Volunteer Fair - June 28, 2018A volunteer fair was held

recently in the clubhouse to encourage residents to sign-up to serve on various committees in Country Walk. Several people did sign up, but more volunteers are needed. If you are interested in volunteering, please see Linda Huftalen in the office to fill in the appropriate form. The Social Committee provided refreshments and current committee members were on hand to explain what their respective committee does.

PoolThere is only one more month of pool time. The pool

closes Labor Day, Monday, September 3.

ARC We now have color samples for garage and entry doors

in the Management Office for your use if ordering paint.

Flu ShotsFlu season will be here sooner than you think. We have

scheduled our next annual flu shot program for Thursday, September 20th. A sign-up sheet will be placed at the front desk in the lobby.

Dryer Vent Cleaning2018 is the next scheduled bi-annual dryer vent

cleaning for courtyard homes which had their last cleaning done in 2016. This is necessary to fulfill our bi-annual insurance requirements. Once this service has been done, please submit a copy of the service receipt to the office for our records. The Management Office will send reminders to the courtyard homeowners who fail to have this done before year end.

There are homeowners, though, who had their vents cleaned in 2017, as well as this year. If you are one of these homeowners who have had their dryer vents cleaned after 2016, your next scheduled vent cleaning will be in two years (2019 or 2020).

Important Reminders• All complaints regarding rules and regulations

violations must be in writing and signed or they will not be processed.

• If you are doing any exterior work on your home an ARC form must be filled out, submitted and approved before you begin work. If you are doing interior work in your home that requires pods, dumpsters, trailers, etc. be parked in your driveway for any period of time beyond two/three days, you must inform the Management Office and get Board permission before bringing anything on premises. At no time is anything to be parked on the street overnight.

• If you are selling your home, please let the Management Office know.

• Once your home is sold, please let the Management Office know.

• If you are converting to gas, please let the office know before this is done. Remember to have mark outs done before in-ground oil tanks are removed. The office should receive all related documents for file, including the form at the front desk.

• Work orders are required for reporting lawn and sprinkler repairs. Include resident’s name, address and phone number, or they cannot be submitted. All requests must be in writing, not verbal, or they will not be processed.

• Make sure to securely cover garbage cans before placing them at the curb for pickup. Summer is here, hot humid weather, critters everywhere, and they love garbage. If you do not have your garbage in a covered garbage can, please do not leave it at the curb overnight.

• Lights, plants, etc. should not be put outside your three foot bed in front of or on the side of your home as it interferes with mowing.

• Streetlight outages must be reported to the Management Office by pole number for JCP&L to be notified.

Newsletter Flyers Procedure:

Beginning July 1, 2017 any activity, club or committee who requires flyers to be included with the monthly newsletter will be permitted to do so following the rules noted below:1) Type your own flyer.2) Make your own copies either in-house or outside

(Staples). 3) Obtain copy of current distribution list from Manager,

who keeps list updated on a monthly basis. Labels will be provided with distribution list. Labels will include Block Captains’ names and number of copies.

4) Collate flyers by Block Captains’ names and clip to each pile.

5) Keep flyers in Block Captain order as they appear on the distribution sheet.

6) When a flyer distribution is required, prepare mailing ASAP and give to Manager, who will hold it for newsletter distribution team to coordinate during last week of the month.

7) Flyers received after distribution will not be accommodated. Activity, club or committee will have to distribute themselves, include as part of next month’s newsletter or leave with Manager for next month’s distribution.

Parking RegulationsDefinition: “Common Property” shall be considered

to be any property that has not been sold to an individual, i.e. streets, roads, driveways of Courtyard homes, curbs, and sidewalks along Country Walk Boulevard, recreational areas, ponds, clubhouse and recreational facilities. The Board has determined that the following rules and regulations regarding overall parking on the “Common Property” in the community of Country Walk are in the best interest of the homeowners of the Association. The authorization and notice for these parking regulations is stated in the approved “Amended Resolution Regarding Parking Rules” dated April 6, 2010.Parking Rules:1. No vehicles may park overnight on the streets (from

11:00pm to 6:00am).2. Vehicles may park overnight or for extended periods of

time in the Clubhouse parking lot with a permit that can be obtained from the Property Manager.

3. No boats, trailers, campers, recreation vehicles, mobile homes or inoperable vehicles may be parked on either the Common Property or Lots except (i) vehicles serving the property itself or one of the lots or dwellings; and (ii) in areas designated or to be designated by special permission of the Board or Property Manager.

4. No parking is permitted in all posted areas and along the curve on Country Walk Boulevard until #3 Country Walk Boulevard, a Courtyard home.

5. No vehicle may obstruct a sidewalk.6. No vehicle may be parked within 10 feet of a fire hydrant.7. No vehicle may park in the middle of a “T”

intersection by any single family home.8. No vehicle may park in the opposite direction of traffic.9. No vehicle may be parked directly across the street from

another parked vehicle.10. No vehicle may be parked on the street or on the lawn

during a forecasted or actual snow event and/or during snow plowing after such a snow event.

