betterfuture for themselves, their children and their city.

What can a better future look like?

A pair of very generous video professionals recently visited one of our long-standing family partners—the Murphy clan—and captured their “betterfuture” on tape. This pro bono video, which you can view on our website,profiles the profound impact Habitat-NYC homeownership in Queens hashad on the Murphy family. I have to admit that I’ve watched the rough-cut ofthe video about 500 times, not because I was making edits, but because hear-ing Mike and Gladys Murphy tell their family’s story is a poignant reminder ofthe end result of our labors.

For all Habitat friends who’d like a reminder of what your support means toa family, I recommend setting aside a few minutes to hear the Murphy fam-ily’s story.

Like all of us at Habitat-NYC, you are sure to rejoice at the transformationyou’ve made in this family’s life. And I know you will be inspired to helpoffer Habitat’s life-changing hand up to manymore deserving New Yorkers.

This summer, while most New York Citydwellers were taking vacations, BrokersBuild was hard at work, raising close to

$100,000 for our Atlantic Avenue homes.

Tonya says her two daughters, Lisa, 8, andTySeania, 7, are so excited they’ve toldfriends at school that they have alreadymoved in—even though the homes are acouple of months’ shy of completion.

Tonya herself is “so shocked to see thatthis is really happening.” She adds, “Thefirst thing I’m going to do is call every-body I know and invite them over for abig party. It will be a quiet party—we

won’t bother the neighbors—but it will bejoyful!”

The Milan family has already seen positivechanges, especially for their 17-year-oldson Anthony, even though the moving vanhas yet to arrive. Anthony, who spentmany hours working on the nine-unitHalsey complex, has decided to go tocollege and to become an electrician.

“Now he really knows what it means to bean electrician, thanks to Habitat,” Tonyasays. “He’s focusing more on school. Andhe knows he has to work hard to get whathe wants in life.”

Zerika Griffith, an EKG technician, looks forward to oneday moving her frail, elderly parents and disabled niecefrom their one-bedroom apartment to a comfortable new

home at our Atlantic Avenue complex.

“This will change my life,” she says.

“I thank God for the opportunity,” says Custudio Castillo, whosefamily was among the first group selected for Habitat-NYC’s newcondo project. “I feel happy.”

Our newest family partners have already started putting theirsweat into building the equity of their future homes in Ocean

Hill-Brownsville, as we begin framing walls in two of the com-plex’s three buildings.

“I’m thrilled that I’ll be able to live in a piece of the AmericanDream,” says family partner Stacey Ottley.

Deidre Williams, who currently lives in Bedford-Stuyvesant, saysthat expensive new homes are rising on every once-vacant blockin her neighborhood, “but I can’t afford to live in any of them.Habitat-NYC is giving me the opportunity to live in a new build-ing with like-minded people who want a decent home.”

‘Building a Home Is Building Safety’

When he was growing up in theDominican Republic, JeanineMartínez Grullón’s father was

so poor he had to share a single pair ofsocks with his brother.

He was just another indigent kid in acountry where one out of every three peo-ple live in extreme poverty and housing isso deficient that it’s not uncommon for 11people to be squeezed into a 30-square-foot home fashioned out of soil andmanure or empty oil drums.

Homeownership is out of reach for mostDominican families—but Janine MartínezGrullón is determined to change thatthrough her job with Habitat forHumanity’s Dominican Republic affiliate,which has built 1,475 homes since 1989.

“To be able to build a house is to be ableto build safety, to be able to build adream,” she says.

Today, Habitat-NYC is reaching acrossthe Caribbean to give a hand up to oursister affiliate and to Dominican fami-lies. Our partnership began with a$30,000 tithe, a visit to Habitat DR andthe conviction that we must domore.

Our innovative partnershipwith Habitat DR includes work-ing with New York City collegestudents, encouraging them tovolunteer for builds in theDominican Republic. We’vegathered a wish list of much-needed building supplies—ranging from hard-hats andwork gloves to wheelbarrows and pick-axes—and we are reaching out to theDominican faith community and electedleaders here to help supply goods andfunding support.

