+ THE BERKELEY- Background

• AHC purchased in 2000 to preserve apartments for low- and moderate­income Arlington households

• Located at 2900-2910 S. Glebe Road, The Berkeley was originally constructed in 1960 in two mid-rise buildings

• 137 apartments , 110 affordable units 'Y 27 market-rate

• Resident Services programs serve approx. 40 children per year plus assist 90-1 00 residents monthly.

+ THE BERKELEY- Challenges

• Over time, The Berkeley's original construction has developed structural concerns as well as significant plumbing & mechanical issues with continuing expenses far in excess of routine operating costs.

• Ongoing mechanical issues have required nearly $1 MM in AHC investment to make heating and air conditioning functional over the last few years.

• Extensive pipe replacement in excess of $1 MM is needed to cure ongoing pinhole leaks. AHC exp~nds significant resources annually in stopgap repa1rs.

• One building's floor slab recently failed requiring replacement.

• Replace The Berkeley with two newly constructed, modern, and energy efficient buildings.
