Note that this code review is for the limited scope of replacing the fire alarm and detection system within the
Swickard Building. This code review should not be used for the basis of other projects.
1.0 The Building
1.1 Building Height and Area
Harmony's Swickard Building is a single story building. Based on this height, the Swickard Building is not a
high rise building as defined by IBC Section 403.1.
Based on information provided by Harmony, the total gross area of the building is 5,400 square feet.
1.2 Building Occupancy and Use Groups
Rooms within the Swickard Building have a number of different uses including office, conference, small
assembly, chapel, waiting rooms, mechanical/electrical room, and toilets. These uses fall into the following
occupancy classifications from the IBC:
Group A-3 - Assembly occupancy.
Group B - Business occupancy.
Based on IBC Section 303.1, exception 1, a building space used for assembly purposes with an occupant
load of less than 50 persons shall be classified as a Group B occupancy.
1.3 Building Location with Respect to Adjacent Properties and Roads
Separation between property lines and other buildings was not evaluated as part of this code review.
2.0 Building Fire Resistance
2.1 Type of Construction
The specific construction type has a minimal impact to the design of the fire alarm system. Specifically, the
construction type only affects the fire stopping requirements at rated assemblies. Fire wall identification was
not included in this scope of work and thus location and adequacy of area separation walls has not been
included. If the installing contractor must penetrate a fire wall, they will be responsible for determining and
providing adequate fire-stopping requirements.
3.0 Smoke Management Systems
3.1 Smoke Control System
A smoke control system is not required nor provided in the Swickard Building.
3.2 Smoke and Fire/Smoke Dampers
The existing fire alarm system does not include any smoke and/or fire/smoke dampers. A survey has not
and will not be completed to verify that every smoke and/or fire/smoke damper in the building has been
located and is controlled by the fire alarm system, although none are believed to exist.
4.0 Fire Suppression Systems
There is no automatic fire sprinkler system within the Swickard Building.
5.0 Fire Detection and Alarm Systems
5.1 Manual pull station requirements:
Based on IFC Section 907.2.1, it is required that Group A occupancies with an occupant load of 300 or more
shall be provided with a fire alarm system activated by manual detection.
Based on IFC Section 907.2.2, it is required that Group B occupancies with an occupant load of all floors of
500 or more have a fire alarm system activated by manual detection.
The entire Swickard building has a calculated occupant load of 246. Thus, the Swickard Building does not
require a fire alarm system.
At the owner's request, a fire alarm system will be installed in this phase of this project.
5.2 Automatic detector requirements:
Automatic detection is not required. At the owner's request, smoke detection will be provided in corridors,
conference rooms, and other areas as determined by the Engineer.
5.3 Occupant notification and alarm requirements:
Occupant notification is not required. At the owner's request, occupant notification will be provided
throughout the building via horn/strobes and strobes in accordance with NFPA 72.
5.4 Sequence of operation of all systems that are connected to or monitored by the building detection and alarm
system:
On general alarm for the building (Swickard Building only), the following will occur:
Notification devices will activate in the building
Notification of alarm status will be sent to the Monitoring Center
All required fans will shut down
All smoke and fire/smoke dampers will close
All door holders will release
All security doors will release
6.0 Special Hazards
6.1 Limits of flammable and other hazardous materials.
Hazardous materials in the Swickard Building are not to exceed the exempt quantities of IBC Chapter 3.
7.0 Building Services
7.1 Elevator
There are no elevators in the Swickard Building.
7.2 Magnetic Door Holders
There currently are no fire doors held open with magnetic door holders.
7.3 HVAC System Interface
There currently is no interface with HVAC System provided or required.
7.4 Access Control System Interface
There currently is no interface with an access control system provided or required.

