Second floor, Jack and Jill bathroom: The joint between top of tub and drywall is cracked, moisture can infiltrate the crack and cause the drywall to prematurely fail. The cracks needs sealed

Front of house, right side of front porch: Kick out flashing is missing. Kick-out flashing keeps water

from getting behind the siding where it can damage the structure of the house. Recommend

a qualified roofer evaluate and repair.

Front of house: I could not verify that stone veneer weep screed was installed over the

window and above the porch roof. Stone veneer weep screed allows any water that might

accumulate between the house and stone veneer to drain allowing the area to dry out. Without the

presence of weep screed any accumulated moisture behind the stone veneer can infiltrate

the house and cause water damage to Framing, sheathing, insulation and drywall. Recommend a

qualified stone mason evaluate and repair.

Front of house, to the left of the front porch: The kick out flashing is missing. Kick out flashing

keeps water from getting behind the siding where it can damage the structure of the house.

Recommend a qualified roofer evaluate and repair.

Back of the house: The drier vent weather hood is damaged and flapper gate is stuck open. Insects and rodents can access the house.

Front of house, right side of front porch: Kick outflashing is missing. Kick-out flashing keeps water

from getting behind the siding where it candamage the structure of the house. Recommend

a qualified roofer evaluate and repair.

Front of house: I could not verify that stoneveneer weep screed was installed over the

window and above the porch roof. Stone veneerweep screed allows any water that might

accumulate between the house and stone veneerto drain and allow the area to dry out. Without the

presence of weep screed any accumulatedmoisture behind the stone veneer can infiltrate thehouse and water damage to sheathing, insulation

and drywall. Recommend a qualified stonemason evaluate and repair.

Materials: Panel box was visually inspected, the cover removed and sound electrical connectionsverified., Underground Service, 200 Amp Service, Main disconnect at exterior meter

Materials: Sub Panel, located in garage.

Observations:• No major system safety or function concerns noted at time of inspection at main panel box.

B. HVAC Unit

Information: The HVAC system was visibly inspected. Routine maintenance covers were removedand components inspected. Efficiency of the system was determined using the Drop TestMethod., Goodman multi-zone natural gas furnace/air handlers located in the attic (gas andelectrical shut off located adjacent to the unit)

Observations:• No major system safety or function concerns noted at time of inspection.

C. Water Heater

Information: PEX supply lines; plastic vent, waste & drain lines , Natural Gas water heater (fuelshutoff at meter and in-line), Rinnai natural gas tankless water
