  • We will use the latest home automation system and

    program it to the special tastes of the owner. Above all

    it will be easy to use and will work both remotely and

    through your iPhone, iPad, Android or remote device.

    The latest home automation systems make controlling and

    using your villa both easy and huge fun. The villa will work

    around you, and what you like. We will discuss how far

    you wish to go with the system, and if you wish to install

    cameras and recording.

    It will connect together items such as lighting, heating, air

    conditioning, music, the blinds, entrance gates so one

    device can easily and quickly connect together multiple

    areas of the villa.

    For example when you return during the summer, as soon as

    you enter the driveway we can program the system to play

    music, put lights on if it is past 8pm in the evening, and set

    the air-conditioning to 20 degrees. Or, when you go to bed

    pressing one button can turn off lights, dim lights, close pool

    covers, switch off air conditioning in unused areas of the villa,

    switch off hot tubs, saunas, steam rooms, etc.

    There are so many options available and ways to tailor the

    house to your and your familys preferences that we will spend

    a few hours when we first set it up, and show you/you staff

    how easily it is to set up. Home Automation

    Environment & Energy

  • Home EfficiencyLaundry & Utility

    From the very outset we set very high standards in

    energy efficiency for HEAVEN 11. We required the villa

    to produce a very low carbon footprint. It therefore had

    to use the minimal amount of non-renewable energy, and

    to use as many renewable sources of energy as possible. It

    also had to be an ultra energy efficient villa. We are very

    aware this is very important not only to the planet, and

    the owner, but HEAVEN 11 by its very nature will receive

    a lot of attention, being one of the most architecturally

    inspiring houses ever built, and being located within

    Europes premier estate. It should therefore demonstrate

    what is possible and rightly set very high standards for both

    energy efficiency, and for using renewable energy sources.

    Every item of technology we use will also be low or even

    zero maintenance. The goal is for the villa to be awarded

    a one of the highest ratings for energy efficiency. Our

    aim is ensure the villa is rated within the top 3% of villas

    in Europe. This will be a special achievement and a rarity

    among such a large villa. Based on 2013 electricity prices

    we estimate HEAVEN 11 will consume an average of 500

    of electricity per month. A normal house without all the

    energy efficiencies of HEAVEN 11 mentioned here, using

    the same facilities would use approx 5,000 of electricity

    monthly. Our goal has therefore been set very high, trying

    to lower the energy consumption tenfold, thus having a

    carbon footprint some ten times less than other similar

    sized villas.

    Pool Heating

    The pool will be heated by the sun using concealed solar

    panels. Solar technology has improved substantially over the

    past 10 years and we will use the latest and most efficient

    low maintenance systems. There will be a back up heat

    pump for any cloudy winter days, but we estimate over

    80% of the energy required will be sourced directly from

    the sun. The outdoor pool will have a concealed cover, that

    retracts completely under the terrace.

    The indoor pool area will be set in a controlled climate

    area, and will have glass walls to the hallway, indoor bar,

    and fitness area. This area will therefore be a lovely climate,

    and you will be also able to set both the humidity land

    temperature levels. If you like a very dry climate like

    Marbella, or if you require a more humid climate like

    Thailand both at 30 degrees it will be easy to set.

    Spa Heating

    As for the pool, the primary heat source will be from solar

    panels, with a energy efficient heat pump as a back up.

    Under floor Heating

    We will use the most efficient piped under floor heating

    throughout the villa. Each room will have separate

    temperature controls. Again we will use the most efficient

    solar energy systems with a back up ultra-efficient bio-mass

    boiler that uses low-cost renewable energy, or a heat pump

    to be decided by the owner.

    The bio-mass boiler requires renewable, recycled fuel

    pellets being delivered every 6-8 weeks. And, although

    currently the cleanest renewable back up energy source

    available it means like any gas or oil fired boiler it requires

    a regular fuel top up. A heat pump requires no top up as

    it is fueled by electricity. It is slightly less efficient than a bio

    mass boiler.

  • Lighting

    Throughout the villa we will only use the latest dimmable

    LED lighting systems. A 4.5W LED spot lamp gives the

    same light output as a 50W normal halogen spot lamp

    therefore using only 9% of the power. This represents a

    huge 94% energy saving, plus LEDsdo not produce high

    heat light normal lights that have to be cooled

    using air conditioning. In addition LED lights are expected

    to last upwards of 10 years saving you 10 annual light

    bulb changes with normal lights. We go much further than

    making the lighting ultra-energy efficient. The LED lighting

    we be attached to a programmable circuit in many

    of the entertainment areas to allow you to change the

    colours and set the mood.

