communication at this point, none. The first priority in that experience

was to locate people. I started a communication line at our home office in San Francisco. That disaster was new to them, too.

We were able to locate everyone. I spent a bit more than two weeks in Houston. At that point, we were told we could go back, look at the house, clean out the refrigerator but then we had to leave. I had a friend who was already back in the city and he told me he would go by and take a look at my house.

He went by and said it looked like it was OK. We decided to go back, and driving up to our community I thought there’s no way it could be OK. There’s

trees down everywhere. I thought he must’ve looked at the wrong house. I made my way into the neighborhood, and sure enough there were trees down all around the house but none in the house. We went inside, cleaned out the refrigerator and left.

Afterward, we went to Alabama, locating our people over the phones. I wasn’t excited about going back. I didn’t know where to start. You could see water over homes for miles, so how do you go back to work? I didn’t know where to start from a personal standpoint, let alone from a business perspective.

My friend came down and helped me cut up the trees, moving everything and putting it at the front of the house. It was

that experience — cleaning up — that made it feel like home again. It was that personal experience I had is what allowed me to lead the business back to its feet.

What was that like? We created a customer care team. Its only job was to reach out and make sure our customers were OK and to invite them back home. Our team had experienced some of the same things our customers had felt. They were speaking the same language. Our goal was to tell them to come back and get started.

For every neighborhood, my mindset was to motivate and inspire people to come back and get started because if you get your house right, it would serve as a model for that block. That was what the journey was like.

We got up and running and were able to do what our company — or our community — didn’t think was possible. But it was about having people that’d had the experience talking to our customers to tell them certain things to do, helping them with insurance claims, grants in the community. We were working through that.

That was the biggest of leadership decisions I’ve had to make throughout my career. It was our people, customers, community. It was big.

What was the first thing you did when you settled back in Houston after you started your current role? We went back to the Galleria. It was something my wife liked most when we came here 10 years ago. We watched the kids ice skate and did some shopping.

How’d you get into banking? My mother said to me in high school that I would

be a banker. I had no idea how she came up with this. I’d never thought about it. Even after she told me, I didn’t think there was a lot of truth to it. I remember posting for a job, and I was on my way to the interview, and I came to a fork in the road to take a right to go to the interview or a left to go home.

The person who interviewed me did a fabulous job on financial situations and what the job was about. I was about halfway through the interview when I said to myself, “I hope I made a good impression on the first half of the interview, because I was interested.”

The second half of the interview, I did a much better job. I followed up on the job like there was no tomorrow. I was hired and loved it. What’s your leadership strategy? I’m an early riser. I guess it’s because where I was born in Alabama, we were taught to get up early and go to work. I like to get in early

and get an idea of what the day looks like so when the stores are open, I’m ready to talk to them about plans and strategy.

I’m an optimistic leader. I’m very positive. I believe when we focus and engage on our team, most is possible. I believe in coaching and mentoring a team to know everything starts and ends with the customer. How would your employees describe you? They would say that I make sure we’re putting the appropriate person in the appropriate position. That he models the way for you and achieves a good understanding and will follow up to make sure it’s being executed.

I spend a lot of time with the tellers and every position. If I’m going to tell someone what’s important, I have to have been there myself and have gone there often enough to understand what’s important to our tellers. So that when I’m talking to our leadership team, I can talk to them about

How will the small business loan market fare this year?

something I’ve heard myself. How do you try and grow a market that has more millionaires per capita than any other city? Fortunately, we continue to work on developing those experts who are there to uncover the needs of the communities we serve.

There’s definitely room to grow. There’s $200 billion in deposits in Houston alone. That tells you there’s a lot of wealth and market share to gain. We want to make sure that in every market we serve, we’re looking to help our customers and business owners succeed. Is there a particular market in the area that stands out the most? Fort Bend County is definitely one of the growing counties and has experienced tremendous growth over the years. When we forecast out, it continues to get stronger, so it’s an area where we want to continue to create the personnel to go into the markets to

meet those growing needs.

What’s today’s energy climate do to the lending market? When you have oil prices going down, there’s going to be some impact. But at Wells Fargo, energy is only about 2 percent of our outstanding loan portfolio (nationally). While it’s still significant, that tells you that we’re still diversified.

