There was a decrease in total units sold in April, with 222
sold this month in Henrico County. This month's total units
sold was lower than at this time last year.
Versus last year, the total number of homes available this
month is lower by 235 units or 10%. The total number of
active inventory this April was 2,112 compared to 2,347 in
April 2010. This month's total of 2,112 is lower than the
previous month's total supply of available inventory of 2,153,
a decrease of 2%.
Last April, the median sale price for Henrico County Homes
was $202,250. This April, the median sale price was $178,133,
a decrease of 12% or $24,118 compared to last year. The
current median sold price is 2% higher than in March.
Median sale price is the middle sale price in a given month. The same number
of properties are above & below the median.

In April, there was 9.5 months of supply available in Henrico
County, compared to 6.9 in April 2010. That is an increase of
37% versus a year ago.
Months of supply is calculated by dividing current inventory by current sales. It
indicates how many months would be needed to sell all of the inventory
available at the current rate of demand.
This month there were 640 homes newly listed for sale in
Henrico County compared to 824 in April 2010, a decrease of
22%. There were 374 current contracts pending sale this April
compared to 509 a year ago. The number of current contracts
is 27% lower than last month.
In April, the average sale price in Henrico County was 96.3%
of the average list price, which is 0.9% lower than at this time
last year.
This month, the average number of days on market was 75,
higher than the average last year, which was 74, an increase
of 1%.