HARMONY FOUNDATION INC.
FIRE ALARM SYSTEM REPLACEMENT - PHASE 2

THIS PROJECT IS TO DESIGN A REPLACEMENT FIRE ALARM SYSTEM FOR THE HARMONY FOUNDATION. THE
REPLACEMENT FIRE ALARM AND DETECTION SYSTEM SHALL PROVIDE A CODE COMPLIANT SYSTEM FOR THE
MAIN LODGE, HEALTH CENTER, AND SWICKARD BUILDING. ADDITIONALLY, CODE COMPLIANT FIRE ALARM
SYSTEMS SHALL BE INSTALLED IN THREE NEW BUILDINGS: ADMISSIONS/DETOX BUILDING, DINING HALL
BUILDING, AND EDUCATION CENTER BUILDING. THE NEW FIRE ALARM SYSTEM SHALL BE IN COMPLIANCE WITH
SPECIFICATION 16721 AND SHALL FORM ONE COMPLETE FIRE ALARM NETWORK ON THE HARMONY CAMPUS.
ALL NOTIFICATION DEVICES SHALL BE NEW IN ORDER TO BE CONSISTENT WITH APPLICABLE CODES INCLUDING
ACCESSIBILITY REQUIREMENTS. NEW INITIATING DEVICES SHALL BE PROVIDED THROUGHOUT THE BUILDING.
THE NEW FIRE ALARM SYSTEM SHALL BE ADDRESSABLE AND CAPABLE OF AUTOMATICALLY TESTING THE
SENSITIVITY OF THE SMOKE DETECTORS. ALL COMPONENTS OF THE EXISTING FIRE ALARM SYSTEM SHALL BE
REMOVED.
IN GENERAL, THE THREE EXISTING BUILDINGS WILL HAVE THEIR REPLACEMENT FIRE ALARM SYSTEMS
INSTALLED FIRST. THE THREE NEW BUILDINGS WILL HAVE THEIR FIRE ALARMS SYSTEMS INSTALLED
SIMULTANEOUSLY WITH THE NEW BUILDING CONSTRUCTION.

