Welcome to the Missouri Association Management Family. Missouri Association Management, LLC (MAM) is very humbled and proud to have been selected to serve you and your Association to provide management services to your community. We take great pride in this honor and look forward to getting the opportunity to meet with you and your neighbors over the next several months. Our staff of maintenance and construction professionals have already begun spending some time with Wesley, getting to know the community and what he and Jarrod have been doing and how we can help them as we all move forward together. Our administrative staff is in the process of setting up your community records in our management systems and we will be ready to serve you beginning January 1st.

Reserve Study
The Board of Directors has had an independent engineering com-pany analyze the infrastructure and the remaining useful life of each common element of the complex. The preliminary report has been submitted and the board is now reviewing that report and would like to share the infor-mation with all owners. It’s important that you know all projects will be prioritized, and many projects will be costly.

Snow Removal
The snow removal in the complex is done by onsite maintenance. Snow removal on Mace Road is done by the City of Osage Beach.
Fireplace Inspections
All fireplaces will be inspected by a Certi-fied Chimney Sweep during the month of January. Every unit that has a fireplace will be inspected as well as cleaned and re-paired if necessary. The unit owner is re-sponsible for and must pay for all work done. It will be billed as a special assess-ment to the applicable unit Owner. If you have had your fireplace inspected by a Certified Chimney Sweep within the past three (3) years and we have your inspec-tion report on file, your fireplace with be ex-empt from the January inspections.
Winterize Your Unit:
Please follow the procedures below when leaving your condo for an extended period of time (more than 24 hours). Be sure all guests in your unit also follow these procedures:
Leave HEAT set at a MINIMUM of 55 degrees TURN THE MAIN WATER SUPPLY TO YOUR UNIT OFF! Turn the breaker to the water heater off Lift the icemaker arm up, to the OFF position Drain your kitchen and bathroom faucets Leave cabinet doors under sinks open to circulate warm air and pre-
vent freezing pipes

FRIENDLY REMINDERS
Fireplaces:
When using your fireplace, please adhere to the following:
Dispose of fireplace ashes only in a
metal or non-flammable container. Do not place the container on or near ma-terial that can catch on fire such as carpet, countertops, furniture, etc.
Limit fireplaces to no more than two or
three small logs of properly seasoned wood to avoid overheating.
Icy Conditions:
For your safety, please stay OFF dock ramps when it’s icy!
Smoke Detectors:
Check the date on your smoke detectors. If the expiration date has lapsed, replace the detector as soon as possible.
Dryer Vents:
Please keep your dryer vent cleaned and in good working condition.
Please pay your Assessment on time
Assessments are the lifeblood of the association, as they are the vital component related to the association’s ability to operate and maintain the common areas. Failure to pay assessments on time impacts the association’s ability to properly function.
