This proposal raises the FAR from 0.26:1 to 1.45:1 A strong edge has been established on the south end of the shopping center, bringing retail to the main street and contributing to a sense of place in the area A block park has been established within the shopping center, functioning as a gradual transition from the existing residential space just west of Red River to the new high density master plan development CONVERGENCE EDGE BLOCK PARK Grid Continuous Circuit Park Existing accesses maintained Bennet Ave Access Proposed density of intersections: 167 per sq.mi.