FIRE ALARM GENERAL NOTES
1. CONTRACTOR SHALL PROVIDE ALL MATERIALS AND LABOR NECESSARY FOR THE INSTALLATION OF A NEW
AUTOMATIC FIRE ALARM AND DETECTION SYSTEM PURSUANT TO THESE DOCUMENTS. WORK SHALL BE
COMPLETED IN EVERY RESPECT RESULTING IN A SYSTEM INSTALLED ENTIRELY IN ACCORDANCE WITH THE
APPLICABLE CODES, STANDARDS, MANUFACTURER'S RECOMMENDATIONS AND LOCAL REQUIREMENTS.
2. CONTRACTOR SHALL BE RESPONSIBLE FOR FIELD VERIFYING ALL EXISTING CONDITIONS AND ANY
CRITICAL DIMENSIONS ASSOCIATED WITH THE SCOPE OF WORK PRIOR TO BIDDING. THE CONTRACTOR SHALL
CONFIRM THAT ALL WORK OUTLINED WITHIN THESE DOCUMENTS MAY BE ACCOMPLISHED AS SHOWN, AND
SHALL NOTIFY THE ENGINEER OF ANY CONDITIONS ENCOUNTERED WHICH MAY AFFECT BUILDING CODE
COMPLIANCE.
3. WHERE APPLICABLE, ALL DEVICES, SYSTEMS, EQUIPMENT AND MATERIALS FURNISHED AND INSTALLED
SHALL BE NEW AND LISTED BY UL. ALL EQUIPMENT SHALL BE INSTALLED IN ACCORDANCE WITH THE
MANUFACTURERS' RECOMMENDATIONS AND THE UL LISTED LIMITATIONS.
4. THE CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING ALL WORK. CONTRACTOR SHALL
CONTACT/SCHEDULE/COORDINATE WITH THE OWNER AS NECESSARY TO COMPLETE THE PROJECT. OUTAGES
WILL BE SCHEDULED AND COORDINATED WITH THE OWNER, OCCUPANTS AND LOCAL FIRE DEPARTMENT.
5. EXISTING FIRE PROTECTION SYSTEM SHALL NOT BE TAKEN OUT OF SERVICE WITHOUT PRIOR WRITTEN
APPROVAL AND PROPER NOTIFICATION OF ALL ASSOCIATED PARTIES.
6. THE FIRE ALARM SYSTEM SHALL BE INSTALLED IN ACCORDANCE WITH PROJECT SPECIFICATIONS AND
THESE PLANS. INFORMATION PROVIDED IN EITHER SPECIFICATIONS OR THESE PLANS SHALL BE BID AS IF
REQUIRED BY BOTH.
7. ALL NEW WIRE AND CABLES SHALL BE ROUTED IN NEW METAL RACEWAY PER SPECIFICATION 16721.
8. THE INSTALLATION OF THE FIRE ALARM CIRCUITS SHALL CONFORM TO THE REQUIREMENTS OF ARTICLE
760 AND RACEWAY INSTALLATIONS TO THE APPLICABLE SECTIONS OF CHAPTER 3 OF NFPA 70, NATIONAL
ELECTRICAL CODE.
9. ALL NEW CABLE RUNS SHALL BE CONTINUOUS BETWEEN DEVICES, WITHOUT SPLICES, WHERE FEASIBLE.
WIRE CONNECTED TOGETHER SHALL HAVE THE SAME COLOR INSULATION. ALL CONNECTIONS SHALL BE
ACCESSIBLE FOR INSPECTION AND SERVICE AND SHALL BE CLEARLY IDENTIFIED ON THE CONTRACTORS
REDLINE DRAWINGS. ALL DEVICE BACK BOXES, JUNCTION BOXES AND PULL BOXES SHALL BE ACCESSIBLE FOR
INSPECTION AND MAINTENANCE.
10. EXISTING CONDUIT (INCLUDING WIRE MOLD) MAY BE REUSED WHEREVER FEASIBLE IF COMPLIANT WITH
APPLICABLE CODES AND THESE DOCUMENTS.
11. EXISTING WIRE AND CABLE MAY BE REUSED WHEN DEMONSTRATED TO THE OWNER THAT IT IS
CONSISTENT WITH THESE DOCUMENTS AND FREE OF GROUND FAULTS. REUSE OF EXISTING FIRE ALARM
CABLE IS NOT ALLOWED.
12. ALL ELECTRICAL CIRCUITS SHALL BE NUMERICALLY IDENTIFIED AT BOTH ENDS WITH WIRE TAPED
NUMBERS OR DESIGNATIONS.
13. ALL END-OF-LINE RESISTORS SHALL BE MOUNTED ON TERMINAL BLOCKS OF DEVICES.
14. ALL NEW AND REUSED JUNCTION BOX COVERS SHALL BE PAINTED RED AND LABELED "FIRE".
15. THE PLANS ARE DIAGRAMMATIC IN NATURE AND ARE NOT TO BE SCALED FOR DEVICE LOCATIONS.
CONTRACTOR SHALL LOCATE DEVICES BASED ON APPLICABLE CODES AND KEY NOTES ON THE PLANS.
16. NEW NOTIFICATION DEVICES SHOWN AS WALL MOUNTED MAY BE CEILING MOUNTED IF INSTALLED IN
ACCORDANCE WITH NFPA 72. WALL AND CEILING MOUNTED NOTIFICATION DEVICES SHALL NOT BE MIXED IN A
SINGLE SPACE.
17. CONTRACTOR SHALL PATCH AND PAINT ALL LOCATIONS WHERE WALLS, CEILINGS, OR OTHER SURFACES
ARE DISTURBED. CONTRACTOR SHALL COORDINATE WALL TEXTURE AND PAINT COLOR WITH HARMONY
PERSONNEL.
18. CONDUIT AND JUNCTION BOXES SHOULD NOT BE INSTALLED EXPOSED IN FINISHED AREAS WHENEVER
POSSIBLE. UNFINISHED AREAS ARE LIMITED TO MECHANICAL, ELECTRICAL, OR JANITOR CLOSETS. ALL OTHER
AREAS SHALL BE CONSIDERED FINISHED. USE OF WIRE MOLD IN EXISTING BUILDINGS IS ACCEPTABLE AND
MUST BE OF A COLOR ACCEPTABLE TO THE OWNER. SURFACE-MOUNTED CONDUIT SHALL BE PAINTED TO
MATCH WALL SURFACE AS COORDINATED WITH HARMONY PERSONNEL. SURFACE-MOUNTED DEVICES SHALL
BE PROVIDED WITH MATCHING MOUNTING BOXES, SKIRTS, OR OTHER TRIM TO PROVIDE AN ASCETICALLY
PLEASING APPEARANCE.

