It wasn’t so long agowhen McMansionswere becoming the
norm in suburban neigh-borhoods across thecountry. When the reces-sion hit, however, thesize of newly built homesstarted to decrease —from 2,268 square feet in2006 to 2,100 square feetlast year.
As the country beginsto climb out of the tougheconomic times of thepast few years, it doesn’tnecessarily mean that thesize of homes will goback to a bigger footprint, according to a recentstudy by economists atthe National Associationof Home Builders(NAHB).
“A new housing marketis emerging, and evenwith the recession in therear view mirror we ex-pect the popularity ofsmaller homes to per-sist,” said Bob Jones, chairman of NAHB and ahome builder fromBloomfield Hills, Mich.“Builders are respondingto a new mindset amonghome buyers that hasbeen shaped not just by aweak economy, and it istransforming the productthey deliver.”
There are other factorsthat are likely contribut-ing to this new trend.
First, Americans arebecoming more focusedon energy conservation.A smaller new home willcost less to heat and coolthan a larger home withsimilar energy-efficientfeatures, and will leave asmaller carbon footprint.
In addition, family sizehas been decreasing over
the years.The aver-age house-hold in1960 had 3.3p e o p l e ,while in2009 it was2.63. Fami-lies don’tneed tob u i l dhomes witha lot ofbedroomsif theyaren’t plan-ning tohave asmany kidsas previous generations.
The economy also isaffecting new home buy-ers’ decisions. Cost-con-scious home buyers arechoosing to include moreand higher-quality fea-
tures in their new homesrather than add squarefootage. For example, afamily may prefer to havehigh-end appliances andgranite countertops intheir kitchen rather than
larger rooms. Finally, around one-
third of new homes aretypically purchased byfirst-time buyers, whocan often only affordsmaller homes.
So the “perfect” homefor your family may be ashowstopper such as TheNew American Home2011 — a more than 9,000square foot home in Or-lando built to the highestlevel in resource effi-ciency under the NationalGreen Building Standard— or it may be closer tothe 1,800-square-footmulti-generational NewHawaiian Home that in-cludes indoor outdoorliving spaces.
Whatever your prefer-ence — size, features, price, or something else
— new home builderstoday are providinghomes that will appeal toa wide range of tastes andbudgets, with more cus-tomization choices foryour lifestyle than everbefore.
To find your new homein Hawaii, visit bia-hawaii.org and get the listof new homes in the BIAHawaii Parade of Homes.

Solar energy systemsshould last for morethan 30 years, but
that would require allcomponents of the sys-tem to be main-tained andreplaced whennecessary. At Pa-cific Islands Con-struction, we feelit is important toinstall only well-constructed solarsystems that arecomposed of thebest constructedmaterials, thus en-suring that its lifeexpectancy isreached.
Purchasing asolar energy sys-tem requires thebuyer to under-stand that the pur-chase should lastfor a long time.C o n s i d e r a t i o nshould be given tothe quality that them a n u f a c t u r e r shave put into their prod-ucts, and the provided in-formation should assistyou in understanding thecomponents of a solarsystem.
The first component of
a photovoltaic (PV) sys-tem is the inverters. In-verters come in twoshapes: central inverters, which convert all of the
modules’ DC into AC at acentral point; or micro in-verters, which are placedunder each inverter andconvert only the DCpower for that moduleinto AC. Central inverters
have been around formany years and usuallycome with a 10-year war-ranty. Since central in-verters have an excellent
track record and can beinstalled in a protectedarea, they are considereda safe investment thatshould last at least 15years before replacement.
Micro inverters are rela-
tively new and thereforedo not have a track recordto verify if they have along life expectancy. Be-cause they are exposed
more to thew e a t h e rand be-cause thei n d u s t r ydoes not
have a suf-ficient his-tory witht h e m ,
many experts have notgiven a strong recommen-dation to this technology.Micro inverters come witha 15-year limited warrantywith a lot of exclusions, soyou might want to factor
that in before includingthem in your system. Mostinstallers of PV systemswill provide either tech-nology. It is important tokeep in mind that with ei-ther inverter technologyyou purchase, you willhave to replace your in-verters some day, but thecost of the inverters will
be offset by the savings inlower utility bills.
The second componentto be considered is themodules that reside on theroof and collect the sun-light to convert into power. The fact that the panels re-side on the roof and are ex-posed to the effects ofcorrosive and harsh envi-
ronment in Hawaii, needsto be considered.
Additionally, packagingdegradation during nor-mal surface life will affectthe function and integrityof the module. It can leadto performance issuessuch as poor energy pro-duction, array perform-ance failure, and even
lead to safety hazards in-clusive of electric shockhazard.
Pacific Islands Con-struction would like toassist you in your pur-chase of your solar en-ergy system. Call 841-7756or e-mail [email protected] for more informa-tion.