11. No vehicle may be parked in the common driveway of a Courtyard home.

12. No vehicle may be parked in the key area of a Courtyard home common driveway.

13. No vehicle may be parked in the driveway in front of the Clubhouse except to load/unload passengers, delivery of supplies or in case of emergencies.

Enforcement: The Association’s Property Manager is authorized to tow any vehicle parked in violation of rules and regulations at the vehicle owner’s expense as detailed below. The Association’s Property Manager is also authorized to “sticker” the vehicles parking in violation of the restrictions in the ARC Standards. In addition, the following rules also apply regarding parking:

The following vehicles are prohibited: commercial

vehicles, campers, recreational vehicles, trucks and pickup trucks with a weight limit of over 1.0 ton.

Only currently registered and road worthy vehicles are permitted. Abandoned, stored and disabled vehicles are prohibited.

Boats, trailers of any type, motor scooters, All Terrain Vehicles (ATVs) and similar types of motorized vehicles are prohibited.

On site repairing (maintenance) of vehicles is prohibited.

Except for roadways, no motorized vehicle of any kind may be ridden upon the open spaces.

1. GRASS – DRY SPELLWe experienced a more severe hot/dry spell near the

end of June and into July than we have had most likely since the beginning of our community and it was broken by a series of thunderstorms on Friday, July 6th. There was consistent high 90’s with excursions into the 100’s.

Just about every grass location was affected by stress to some degree with spots and sections along with a number of entire lawns and areas turning yellow as they entered a dormant stage.

This was not the fault of F.B.I. (irrigation), Turfmaster OR the board, as Mother Nature was in total control of this weather issue and the resulting consequences.

Just because some residents have never seen it this bad before does not mean it can’t or will not happen and according to some…should not happen.

I also noticed that a particular species of tree shed its leaves that had dried out for lack of water due to a different (lower) drought tolerance compared to many other types of trees in our community.

Most residents recognize, understand and accept what a drought situation entails and that they are different every summer in duration, intensity and aftereffects. Unfortunately, some do not.

This drought did not just affect Country Walk, as along Rt 530, entire lawns or sections turned yellow in going dormant, such as Wells Fargo at Schoolhouse Rd., 67 Lacey Rd at Doctor offices, First Aid building prior to reaching Rite Aid and the Medical Building opposite Stop & Shop to name a few.

Country Walk is restricted as to how much water we can use from the aquifer by way of our wells for lawn irrigation. There is a monthly amount that we CANNOT exceed without substantial fines and we cannot ‘carry over’ to the next month, should we not use our full monthly allotment.

Our monthly amount does not really cover a ‘normal’ summer’ and for the most part, we adequately ‘get by’ due to sufficiently spaced normal rain falls.

However, we should expect every year to see the effects on our lawns from the hot/dry spells of varying degrees along with the lack of rain periods.

This is a fact that we all just have to live with EVERY YEAR and we can all agree that we will survive the ordeal, THE GRASS WILL AGAIN GROW BACK TO BE GREEN and that this past July will become a distant memory.

Many factors come into play as to why the entire community doesn’t automatically turn yellow all at once,

like say 5 days into a drought. One important one is that the grass foundation WAS NOT prepared (by developer) uniformly or with the proper amount, or lack thereof, of topsoil before sod was placed, as many sporadic areas just had sod placed directly on the sand base. This varies the retention of moisture in the grass roots area. Also, the location of a lawn in relation to the house and trees, which affects the direction and speed of drying breezes and winds and certainly the amount of shade and sunlight that grass areas are exposed to and for how long.

Even in some instances the position of the sun baked black asphalt road in relation to a lawn can possibly make a difference, as a breeze passing over it picks up additional heat before passing over a lawn, thereby hastening and prolonging the drying process in a particular area as compared to a neighbors lawn across the street. You can safely walk on grass in your bare feet, but you will burn your feet walking bare foot on the road, so without question, the much higher heat is definitely there.

All these factors, along with others, can interact with one another and constantly fluctuate, as anyone of them alone may appear to be insignificant, but they just make the situation worse when combined.

Remember when we experienced 4 nor’easters in one season...Dec, Jan. & Feb? Never saw that before, but that didn’t mean it couldn’t happen.

This hot/dry spell was more intense, as even the CH Great Room was affected in that all 4 A/C units that only service that room ran continuously for most of the day and the room temp did not drop below 75 degrees due to the heat exceeding the combined capability of the A/C’s to cool the room lower.

Another indication of the heat severity of the spell was with the front pond (basin #4) in that the water was evaporated to the extent that the bottom was exposed up to 8 feet from the base of the block wall. Never saw that before since I moved in 10 years ago, but again, just because it never happened in that time span doesn’t mean it never would.

We will all still continue to comment on the weather, which is OK, but Nature will always control what, when, where and how and there is nothing we can do about it.

2. CH Fire Detection This project started on July 2nd with running wires in

the attic and walls for the various sensors and components to be connected to the central station smoke/fire monitoring system.

