Situation and SummaryHag Farm occupies an outstanding position with far reaching views over the farm and the Wharfe Valley. The farm which has been in the same family since 1939, lies in an unspoilt rural position in the heart of the Yorkshire ‘Golden Triangle’, is very accessible lying almost midway between Otley and Ilkley, only 8 miles from Leeds Bradford International Airport and 14 miles from Leeds City Centre. Of particular note is Burley in Wharfedale Railway Station which is situated at the end of the farm road less than 1 mile from the property.

The farm steading lies in an elevated position towards the western end of the farm from where there are views over most of the land. The farm steading is dominated by a substantial range of stone barns together with a three bedroom farmhouse requiring renovation. In all the house and stone buildings have a floor area of 9,220 sq ft offering potential for development subject to obtaining planning consent. For those with equestrian or livestock interests the steel framed buildings could provide covered storage or livestock housing. The land is all down to grass including productive level mowing land and pasture with amenity value enhanced by Carr Beck which runs through the farm together with well-established trees and shelter belt. There is good access to the land off Hag Farm Road providing potential for lotting as well as separate field access off Moor lane on the Western boundary.

Description The farm extends to approximately 72 acres lying within a ring fence currently farmed as a traditional beef and sheep holding. The land adjoins Moor Lane Burley Woodhead on the western boundary from where permanent pasture slopes down to the farmhouse and buildings. To the east of the buildings the land is mainly level including productive meadow and parkland with a further small stone barn and good access off Hag Farm Road.

The FarmhouseThe farmhouse which lies at the western end of the traditional stone building range is a two storey three bedroom farmhouse extending to 1,639 sq ft and which requires modernisation.

Farm BuildingsAn extensive range of farm buildings, the majority of which are of traditional stone construction with a floor area of 7,581 sq ft comprising traditional barns, storage and cattle housing. The barns offer potential (subject to planning consent) for an extension to the farmhouse or a larger development project.

The modern farm buildings which are largely open fronted steel framed buildings provide a further 6,250 sq ft of livestock housing or general storage.

The LandThe land lies within a single block and extends to approximately 72 acres accessed from Hag Farm Road and also Moor Lane to the west where the land is approximately 190 meters above sea level being the highest point of the farm. The steeper grazing fields lead down to the level mowing land towards the eastern boundary where the farm has an almost parkland appearance. Carr Beck follows much of the eastern boundary providing an attractive amenity feature enhanced by the mature trees and hedgerows. The land is registered for subsidy payments under the Basic Payment Scheme and the appropriate number of Entitlements will be transferred to the purchaser. Sheep grazing rights at the neighbouring moor maybe available separately