Rooms within the Health Center have a number of different uses including office, exam/procedure rooms, sleeping
units, waiting rooms, and toilets. These uses fall into the following occupancy classifications from the IBC:
Group I-2 - Institutional occupancy, including detoxification facilities.
1.3 Building Location with Respect to Adjacent Properties and Roads
Separation between property lines and other buildings was not evaluated as part of this code review. It is
acknowledged that no roads are in close proximity to the building.
2.0 Building Fire Resistance
2.1 Type of Construction
The specific construction type has a minimal impact to the design of the fire alarm system. Specifically, the
construction type only affects the fire stopping requirements at rated assemblies. Fire wall identification was not
included in this scope of work and thus location and adequacy of area separation walls has not been included. If the
installing contractor must penetrate a fire wall, they will be responsible for determining and providing adequate
fire-stopping requirements.

5.0 Fire Detection and Alarm Systems
5.1 Manual pull station requirements:
Based on IFC Section 907.2.6, it is required that Group I occupancies have a fire alarm system activated by manual
detection. In Group I-2 occupancies, manual pull stations are not required at exits if located at all nurse control
stations. Given that the occupancy of this building may change in the future, manual pull stations will be provided at all
building exits. Manual pull stations located in patient sleeping rooms will be provided with plastic covers to prevent
accidental or nuisance alarm activation.
5.2 Automatic detector requirements:
Based on IFC Section 907.2.6.2, it is required in Group I-2 occupancies to provide an automatic smoke detection
system installed throughout all interior corridors and sleeping units. However, corridor smoke detectors are not
required where smoke detection is provided in patient sleeping units and such detectors have a visual display at all
nurse control stations. Therefore, smoke detection will be provided in patient sleeping rooms and adjacent nurse
station and work areas.
Carbon monoxide (CO) alarms shall be installed in each sleeping unit in accordance with State of Colorado Law. CO
detection can be integral with the required smoke detector or can be a separate unit.
5.3 Occupant notification and alarm requirements:
IBC Section 907.5 and IFC Section 907.6 require that an occupant notification system be provided throughout the
facility. This section also states that occupant notification systems are not required to be activated where private mode
signaling installed in accordance with NFPA 72 is approved by the fire code official. Therefore, horn/strobes and
strobes will be placed throughout the building in accordance with NFPA 72, since private mode signaling will probably
not be utilized.
5.4 Sequence of operation of all systems that are connected to or monitored by the building detection and alarm
system:
On general alarm for the building (Health Center only), the following will occur:
Notification devices will activate in the building
Notification of alarm status will be sent to the Monitoring Center
All required fans will shut down
All smoke and fire/smoke dampers will close
All door holders will release
All security doors will release
6.0 Special Hazards

in the building. Such operation will be added only where required by the IMC.
7.4 Access Control System Interface
The existing fire alarm system does not interface with the access control system. If the access control system
prevents the free egress of any fire exit, a new fire alarm control module will be provided to release the doors upon a
general fire alarm.

Harmony's Main Lodge is a three (3) story building (basement, 1st, and 2nd floors). Based on this height, the Main
Lodge is not a high rise building as defined by IBC Section 403.1.
Based on information provided by Harmony, the total gross area of the building is 23,788 square feet.
1.2 Building Occupancy and Use Groups
Rooms within the Main Lodge have a number of different uses including kitchens, dining rooms, conference rooms,
classrooms, work rooms, office spaces, garage spaces, and storage. These uses fall into the following occupancy
classifications from the IBC:
Group A-2 - Dining/restaurant occupancy.
Group A-3 - Lecture halls and community halls.
Group R-1 - Residential occupancy, including the seven (7) sleeping units where the occupants are primarily
transient in nature.
Group B - Business occupancy, including office and professional services.
Group S-2 - Low hazard storage rooms, including the garage spaces.
1.3 Building Location with Respect to Adjacent Properties and Roads
Separation between property lines and other buildings was not evaluated as part of this code review. It is
acknowledged that the paved road is in close proximity to the rear of the building.

construction type only affects the fire stopping requirements at rated assemblies. Fire wall identification was not
included in this scope of work and thus location and adequacy of area separation walls has not been included. If the
installing contractor must penetrate a fire wall, they will be responsible for determining and providing adequate
fire-stopping requirements.