In the event of an alarm, the Fire and Police Departments will be immediately and initially notified of what sensor(s) in what location(s) was/were activated.

The red control box is mounted on the reception area wall in the front lobby.

Also, right inside the front door is another box for the Fire Department to identify and/or confirm all tripped sensors and the locations.

The Fire Department will have key access to a locked “Knox(mfg) Box mounted on the outside wall by the front door that contains our key to the front door, so that they can gain access to the building rather than having to break down the door.

Every room and the entire attic will be constantly monitored and the entire system should be functioning before this August newsletter is issued.

Zucchini PieA delicious dish in the summer!

Ingredients1/2 cup canola oil4 eggs1 cup baking mix such as Bisquick1/2 Parmesan cheese1/2 cup shredded Cheddar cheese1 small sweet onion diced3 cups zucchini sliced very thin

Instructions1. Preheat oven to 350 degrees F. Spray a 9-inch pie plate

with cooking spray and set aside.2. Combine all ingredients in a large bowl. Pour into

prepared dish.3. Bake for 40-45 minutes, or until cooked through and

golden brown.

Congo BarsIngredients2 cups sifted all-purpose flour2 teaspoons baking powder1/2 teaspoon salt2/3 cup shortening2 14 cups packed brown sugar3 eggs2 cups semisweet chocolate chips1 cup chopped walnuts1 teaspoon vanille extract

Directions1. Preheat oven to 350 degrees F (180 degrees C).2. Melt shortening, stir in brown sugar. Let cool.3. Beat in the eggs.4. Add dry ingredients.5. Add chocolate chips, nuts and vanilla.6. Pour in 10x15 inch pan and bake for 30 minutes. Cool

and cut into squares.

Dog Regulations as of October 1, 2013 (Revised December 1, 2015)

Manchester Township Ordinance Chapter 101 Animals is the governing document that is the basis for the refined Country Walk’s Dog Regulations. In addition to the Township’s Ordinance Regulations the following Country Walk rules will also be in effect:1. All Dogs must be registered with the Property Manager by August 1 of each year or new property owners upon

occupying residence. Manicured common areas are not to be used for dog urination. Dog urination burns and kills the grass down to the roots. Any grass that is destroyed will be replaced by homeowner.

2. Pet owners are encouraged to use their own Personal property. Personal Property for the purposes of this decision is to be considered to the curb (Belgian Blocks).

3. Residents cannot walk their dog on other resident’s Personal Property which includes signs and mailboxes and which is also to be considered to the curb (Belgian Blocks).

4. The following areas are not to be used to walk pets: a. The Clubhouse Property b. No animals allowed in the Clubhouse excluding Service Dogs Note: No animals are allowed in the kitchen area. c. All Recreational Areas d. The Exit and Entrance Property which includes the center island and side peripheral berms. e. The front Pond and Pond Area grounds.5. The residents need to pick up immediately as this is a Manchester Township Ordinance as well as washing down the

area with water that is to be carried.6. No pets shall be permitted to run free at any time.7. No person shall keep or harbor any dog within the Township without first obtaining a license.

Failure to comply will be enforced by the Township of Manchester and the articles of our governing documents. See POS Article III Section 10, Letter J Page 25 Letter Y Page 33. If you would like a copy of the Manchester Township Animal Code see the Property Manager.

REMINDERS FROM ARCTrash

“Ordinary trash should be bagged and the bags shall be deposited in a container that is air tight and waterproof (Manchester Township Ordinance #04-041). The air tight and waterproof container may NOT be placed at curbside for pickup earlier than 5:00 PM the day before scheduled pickup. The containers must be removed by 6:00 PM on the evening of pickup.

The air tight and waterproof containers shall be stored in the garage.”

Please keep in mind that nocturnal critters, e.g. raccoons, skunks, squirrels, coyotes, are out and about and can easily claw their way into exposed plastic bags creating quite a mess. A recent article in the Asbury Park Press indicated bears are also out and about IN GREATER ABUNDANCE and “learn quickly…bears that find food or garbage left out will be back…” We obviously do not want those visitors so cover your containers TIGHTLY.

If you do not want to leave the trash can at the curb for the day, then remove the bag(s) from the trash container IN THE MORNING BEFORE PICKUP, leave the bag(s) at the curb, and move the empty trash can back to the garage.Recycling

From the Manchester Township Recycling Information: “All recyclable materials are combined in a reusable container. DO NOT SORT. DO NOT TIE OR BUNDLE CARDBOARD & NEWSPAPER. DO NOT USE PLASTIC BAGS. Acceptable recyclable materials: newspapers, mixed paper & brown corrugated cardboard, junk mail, magazines, used writing paper, white envelopes, computer paper and catalogs. Comingled bottles, cans & plastics, plastic bottles, steel & aluminum cans, glass bottles (with caps off). Only recyclable plastic materials with the recycling 1 or 2 symbol on the bottom of the container.” Please remember any recyclables should be rinsed thoroughly before placing them in any containers.
