The opportunity

Garvocks farm steading offers a unique opportunity to capitalise on the growing micro distillery business in Scotland, with its combination of picturesque setting in close proximity to not only the tourist attractions within Inverclyde itself, but also to the major conurbation of the west of Scotland. Whisky had been distilled in Inverclyde for many years, ceasing in the 1950’s. This proposal will enable an entrepreneur to reinstate the old tradition and capitalise on the current upsurge in interest in the craft malt whisky industry. Other spirits such as specialist Gins and Rums can be produced. It is envisaged that the distillery will be accompanied by a visitor centre, the whole becoming an additional and important attraction for tourism and education in Inverclyde. The steading is situated on the banks of Loch Thom, itself a famous icon of the history of Inverclyde.

LOCATIONSituated within Inverclyde and Clyde Muirshieil Park, Garvocks farm steading lies immediately to the east of The Old Largs Road in the hills above and to the south of the town of Greenock. The adjoining land is rural in nature, with Loch Thom on the west of the road. Although isolated in appearance, the position is only 5 miles (10 mins. drive) from the centre of Greenock. From Greenock, the A8/M8 gives ready access to Glasgow, and via the Erskine Bridge, to the North. There are frequent trains to Glasgow, also to Gourock and Wemyss Bay with their ferry connections to Argyle and Bute. Glasgow Airport is approximately 15 miles, 20 minutes’ drive, to the east.

DESCRIPTIONThe subjects comprise a former farm steading currently vacant and unused. A full scheme of refurbishment will be required, including a new provision of all services.

PLANNINGThe site lies within the administration area of Inverclyde Council. Whilst the proposed use as a micro distillery has Council backing, no planning consent currently exists for this use. Early engagement with the planning department will be required and contact details are noted on the attached contacts page.

Non Domestic RatesThe subjects are not currently assessed and will require to be re-assessed on occupation and completion of any developments.
