We love the individuality of Saddleworth. There’s really nowhere else like it.” When the current owners first came to look at Hey Barn Farm in the mid-1970’s, they were immediately bowled over by its wonderful location, rural charm and intimate homely feel. “We knocked on the door and were welcomed in for a cup of coffee. As we sat down by the fire, our immediate thought was ‘We could live here’. We knew right then it was the perfect home for us and our two children.” Over the years, the family have enjoyed all the benefits of living in the heart of the Saddleworth countryside surrounded by more than 13 acres of land that they have been instrumental in changing for the better. “Saddleworth used to be quite a densely wooded area but over the years the trees were cut back and used for building. When we first moved to Hey Barn Farm the land on the hillside was rough meadow but gradually we’ve been able to restore the landscape to its former wooded glory by planting saplings in conjunction with The Groundwork Trust. We’ve planted over one thousand trees and now we have eleven acres under woodland that provides cover for an abundance of wildlife such as deer and pheasants. The river Tame meanders through the lower fields. “Having so much land has been wonderful for our children growing up. They were able to keep ponies and also had chickens that they looked after and we always had freshly laid eggs. The children also helped us with growing our own vegetables and picking the wimberries from the many bushes that we baked into pies. There is so much you can do here and it’s idyllic for children.”

The original farmhouse built from Yorkshire stone dates back to 1770 when it started life as a two-up, two-down farm cottage that has been substantially extended over the years. In the 1940’s a double storey extension added a kitchen with bedroom and bathroom above. In the 1950’s a new kitchen and scullery were added and the most recent addition in the 1960’s was an elegant drawing room on the back of the house giving wonderful views on three sides. “The drawing room is lovely because it’s a change of style to the rest of the house with its high ceilings, Australian redwood floor and Regency decoration,” explains the current owner. “It’s a delightful room to sit in and relax and take in the fabulous aspects across the valley.” Every room at Hey Barn Farm is full of character in keeping with the age of the property. The exposed beams on the ceiling of the living room and open stone fireplace conjure up a rustic charm and ambience. A perfect home for entertaining guests, the farm has four double bedrooms including a master suite fully fitted with oak wardrobes and en-suite bathroom, second bedroom with shower room and two guest rooms with vanity wash units. “Our home has always played host to family and friends,” says the current owner. “We’re only ten minutes drive from the motorway so we’re easy to reach but when people visit they always feel that they’re in the heart of the country. There’s a peacefulness and tranquillity about the location that is so therapeutic.” The current owners have capitalised on the amazing scenery by constructing a 35-foot long glass conservatory that stands alone on a stone terrace for uninterrupted views towards the foothills of the Pennines.

“We created a large patio area and terrace on the side of the hill where we positioned the conservatory,” says the current owner. “When it was under construction, people assumed we were building a swimming pool but it would certainly make a fabulous leisure complex. We use it as a sun room and it’s also a super party room for family occasions because it can accommodate so many people comfortably.” Over the years the current owners have also made improvements to the ancillary buildings of the property including the construction of a large freestanding garage and the rebuilding of the substantial stone barn that could be converted into spacious accommodation or self-contained workspace. With its majestic elevated position 850 feet above sea level Hey Barn Farm is beautifully positioned on a platform of old stone with steps leading down to the gardens. “All the coping stone and stone slabs came from an old church,” explains the current owner. “The previous occupant of the farm had a stone mason working here for two years to surround the house with stone which gives it such wonderful character.” From the interior of the farmhouse to the lawns and flowerbeds, every part of Hey Barn Farm is immaculately presented and lovingly maintained by the current owners who now feel the time is right to downsize to a smaller property. “Hey Barn Farm has been a fabulous family home and we have loved every minute of living here,” concludes the current owner. “We would now love to see another family have the benefit of all that our property has to offer.”
