How it works

Unified Structure Integrated FacadeThe building process begins with an engineered concrete floor, load bearing columns, integrated wet areas and a building façade that is constructed off-site in a production line environment. The basic structural architecture has been designed to be scalable with occupancies that can span across multiple modules to generate generous floor spaces, and has the flexibility to provide almost limitless spatial layouts.

By using a series of predesigned, interchangeable componentry, the Hickory System can be scaled from low rise to high rise, from large to small aspect ratio and to cyclonic and earthquake regions as required - translating system flexibility into cost efficiency.

The Hickory System is a state of the art structural system that integrates the core, shear walls, bathrooms and facade of a building into the structure which is then built ex-situ and in parallel with on-site works.

Hickory’s patented facade system allows the delivery of an integrated facade and structural module that is manufactured in sections and reassembled on site without compromise to the visual appearance of the building architecture.

An interlocking and sealing system has been engineered into the technology, designed to minimise onsite work. This enables the building facades to be installed in the factory and precisely set to the building datum. This approach revolutionises the conventional building model by minimising onsite material handling and achieving lock-up as the modules are locked into place.

By managing the facade procurement in conjunction with the structure, risks associated with on time facade delivery are removed from the critical path of installation at the build site, and moved to the more manageable realm of the factory shop floor.

Technology. Building Information ModellingHickory utilises Building Information Modelling (BIM) to unitise architectural plans into a modular form, map structure and consolidate spatials in order to achieve workable shop drawings and a bill of materials for manufacture.

Our use of BIM software enables:

• greater levels of process collaboration;

• greater level of product visualization;

• integration and information sharing; and

• improved asset maintenance post project completion.

As prefabrication requires more information to be passed over and handled in the design phase, Hickory’s BIM software allows project collaboration between all stake-holders, ensuring the end result meets the client’s needs and specifications upfront.

BIM assists to keep projects on track by expediting design resolution during the initial stages, and providing project visualisation for the manufacturing team, suppliers, subcontractors and logistics team to follow during the prefabrication and installation phase.

Post occupancy, the operational benefits of using BIM are infinite. Hickory’s BIM models present asset managers with a long-term tool to assist with managing building operations more efficiently, providing owners with complete, fully-populated models that enable effective maintenance throughout the building’s life.

Hickory’s sophisticated technology limits waste, increases quality and keeps the project on time and on budget. Enterprise Resource Planning (ERP) guides each step of the project sequence by managing information flow and processes. Hickory uses ERP software, which feeds project information and the bill of materials through to the machinery, and manages key functions including supply chain, payroll, manufacturing program, inventory management and financial forecasting.

Faster Construction

The Hickory System allows a parallel track construction programme, generally reducing construction time by over 50% compared with traditional concrete and column construction methods.

On and off site construction programmes can be accelerated with careful planning and prototyping, providing speed and certainty meeting construction timelines. While on site preparation and foundations are being laid, the structure is being fabricated to final completion off-site.

Construction delays due to inclement weather or LTIs are virtually eliminated with this delivery model, as the majority of on-site work is fully contained and safely performed behind the attached facade.

The Hickory System is pioneering sustainable construction, utilising lighter, less carbon intensive materials, which allow for enhanced recyclability of components and reduced wastage, consuming less water and less energy, thus lowering the facility’s carbon footprint.

Hickory embraces Environmentally Sustainable Development (ESD) principles and has considered ‘whole of life’ aspects within the context of our delivery model. The following factors contribute to the Hickory System demonstrating better environmental characteristics for the whole of life compared to conventional or modular systems.

• All manufacturing is completed within a controlled environment resulting in 90% less waste than conventional construction methodology.

• Approximately 98% of all factory-generated waste is recycled through our ISO 14001 certified waste disposal company.

• Efficiencies gained via the use of moulds and computerised cutting machinery means that materials ordering for all stock is accurate ensuring excess is kept to a minimum and any material that is in excess is warehoused and reused on the next project.

• Deliveries to the building site are considerably less than using a conventional method of construction, thus reducing use of fuel for delivery vehicles and reducing levels of dust dependent on the site.

• Minimal painting is required on site thereby eliminating the risk of paint washout into storm water.

• Minimal plastering is required on site, which again limits storm water contamination from plaster mixing.

• Bathroom pods within the modules are 100% recyclable as they can be disconnected and relocated for perpetual use.

There are numerous advantages to banks lending to Hickory System projects.

Reduced construction times significantly lower market exposure of lending institutions, potentially by as much as 50%.

Hickory’s construction process has less risk of delay due to weather, which is a common impediment in traditional sequential construction methods.

With trade work enclosed within the structural system, Hickory has greater control of the critical path, with greater assurance of meeting deadlines.

A 40-storey residential tower can be completed in just 12 months, allowing financiers more opportunity to re-allocate their property portfolios, servicing more clients and projects with the same underlying capital base.

Hickory Group maintains direct dialogue with all of Australia’s major banks. With the Hickory System, quality control begins on the factory floor and does not end until the building has been completed on site. Benchmarking Australian safety standards

The Hickory Safety System is certified to AS/NZS 4801:2001 Occupational Health and Safety Management System and also certified to the Office of The Federal Safety Commission OHS Accreditation Scheme.

We encourage a culture of “Think.Act.Safe”, and with almost all of our work carried out on the ground floor of a factory, the benefits of the Hickory System provide a safer environment for employees and contractors alike. The significant risk associated with work at height on traditional construction sites is dramatically reduced.

The Hickory System reduces the risk of falls to the head contractor’s workforce as the structure arrives to site with finished façades and balconies. Therefore minimal work is required on the building edge as all on-site work takes place behind the protection of the pre-installed facade.

Fitting out in an enclosed, controlled environment ensures that safety compliance is easily monitored and enforced. Potential hazards are more visible than on a busy conventional multi-storey construction site. Due to the controlled environment safety issues are quickly identified and resolved.

All workers undertake a detailed safety induction prior to commencing work. They are closely monitored by a full time Safety Supervisor for adherence to safety, quality and environmental controls.