by having an affordable solar system installed
Join the RevoluSun
Solar for little or noup-front cost maysound too good to be
true, but it’s now a realityin Hawaii — thanks toRevoluSun and SunRun.
SunRun is the nation’sleading home solar com-pany and has partneredwith Hawaii’s leading res-idential solar company,RevoluSun, to bring af-fordable solar powerservice to homeownerson Oahu, Maui and theBig Island.
How does it work? Rev-
oluSun and SunRun in-stall the system, and Sun-Run owns, maintains andinsures it for the life ofthe agreement at no addi-tional cost. The home-owner simply pays themonthly bill for thepower they use.
“Our mission is to bringquality solar systems tothe people of Hawaii, andthis partnership providesan affordable option tomake the switch to solar,”said Eric Carlson, princi-pal with RevoluSun. “Not
everyoneis able toafford thesometimes large upfrontcosts of a PV system, butSunRun eliminates thathurdle to make solar at-tainable for many moreHawaii families.”
Through the partner-ship, homeowners pay aslittle as $0 up front andget a locked-in monthlyrate at or below the cur-rent cost of electricity. This means homeownerssave up to 15 percent on
their current electric util-ity bills right away. Plus, savings increase overtime as utility prices con-tinue to rise
“Homeowners continueto tell us that their elec-tricity prices are too highand unpredictable, sowe’ve developed an af-fordable solar power serv-ice with a controlled rate,”said Lynn Jurich, presi-dent of SunRun. “We also
have atremendousfocus onservice sothe home-owner does-n’t getb o g g e ddown in thep r o c e s s ;they simplymake thechoice to gosolar withSunRun and
enjoy affordable cleanpower.”
“We know, based onpast experience, thatelectrical rates have in-creased, and that trendwill continue,” Carlsonadded. “How much andhow fast in uncertain, but imagine the alterna-tive of knowing exactlywhat you’ll spend onelectricity for the next20 years?”
In addition to the fi-nancial benefits, solar isa clean, renewable en-ergy source that will helpthe state attain a sustain-able future. Hawaii is themost oil-dependent statein the country, with im-ported oil making up 90percent of Hawaii’s en-ergy.
Locally owned Revo-luSun is Hawaii’s leadingresidential solar contrac-tor, installing more thanone-third of all residen-tial PV on Oahu in 2010.SunRun also has a proventrack record with morethan 6,000 homeownersin other states includingArizona, California, Col-orado, Massachusetts,New Jersey and Pennsyl-vania.

Everyone needs toreplace windows intheir home from
time to time. But how doyou go about choosing the rightwindow and contractor?
Here are a few things to con-sider:
Qualityy off material. Whilemany vinyl windows look thesame, there is a wide difference inquality. This is the difference be-tween a window that breaksdown after five years and one that
operates efficiently for the life ofyour home. After 16 years in thewindow business, WindowsHawaii has isolated the most cost-effective brands that stand up tothe Hawaiian weather.
Our Anlin windows useMikron Vinyl. They are manu-factured for yachts, so theystand up to heavy salt exposureand direct sunlight. Plus, they’reguaranteed not to fade or crack.
Energyy efficiency. Even with-out air conditioning, a goodquality dual pane window cankeep your home cooler by atleast five degrees during thesummer months. Reputable win-dow brands like Anlin displaytheir energy ratings. This meanslower energy costs and morecomfort.
If you use an air conditioner, you will save 30 percent of yourenergy costs.
Anlinn windowss alsoo qualifyforr upp too $1,5000 in federall taxcredit.. But you must act quicklybecause this tax credit expires atthe end of the year.
Sound.. Lawnmowers? Barkingdogs? Road noise? Anlin win-dows are an industry leaderwhen it comes to sound protec-tion.
Security. Does the windowpass California Forced Entry re-quirements? Does is have dou-
ble-strength glass and cam-locks? All Anlin windows do.
Warranty. Three years? Fiveyears? At Windows Hawaii, weguarantee the installation for thelife of your home. And it is trans-ferable to the owner after you.
EZZ Cleann glass. Anlin win-dows come with EZ clean glass, which allows water and dirt tosheet off.
Installation. The best qualitywindow, improperly measured, looks bad and will most likelyleak in the future. That’s why it’simportant to purchase from aqualified window contractor, nota sub-contractor.
Reliabilitty. Deal with compa-nies that have a proven trackrecord of performance. Win-dows Hawaii is a licensed con-tractor and member of the BetterBusiness Bureau. Our installersare our employees, fully trainedand experienced in window in-stallation.
Contact us at 671-0808 for afree estimate. We can show youthe latest replacement windowsat competitive prices.

