In each issue of Haymarket Homeowner, I publish recent real estate market trends for the Haymarket area. I review

real estate market reports daily. Regardless of whether the news is good or bad, I find it all interesting and exciting. It’s what I do.

Having said that, I know I toss out a lot of comparisons, percentages and real estate terms that may make your head spin. So, before I get into some market news, I thought I’d explain a few things about these reports.

First of all, most of the comparisons I make are Year over Year (YoY). This means I compare a figure—like the number of homes that came on the market in one month—to the same month of the previous year. I compare this data to the previous year rather than the previous month (MoM) because the real estate market is cyclical. We can expect similar patterns at the same times each year. For example, a distinct fluctuation is more relevant when you compare March data to the previous March rather than March to February in the same year. That’s because we expect more homes to come on the market anyway in March because it’s the beginning of the spring market.

Another term I use frequently is Median Sold Price. Many people ask: “what’s the difference between Median Sold Price and Average Sold Price?”

The Average Sold Price is the sum of the total dollar volume divided by the total units sold. The Median Sales Price

is the sales price at which half of all sales are above and half of all sales are below or the "mid-point." The Median Sales Price is often a better indication of the market, especially when a few sales may distort the Average Sales Price. 

Here's an example: Ten houses are sold in an area. One sold for $1,000,000 and nine sold for $250,000. The Average Sales Price would be $325,000 and the Median Sales Price would be $250,000. 

Looking at the current market trends for the Haymarket area, things are still looking pretty good. Last issue, following the spring months, I noted that housing inventory surged and home sales were down, yet home sales prices still rose slightly. Taking a look at the whole summer now, new listings did slow down

a bit, Closed Sales were sporadic and the Median Sold Price still continued to rise.

We’ll continue to watch what unfolds as we approach the winter months and if the rumors I hear are true, we are in for another cold and snowy winter. If you’re thinking about selling your home, right now might be a good time.

This month, rather than spotlight one local neighborhood, I am going to spotlight one segment of the

local upscale housing market—homes on ten acres of land or more. These homes are generally in smaller subdivisions or neighborhoods with fewer home sites, therefore fewer home sales. So, I am putting them all together to take a look at real estate trends in this segment as a whole.

Some of the beautiful neighborhoods represented here include Piedmont Riding Club, Thunder Oaks and Mountain Crest Estates in Haymarket; Green Gables and Tullamore Estates in Catharpin; Dominion Reserve in Broad Run; and Bristow Manor in Bristow.

For the purpose of comparing similar home sales in this report, I have removed a couple of properties with small or very old homes that were sold primarily for land.

Comparing home sales this year to last year, the trend on these larger home sites seems to follow the same pattern as the rest of the Haymarket area—fewer homes sold, but the Median Sold Price still increased.

In the chart are the figures for January 1, 2014 to September 9, 2014—about the first 3 quarters of this year compared to the same period last year.

For the past couple of yearsthere has been a renaissance in Virginia’s craft beer industry. The Travel Channel recently included Virginia in their “Top 7 Beer Destinations” noting that the entire state of Virginia is so obsessed with its beer culture that, in 2012, it officially named August "Virginia Craft Brew Month”.

This surge follows state legislation passed in 2012 which changed a provision governing on-site consumption at brewery tasting rooms, and now allows the sale of pints of beer rather than just tasting samples. According to a Washington Post article published in July, since the law was revised, the craft beer industry in Virginia has seen 75 percent growth in the number of breweries.

With over 50 breweries in the state, tourism officials have found great potential in creating destinations called “craft beer trails”. Along these picturesque and historic routes, beer enthusiasts can explore parts of the state while making stops at select breweries to sample fine crafted beer and in some cases, culinary pairings.

Looking back, according to a BeerAdvocate.com time line, the history of American beer-making actually started

in Virginia. Dating back to 1587, Native Americans and early colonists began brewing ale using corn. England was shipping ale to America however, in 1609 "Help Wanted" advertisements appeared in

London seeking brewers for the Virginia Colony.

Beer crafting can also be traced through Virginia’s history in findings related to both George Washington and Thomas Jefferson. Historians have preserved George Washington’s beer recipe

titled “To Make Small Beer” from his 1757 notebook. In 1812, a retired Jefferson successfully crafted his first home brew from local hops and malt. By 1814 Jefferson was malting his own grain in his own brew house at Monticello.