While the oil prices have gone down, a lot of businesses have still benefited from that. In the car business, they’re selling more than ever before. Consumers have more discretionary income, they’re spending. While it’s impacting the oil industry, it’s being offset in the spending by consumers. So then where else is Wells Fargo lending? Health care? Construction? All of it. We’re in the medical field in equipment and practice finance. We

have consumer loans, credit cards, home loans. It’s spread out.

Is there any market in Houston that stands out more than another? Our loan growth continues to be really good. We grew over 6 percent last year, we like that progress.

The good thing about Houston, you look at the diversity and it’s not like it was in the ‘80s. You have a huge medical center and a strong port. There’s also a strong entertainment sector. You have a lot of different sectors and industries that really help keep the economy going. How will the small business loan market fare this year? We think the numbers will continue to grow. Last year, we increased our year-over-year volume for SBA loans by 133 percent.

When we say small business is

important to the communities we serve, we know being out there lending is one way we demonstrate our support.

What’s the 2016 strategy for Wells Fargo in Houston? It’s making sure we have the right distribution, the appropriate bankers to help meet the needs of the customers in the markets. We do want to continue to work on our fluent base to ensure we understand the complex needs they might have today.

We’ll continue to focus on small business. We had a good year with small business and we want to help them grow. We want to make sure we’re there to help our businesses have more access to capital, help them expand their business. We have resources to help them become more knowledgeable about the industry they’re in and help them have strong partnerships in the community.

No. 3Apache Corp.Houston-based Apache Corp. (NYSE: APA), the third-largest employer in the Uptown/Galleria-area with 971 employees, consolidated its Houston operations at its Post Oak Central headquarters earlier this year. The company put 98,388 square feet of space up for sublease in January at One Briarlake Plaza in west Houston.

At its Galleria offices, the upstream company completed a 14,663-square-foot cafe and fitness center in 2015 to serve as a gathering space for employees. The addition also included an air-conditioned connector from the parking garage elevators to the main reception located in Post Oak Central.

Also last year, Apache extended its 524,000-square-foot lease by one year. The lease at Post Oak Central was originally scheduled to expire in December 2018 but was extended through December 2019.

One block north on Post Oak, Apache owns 6.4 acres of land in the Blvd Place mixed-use development. It bought the land in 2012. In April 2015, the city of Houston approved a permit for a high-rise office building on the land, at 1770 Post Oak Blvd. The permit values the project at $172 million. However, Apache told HBJ at the time that there were no immediate plans for the site.

HBJ’s List of the Largest Uptown/Galleria-area Employers (see page 4B) is not as energy-centric as it once was. Many energy companies are downsizing amid the decline in oil prices and not reporting employment count. For example, Houston-based Marathon Oil Corp. (NYSE: MRO), which last year ranked No. 3 on The List with 1,400 employees, has 81,059 square feet at Marathon Oil Tower on the sublease mar-

ket and did not return requests for information. Here’s a rundown of other movement on The List.

s Houston’s luxury mar-ket cools, some home-owners are turning to an old-school method to sell their high-end homes.

Danny Spence, a retired oil executive, and his wife, Marian Spence, initially put their Woodlands estate on the market in 2010, listing their 30,000-square-foot mansion for $19 million.

DanMar Manor, named after Danny and Marian, received three solid offers, all from foreign buyers. Marian’s sister, Debbie Coleman, a Realtor with Coleman Realty, worked for a year with one of the buyers, who was getting ready to close on the prop-erty when he passed away.

After more than five years on the mar-ket, the Spence family decided it was time for a new method to sell their estate.

Enter Platinum Luxury Auctions, a lux-ury real estate auction firm that specializ-es in marketing and auctioning off non-distressed, multimillion dollar properties around the world. The Miami-based com-pany, which has 13 employees, auctions off between 25 and 30 homes a year. The firm will auction off DanMar Manor, its largest property by square footage, on Feb. 20 at a starting bid of $6 million — a whopping 68 percent discount.

“There aren’t a lot of buyers for a proper-ty this size,” Coleman said. “These auctions have become a popular way to move luxury properties these days. Buyers can feel like they can get a good deal.”

AUCTION TRACTIONTrayor Lesnock, president of Platinum Lux-ury Auctions, has been in the auction busi-ness for a decade. When he started, there were few auction houses working in resi-dential real estate. Today, there are between two and five other companies competing in every market, including Houston.

“Auctions have certainly become more prevalent than it has been in the past,” Les-nock said. “The number of operators has increased; that’s unequivocal.”

Auctions have several advantages over selling a home the traditional way, Les-nock said.