The solar photo-voltaic (PV) markethas really started to
take off, and the idea ofgenerating your own elec-tricity for free is a greatone. Did you know that ittakes approximately 18solar PV panels to off-setthe cost of heating the hotwater for a typical house-hold? By far, the most cost-effective way to takeadvantage of solar power isto install a solar hot watersystem.
The return on invest-ment for a typical residen-tial solar hot water systemis currently a little morethan two years and twomonths, with the existingtax credits factored in.After that period, you willhave paid for your systemand you will continue tosave money for the life of
the system. Even if youwanted to install a solar PVsystem, you would need 18less panels if you had asolar hot water system!
If you don’t have themoney readily available to
take advantage of the sav-ings from a solar hot watersystem, First HawaiianBank is currently offeringspecial financing for solarwater heating systems, through its EnergySmartLoan Program. This givesyou five years of interest-free financing, as long as
you use a Hawaii EnergyApproved Contractor. Youmay visit the bank’s web-site or contact any localbranch for details. A five-year loan at 0 percent in-terest would not only
allow you to save moneywhile paying for your sys-tem, it could allow you totake advantage of the taxcredits before the systemis fully paid for!

Q: What are the different ways ofinstalling wood flooring?A: There are three main methods: nailing, gluing, and floating. The method that isright for your home depends on severalthings. First of all, your subfloor. If goingover concrete, you can either glue it down(after sealing slab with a vapor barrier) ordo a floating install (glue boards to one
another but not to the subfloor). For wood subfloors, you wouldusually nail but can also glue or float, depending on material usedand budget. If you are one of the manyAmerican homeowners whorecently have replaced the
carpeting in your home with hardflooring, you’re probably alreadylooking for ways to keep it asbeautiful and fresh as it was theday it was installed.
One of the reasons people aredrawn to hard flooring is that itopens up the look of rooms andbrings an air of polish and orderto the home environment.Whether your floors are wood, marble, tile, or linoleum, youwant them to stay clean - espe-cially when those unexpectedvisitors arrive at your front door.
“I can remember watching mymom scrubbing and mopping the
kitchen floor with a bucket full ofcleaning solution,” says cleaningand organizing expert and authorDonna Smallin. “But those daysare long gone. Now, there areplenty of effective and affordablesolutions for keeping hard floorsclean and fresh.”
Smallin suggests the followingtips for caring for hard floors:
• Clean your bare floors fre-quently, especially wood floors.Grit tracked into your housefrom outside can easily grind intothe flooring as your family walksaround. With frequent cleaning, your floors should keep theirshine much longer.
• When spills occur, cleanthem up immediately. This pre-vents substances from stainingthe floor or grout in between thetiles.
• Don’t clean wood or laminatewood floors with a wet mop, be-cause it can cause swelling of thewood. If your wood floors aresealed, steam cleaners are a bet-ter option. Cut floor cleaningtime in half with an all-in-onetool like the BISSELL Steam &Sweep, which picks up dry debrisand cleans hard floors in one
pass, using the natural power ofsteam. When used as directed, the Steam & Sweep can kill manygerms and bacteria lingering onyour floors.
• When vacuuming woodfloors, use a vacuum with straightsuction or turn off the carpet-beater brush if possible. The BIS-SELL PowerEdge uses straightsuction and a unique V-shapedfoot to capture dirt along theedges and baseboards of your
floor without thehelp of broomsor attachments. And if you havepets in yourhome, the BIS-SELL Pow-erEdge Pet has
special rubber wipers to attractpet hair along edges of the floor-ing and under cabinets.
• To restore shine to woodfloors with a wax finish, try buff-ing the floor instead of immedi-ately applying another coat ofwax. But if that doesn’t bringback the shine, you may need toapply a liquid wax made specifi-cally for wood floors. Let it dryafter applying and buff the areaagain.
With the help of these moderncleaning solutions, homeownerscan kick that old-fashionedbroom, mop and bucket routineto the curb, and tackle even thetrickiest hard floor messes withefficiency and ease.