Today, the definition of an “American Beer Crafter” is a small, independent and traditional maker of beer that is distinctively flavored, brewed and distributed regionally. I have put together a list of craft breweries in the region surrounding Haymarket. I’ll call this collection the “Haymarket Hops” trail. In the spirit of football season, fall is a great time to go out and sample some unique flavors. At these breweries you can visit the tap room and try them out, or bring some home to enjoy.

Bad Wolf Brewery, ManassasLocated on Route 28 less than a mile from Old Town Manassas, Bad Wolf was the first of it’s kind to open in the Prince William County area in June of last year. Co-founders Jeremy, who has been making beer for over 10 years, and Sarah are local residents and are passionate about making craft beer (photo on left). The taproom is nothing fancy but they are proud to be serving the local community. Enjoy free popcorn to cleanse your palette while tasting a variety of always changing brews. Old Bust Head Brewing CompanyAfter just celebrating it’s successful grand opening in August, the Tap Room at Old Bust Head is now open Wednesday through Sunday with live music on most Saturdays. Located just a few miles west of Gainesville, the brewery is set in the old warehouses at Vint Hill (photo below).  The 30,000 square-foot brewery includes a 30-barrel and four-vessel brew house with tours available. There is no food served

but various food vendors are there on weekends serving up local delights or you are welcome to bring your own picnic-style munchies. Organization is key in obtaining new mortgage

If you are considering a new mortgage—for a second home or a new home—now might be a good time. You

may also be thinking about refinancing your home for improvements or other life expenses. I’ve asked a couple of local mortgage experts for their advice on getting through this process smoothly.

Curtis Scott, a Senior Loan Officer with MVB Mortgage points out that nowadays qualifying for a loan isn’t necessarily the hard part, it’s the documentation. Securing mortgage approval and satisfying credit underwriting guidelines are not the difficulties that plague mortgage consumers. It’s meeting the rigorous documentation requirements that causes most consumers to fall flat. The process, requirements and guidelines are the same for everybody—good preparation with valid documentation and a little patience will surely help.

 In the past, excellent credit held a big part in the loan approval. Lenders could forgo documenting other aspects of the loan qualifications, such as income and assets. In today’s lending world, however, everything needs to be hard-copied, guideline-documented and verified. Every nook and cranny of your financial life has to be corroborated, double-checked and reviewed again before closing.

Robin Farrell, a Senior Loan Officer with George Mason Mortgage offers this helpful checklist when preparing to speak to a lender about a mortgage:1. Check your Credit Report As a consumer, you may receive a free credit report annually by going to www.annualcreditreport.com. Also, don’t open

any new credit accounts when preparing to buy or refinance. 2. Make a List your Assets You'll need a copy of your two most recent bank statements on all accounts.

Prepare to explain any large deposits on your statements.3. Gather Pay Stubs Income-salaried employees will be required to provide a year to date pay stub.

Well, that depends on who you ask and when they were born. A recent report by GFK

Roberts Reports asked 1000 home owners nationwide to prioritize the amenities they’d have in their “dream home”. The responses reflected how different features appeal to different age groups—from Baby Boomers to first-time Gen-Y buyers. Here are the results in a nut shell:

Baby Boomers (ages 50 to 68) Focused on comfortable, luxury features with state-of-the-art kitchen at the top of their list.

Generation X (ages 36 to 49) Family-focused, comfortable and practical with large walk-in closets as a big priority.

Generation Y (ages 19 to 35) Focused on entertaining, relaxation and

high tech with swimming pool and game/ billiard room in the top three.

If you’re thinking about updating features to get your home ready to sell, it’s interested to note that large, walk-in closets make an appearance in the top three in all age groups. Whirlpool baths, swimming pools and fireplaces made the top five in all age groups.

Keep in mind, this report was based on “dream homes” not necessarily what all buyers will be able to afford. The most realistic age group buying upscale and luxury homes right now, according a recent

Realtor® Buyers survey, is the Gen X group. The Gen X group and Baby Boomers have very similar wishes according to this report. So, to summarize, kitchen upgrades and closet space are probably solid investments in our real estate market.
