Company Track Record & Platform

Sales & Marketing CampaignEvery aspect of our sales and marketing campaign is focused on locating the best buyer at the best price. While many firms employ an advertising and order-taking approach to marketing, we initiate a hands-on sales and marketing process that begins in the pre-marketing stage and continues through closing.

While our sales and marketing process utilizes an extensive direct calling effort and third-party services, it is centered on the internal tools that Stan Johnson Company has developed.

SJC Database Our database contains over 100,000 focused net lease professionals. Seventy eight percent of all Stan Johnson Company transactions close with a pre-existing buyer relationship.

SJC Website Our proprietary online listing system provides real-time reports to buyers and brokers who have viewed the property micro-sites.

SJC Micro-Sites These properties will have individual micro-sites within the Stan Johnson Company website, which historically receives more than 10,000 views each week.

Why Stan Johnson Company?

Platform The primary reason that Stan Johnson Company is uniquely qualified to maximize the value of your holdings is our platform. Stan Johnson Company has methodically built the best brokerage platform in the industry on three differentiators: Specialization, Collaboration and Core Values.

Specialization – Stan Johnson Company was founded upon an exclusive focus on single-tenant net lease sales and maintains the largest team of focused net lease brokers in the country. As a result, Stan Johnson Company is viewed as the preeminent source of net lease knowledge and properties by buyers, brokers and influencers across the country.

Collaboration – Stan Johnson Company operates on an open, collaborative platform in which we share information, systems, processes and one database among all of our brokers. By sharing and leveraging our collective knowledge and strengths, we are able to maximize value for our clients. As an example, every two weeks, all our brokers join for a conference call to discuss net lease trends, sales, comparables, buyer needs, etc.

Core Values – These values define who we are, what we stand for, and how we conduct ourselves: Professionalism, Fit, Integrity, Relationships & Mentoring.

DatabaseFor more than 30 years, we have assembled and maintained the most comprehensive database of single-tenant net lease buyers, sellers, brokers, influencers and properties in the nation. This single database has been built on the contributions of all Stan Johnson Company team members and is available to all of our brokers across the country. This exception to standard practice provides Stan Johnson Company with the best equipment to execute for our clients for several reasons:

Largest Centralized Database – You have the benefit of the largest and most extensive centralized database of net lease buyers, sellers, influencers, and brokers in the country. Others advertise the size of their database, but no one can match the quality and quantity of the Stan Johnson Company single-tenant net lease database.

Maximum Exposure – Your property will receive exposure to every buyer and influencer we have amassed in over 30 years in one database, rather than a database built by one person or small team.

Highest Value – The net result is more exposure to active buyers and influencers, resulting in more offers, greater competition, lower cap rates and maximized value.

ApproachStan Johnson Company’s sales and marketing approach provides assurance that we will maximize your sales proceeds in the most efficient manner possible. The primary differentiators to our approach include:

Full Geographic Exposure – Stan Johnson Company takes a national and local approach to our sales and marketing effort. There are two primary categories of buyers that our firm will cover better than any other firm in the country.

National Buyers – Our team has built relationships with the largest group of national buyers in the country; including public and private funds, and other institutional investors such as pension funds and life insurance companies.

Individual Investors – Stan Johnson Company has access to a full spectrum of individual investors and private equity groups throughout the country, whether purchasers for personal portfolios or within 1031 exchanges.

Deal-Making Approach – From listing to closing, Stan Johnson Company applies a deal-making approach as the most efficient method of providing assurance of deal closings. We pride ourselves in our ability to source the best buyers and diagnose and solve issues throughout a transaction to ensure a seamless closing, resulting in a higher conversion rate and lower transaction costs for our clients.

Real-Time Pricing – Real Time Pricing “Trading Desk” – Before conducting a Pricing Advisory or taking a property to Market we conduct a real – time survey of a property’s value from all of our brokers nationwide. By leveraging the collective feedback of over 60 net lease brokers who are in the market every day, we are able to provide our clients with targeted pricing advice backed by the entire firm’s expertise. This enables clients to take deals to market that are priced to achieve maximum value while ensuring that we don’t turn away good buyers because of unrealistic pricing expectations.