Selling a luxury home through listings, open houses and online marketing takes time. In Houston, a home listed at $1 mil-lion or more spends an average of 78 days on the market, about a month longer than the typical home.

With the advent of real estate databases on the Internet, luxury homebuyers today are inundated with choices and armed with a treasure trove of data that encour-

ages them to sit and wait on a potential purchase, Lesnock said.

The auction process shortens that wait-ing time by creating a deadline that incen-tivizes buyer action, Lesnock said. Buyers at the auction will be forced to cast a bid in hopes of scooping up a luxury home like DanMar Manor at a steep discount.

However, homeowners who choose to

sell their homes aren’t foolishly auctioning off their homes, Lesnock said. These sell-ers are typically wealthy individuals who don’t need to, but want to sell their homes, he said. These sellers don’t want to be bur-dened by a slow sale, but at the same time, they also don’t want to give their home away.

“They’re looking to the auction as an

expeditious and effective way to sell their home,” Lesnock said. “Residential lux-ury real estate is a competitive and clut-tered market where it’s hard for proper-ties to stand out. The auction process cuts through all of that like a hot knife through butter.”

Luxury real estate auctions are nothing like the livestock auctions at the Hous-ton Rodeo. Think more fine art auctions, where a handful of interested buyers make ever increasing bids on a magnifi-cent home.

For Platinum Luxury Auctions, the auction process starts five to seven weeks in advance of the auction date. A compa-ny representive comes out to the proper-ty and begins marketing the property and hosting consultations and tours. Typical-ly, a luxury home receives roughly 200 inquiries, which are winnowed down to a handful of bidders — usually between four and nine buyers by the auction date.

Platinum Luxury Auctions likes to host its private auctions in the living room of the property, where prospective buyers, their families and appointed representa-tives can look around and see how other buyers react to competing bids.

The company creates an upscale envi-ronment with red carpets, velvet rope and flowing champagne to match the multi-million-dollar purchase that’s about to take place. However, the firm also wants buyers to get comfortable, so it sets out plush couches and hosts a brief charity auction — auctioning off a bottle of Dom Perignon for a local philanthropy — to ease buyers into the bidding process.

“We want to create an environment where buyers want to open up their wal-lets,” Lesnock said.

The auction can take just 15 minutes or as long as half an hour. Buyers can bid in person at the auction, or bid remotely via a telephone call to a representative with power of attorney in the room.

Interested buyers must put down a refundable minimum of $500,000 to par-ticipate in the auction. Whoever posts the highest bid pays a 10 percent bidders pre-mium to the auctioneer, who will use a portion of that money to pay the buyer’s agent. The seller pays the listing agent.

Buyers can conduct an inspection of the property before and after the auc-tion, but few rarely do. Instead, most buy-ers have an architect or general contractor walk the property. Ultimately, if the home goes to auction, buyers must accept the property as is.

Ultimately, as much as a quarter of lux-ury properties don’t make it to auction. They’re scooped up by buyers who don’t want to risk losing the property at auc-tion, so they bid high and early, Lesnock said.

THE SALEAuctions bring out buyers from all walks of life, said David Ashcroft, Platinum Lux-ury Auctions’ corporate liaison and busi-ness development.

In the month or so that DanMar Man-or has been set for auction, the estate has received more than 50 inquiries from buy-ers in Houston and as far away as Russia.

“Auctions are great at shaking the tree and delivering buyers,” Ashcroft said. “The reach is global.”

So far, none of the interested buyers has been in oil and gas. Most have been cor-porate CEOs, surgeons and entrepreneurs,

Manor’s size, Lesnock said. Many retiring Baby Boomers are looking to downsize their home, not upsize. Fewer millionaire Millennials and Gen Xers are interested in the upkeep that’s required of an estate

home, he added. “The sheer size can be a challenge,” Les-

nock said. “These days, people are seeking smaller, feature-packed homes instead of immense homes.”

Lesnock believes auctions can help sell homes despite these challenges.

Platinum Luxury Auctions’ last auction was a property in Parkland, Florida. The mansion’s original asking price was $3.25 million. Bids started at $2.25 million, and the property ultimately sold for nearly $2.5 million.

For Danny and Marian Spence, who are looking to downsize to a more manage-able property as they get older, the auc-tion process will represent a swift closure to a long, five-year wait.

“The sellers are in their 70s now,” Cole-man said. “They don’t get around as much as they used to. They’re ready to sell.”