    Imagine having a full moon blue party, and you set the

    colour of the indoor pool, surrounding area, indoor bar all

    to a moody blue. Or have a red pool, a yellow illuminated

    spa and a purple coloured bar. The choices are endless and

    only limited by your imagination.

    Water Usage

    Throughout the entire land and villa area will be concealed

    drainage point that will collect the rain water. Watering

    the gardens of a large villa generally uses up to 40% of

    the total water consumption of the estate. This collected

    water will be used to provide the majority of the water

    the gardens will require. Able to provide almost all of the

    required water between the months of October and May,

    leaving just 4 months of the year where you will need to

    draw from the grid. As well more than halving the water

    bills we are very keen to make efficient use of this precious

    resource.

    Complete Villa Efficiency

    Lastly every villa can be made to be less efficient by the

    occupants. It is always easy to forget to switch off the lights

    or the air conditioning. We therefore have safe mode

    button you can press when you leave the house through

    your iPhone or wireless device. This will turn off all air

    conditioning, lighting except for a few internal lights and

    entrance lights, all TVs and non-essential items (fridges,

    freezers and alarm are left on). HEAVEN 11will be a

    shining example of how a large ultra-luxury villa can be

    incredibly energy efficient. It is not a question of whether

    the occupants can afford the energy bills, rather it is a

    testament to how thoughtful the occupants are in setting

    an example that other villas can emulate.

    Home Efficiency

  • Air Conditioning

    The air conditioning will be a chilled water system powered by a low energy consuming heat pump. This type of air-conditioning is the most efficient and reliable available. It is

    very low maintenance, and it does not require conventional and unsightly split type units with exterior condensers whirring away. It is therefore also silent running.

    We will install a special sensing system where by the system recognizes if a room is being occupied or not by body

    heat and will automatically switch off the air conditioning to unoccupied areas of the villa when not in use after a set time period.

    Geo Thermal/Thermic

    You have the option to opt for this new technology. This can be used to ensure the heat pumps work as efficiently

    as possible. We will discuss all areas of energy usage before implementation and you will be able to fully appreciate the benefits of each type before construction begins.

    Hot Water

    For hot water we will use high output solar panels, with insulated hot water storage tanks.

    Electricity Production

    We plan to use the latest solar voltaic panels to produce some of the electricity requirements. This is the most efficient way and descreet way to produce free

    renewable energy. This will allow to cover all of its basic electrical requirements such as lighting, fridges, freezers,

    TVs, and home monitoring/alarms without cost.This means if the house was not used on a permanent basis and say for example used for only 6 months of the year then HEAVEN 11 would actually be a zero carbon

    footprint villa during these periods, and would actually not cost anything in terms of energy usage. When larger loads are required when the house is busy in summer for air conditioning then the villa would just draw from the

    national grid.

    Bio-Mass

    You have the option to opt for this new technology. We will discuss all areas of energy usage before implementation and you will be able to fully appreciate the benefits of each type before construction begins.

    Gas, Oil and Coal

    At HEAVEN 11 we will not be using these non-renewable, high carbon footprint energy fuel sources.

    Glass

    One of the biggest areas of wasted energy is through the improper usage of glass. Glass is a silent enemy of trying to be energy efficient.

    Firstly, normal glass loses lots of energy (heat), by transferring warm air inside the villa outside during the colder months of the year. We therefore have to use lots more energy to heat the villa. Secondly, normal glass reverses this process in the summer months, and means we have to use additional energy having to cool the inside ofthe villa because of increased internal temperatures due the suns solar energy, UVA and UVB rays heating up the villa in the summer. We have therefore used the very latest energy efficient glass, developed for the most demanding of

    situations.

    During the manufacturing process several coatings are baked

    into the glass which are zero maintenance and give you the

    following benefits:-

    Prevents 100% of UVA and UVB light ray from the sun which prevents the damage caused by these rays to your health, and prevents your furniture from damage and fading.

    Has reflective coatings which reflect away the solar energy, therefore helping to keep the inside of the villa

    cool. Thermally insulated to retain 84% of the heat from

    escaping during winter months. Normal glass thermal rating is just 17%. All glass is tempered for safety.

    Is bullet-proof and sound-proofed for safety and privacy. Has a special self-cleaning finish to keep the glass

    looking clean and clear for far longer than normal glass.