There is no automatic fire sprinkler system within the Main Lodge.
In the Kitchen, an existing Ansul kitchen hood fire suppression system is installed. The new fire alarm system will
monitor the alarm/activation contact of this existing suppression system.
5.0 Fire Detection and Alarm Systems
5.1 Manual pull station requirements:
Based on IFC Section 907.2.1, it is required that Group A occupancies with an occupant load greater than 300 persons
have a fire alarm system activated by manual detection. A fully-sprinklered building does not require manual detection
based on the exception to this section. Since the building is not fully-sprinklered, manual pull stations will be provided
throughout all areas of the building in accordance with NFPA 72 section 17.14. Specifically, manual pull stations are to
be located at each exit on each floor and so that there is a manual pull station within 200 feet of all areas of a floor.
Additionally, based on IFC Section 907.2.8.1, it is required that Group R-1 occupancies not provided with a fire
sprinkler system have a fire alarm system activated by manual detection.
5.2 Automatic detector requirements:
Based on IFC Section 907.2.8.2, it is required in Group R-1 occupancies to provide an automatic smoke detection
system installed throughout all interior corridors serving sleeping units. Therefore, complete smoke detection will be
installed in the R-1 occupancy areas of the Main Lodge.
Neither the IBC nor the IFC require either partial or total automatic detection to be provided for the remaining areas of
the Main Lodge based on the occupancy and use. However, automatic detection will be provided for specific life
safety functions within the building. Examples of locations were detection will be required include the following:
At the main FACP and at any auxiliary panel or notification power supply
At fire doors to initiate release of door holders
Electrical and Telecommunication/Data rooms
Actuation of smoke and fire/smoke dampers
Duct smoke detectors shall be provided to comply with the IMC (i.e. on all return air systems of 2,000 cfm or
greater and at each floor on return risers serving multiple floors with a total return of 15,000 cfm or greater)
Additionally, detection may be provided at other locations if engineering judgment determines that it is appropriate and
prudent to the building.
Carbon monoxide (CO) alarms shall be installed in each sleeping unit in accordance with State of Colorado Law. CO
detection can be integral with the required smoke detector or can be a separate unit.
5.3 Occupant notification and alarm requirements:
IBC Section 907.5 and IFC Section 907.6 require that an occupant notification system be provided throughout the
facility. This section only requires that audible and visual alarms be provided and does not require voice
announcement capabilities.
IBC Section 907.5.2 provides requirements for audible devices. Specifically, the alarm signaling devices are to
produce a sound that exceeds the prevailing equivalent (ambient) sound level in the room by 15 decibels (dBA).
IBC Section 907.5.2.3 states that the alarm system is to also include visual alarms. Visual alarms are to be located in
accessible public- and common-use areas including dining rooms, conference rooms, work areas, classrooms, toilet
rooms, hallways, and lobbies. In the Main Lodge, offices are commonly used as conference spaces and may therefore
have to be provided with strobes. These spaces will need to be reviewed by the fire department.
5.4 Sequence of operation of all systems that are connected to or monitored by the building detection and alarm
system:
On general alarm for the building, the following will occur:
Notification devices will activate throughout the building
Notification of alarm status will be sent to the Monitoring Center
All required fans will shut down
All smoke and fire/smoke dampers will close
All door holders will release
All security doors will release
6.0 Special Hazards
6.1 Limits of flammable and other hazardous materials.
Hazardous materials in the Main Lodge are not to exceed the exempt quantities of IBC Chapter 3.
7.0 Building Services
7.1 Elevator
There are no elevators in the Main Lodge.
7.2 Magnetic Door Holders
There is currently only one magnetic door holders located in the Basement on the Client Laundry Room. The new
system will provide appropriate detection and the door holder shall be powered or controlled with a fire alarm relay
device.
7.3 HVAC System Interface
The existing fire alarm system does not provide smoke detection and smoke damper control on any HVAC equipment
in the building. Such operation will be added only where required by the IMC.
7.4 Access Control System Interface
The existing fire alarm system does not interface with the access control system. If the access control system
prevents the free egress of any fire exit, a new fire alarm control module will be provided to release the doors upon a
general fire alarm.

BUILDING, DINING HALL BUILDING, AND EDUCATION CENTER BUILDING. PLEASE SEE THE
ARCHITECTURAL DRAWINGS FOR THE CODE STUDY FOR EACH BUILDING. A SINGLE FIRE ALARM SYSTEM
IS BEING PROVIDED TO SERVE ALL THREE NEW BUILDINGS WHETHER SPECIFICALLY REQUIRED OR NOT.