“As the Dominican community in NewYork City works for a new chapter in theAmerican Dream, we are joining themin working for safe, secure and afford-able homes for their families, friendsand compatriots in the DominicanRepublic,” said Habitat-NYC BoardMember Rabbi Bob Kaplan.

For every hard-earned dollar low-income Americans bring in, there’sanother fiscal predator waiting to

take advantage of them.

Subprime mortgages, payday loans, furni-ture rent-to-own centers, usurious creditcards and rapid tax refund loans are onlya few of the many high-interest weaponsused to plunder meager paychecks.

Habitat homeowners, often stretchingthin budgets, may be susceptible to theenticements of these legal loan sharks.With that in mind, Habitat-NYC hasembarked on a national survey of Habitatfamilies at eight urban affiliates to gaugetheir financial security and experiencewith predatory lending practices.

“This research will be used to ensure thatHabitat families have the knowledge andsupport they need to avoid predatorycredit practices,” said Paige Bellenbaum,Director of Advocacy at Habitat-NYC.

“Our goal is to create services or educa-tional programs that help Habitat fami-lies stay financially healthy and to gaininsights that will be useful for all low-income homebuyers,” she added.

The findings also will help Habitat-NYCdetermine if legislative changes areneeded to protect Habitat families.A member of New Yorkers forResponsible Lending, Habitat-NYC isexamining possible advocacy initiatives in this area.

Bellenbaum noted that the survey willhelp understand the impact of Habitathomeownership on families in such areasas income, education, health, communityinvolvement and more.

The survey is being overseen pro bono byElizabeth Arnet, a polling consultantwhose client roster includes Freddie Mac,President Bill Clinton, Senator Evan Bayhand AOL. Global Strategy Group, aninternational communications and mar-keting research group, will conduct thequestionnaires.

About 1,400 Habitat families will be con-tacted by phone and invited to respond.Initial findings are expected to bereported by early December.

Habitat-NYC has faith that we cantransform the communities inwhich we build. And today, we

have more faith than ever before—thanksto the ongoing, and growing, involvementof our diverse religious communities.

One manifestation is generous supportfrom the Trinity Foundation. Its three-year grant, made in 2004, supports leader-ship training, advocacyworkshops, faith partner-building events and theforging of stronger bondswith New York City’sEpiscopal community. Asthe grant enters its thirdand final year, Habitat-NYC’s relationship with the faith commu-nity is flourishing.

Wall Street’s Trinity Church, which man-ages the Foundation, has a long history ofadvocacy and philanthropy. It also has along-standing relationship with Habitatfor Humanity International, beginningwith support of affordable housing inAfrica. It seemed only natural that whenHabitat-NYC was established in 1984,Trinity Church would be there to help thisfledgling affiliate get off the ground.

“We began looking at ways we could sup-port affordable housing beyond directdevelopment,” says Matthew Heyd, SeniorAssociate of the Trinity Grants Program.

“We had not done advocacy work forhousing policy,” Heyd remembers. ButNew York was becoming increasinglymore expensive, market-rate competition

growing wildly while the affordablehousing market shrank. “We thought wereally should begin diversifying the wayin which we support affordable housing inNew York.”

At the same time, Habitat-NYC had begunbuilding an advocacy program, aimed atraising awareness of the city’s acute hous-ing shortage and advocating for policy

changes that fosteraffordable housingdevelopment.

With the Trinityfunds, Habitat-NYCorganizes regularleadership trainingfor advocacy coor-

dinators and congregants of five targetedEpiscopal congregations: St. Margaret’s, St.Bartholomew’s, St. James, St. Philip’s andGrace Church in Brooklyn Heights.

We have conducted “Housing Sabbaths,”with Habitat advocacy staff working with-in these congregations to raise awarenessof—and seek solutions to—New York’shousing crisis. In addition, Habitat-NYChas organized faith-based building events.

The grant also helped launch “Lifting Upthe Faith Experience,” a focus group estab-lished to help Habitat-NYC strengthenour ties to the faith community.

“We have been really impressed by theway everyone there has done a terrific jobin extending what Habitat is known for,”says Heyd.
