Shared Ownership

Shared Ownership is a Government scheme, allowing you to buy part of a property, and pay rent on the part you do not own. The scheme enables you to start off with a share that you can afford, (e.g. between 40% minimum and 75% maximum initially). You then pay a low, subsidised rent on the remaining share. If your circumstances change in the future, you can buy more shares and eventually own 100% of your home.

Shared Ownership is specifically designed to help people who would not normally be able to afford to buy a home outright on the open market. Quite often the total monthly cost of purchasing a Shared Ownership home will still be significantly cheaper than renting a similar property privately on the open market. You do not have to be a first time buyer as the scheme

is available for anyone who does not already own a property, and who will be living in the home as their sole and primary residence.

Local Connection

At Coastline, we believe that it is so important that the homes we provide give local people the opportunity to live in the areas they live, work, grew up in or where their close family are located.* Because of this, all shared ownership homes at Ocean Rise, Hayle are available to those who have a close connection to the County of Cornwall** via the following qualifying criteria:

• You have lived in the county of Cornwall for 12 months continuously prior to the date of first advertising

• You formerly lived within the county of Cornwall for a period of 5 years or more

• Your permanent place of employment (16 hours per week or more and not seasonal work) is within the county of Cornwall immediately prior to the date of first advertising

• You have a close family member (mother, father, son, daughter, brother, sister) who has permanently lived within the county of Cornwall for 5 years or more.

*The local connection criteria does not apply if you are a serving or previously serving member of the regular armed forces or qualifying under any other clause of the Allocation of Housing (qualification criteria for armed forces) (England) regulations 2012.

** Preference will go to those with a connection to Hayle.

About the area

Living in Hayle offers so many benefits. It’s a very sought-after area with good amenities and fantastic coastal vistas close by.

The town of Hayle has a thriving town centre with numerous shops, supermarkets, restaurants, cafés, pubs and hotels. It’s also close to one of the longest stretches of golden sandy beeches in the county. The town is also served by good schools, pre-school facilities and its own medical centre.

There are breathtaking country and costal walks close by with the dunes at Gwithian and Godrevy within easy reach.

The cathedral city of Truro is 16 miles away offering the largest shopping centre in the county along with rail links to the rest of the country.

Transport links

Ocean Rise is situated just off the main roundabout where the A30 westbound meets the Hayle Bypass.

There are excellent public transport links as Hayle is on the mainline railway service from Penzance to London (Paddington) and all destinations along and from that route. Hayle has very good bus services too connecting with all villages westbound toward Penzance and similarly, northbound towards Camborne and Redruth.Bus services also link to Carbis Bay and St, Ives as well as Helston and Falmouth.

The nearest airport is Newquay, Cornwall Airport which is approximately 33 miles away. This is the main commercial airport for Cornwall with regular scheduled services to many parts of the UK and beyond.
