Are yougoing to need a new car or will youneed a second car? Have you paidoff that credit card debt or vacationline of credit yet? Do you have aholiday savings strategy so youdon’t use credit?All of these should be discussed

and considered when choosing yourmortgage.Most banks have a prepayment

plan, which means you can paydown a portion of your mortgageeach year without a penality.

For example, a mortgage witha “10 plus 10” prepayment privi-lege means that, on a $400,000mortgage, you can prepay up yo10% of your original principalbalance (in this case, $40,000) peryear and increase your payments byup to 10% each year.

For many people this providesmore than enough flexibility,especially when you consider allthe other plans you have in place toreach your financial goals.As I mentioned earlier, we all

have good intentions to pay off ourmortgage faster but it is easy to getpulled in different directions.Whether or not you intend to

make early prepayments on yourmortgage, my advice is to choose ashorter amortization period whenyou first get your mortgage.Shortening your amortization

from 30 years to 25 years on yourmortgage will translate intosubstantial interest savings whileallowing you to be mortgage-freefive years sooner.Ask your mortgage specialist to

show you how you can save with ashorter amortization period.If you opt for a shorter amortiza-

tion period, you’ll need to be moredisciplined with your money, butbefore you know it, you will haveadjusted your budget for the smallincrease in payments and still be able to plan for the future.

5 Take down curtainsDated window treatments need to come down, pronto(if it’s over 10 years old, get rid of it). If privacy isn’t anissue, just leave the windows bare to maximize naturallight and make the room’s dimensions seem more gener-ous. Otherwise, buy basic-issue cotton or linen drapesfrom Linens ‘N Things or another wellpriced retailer.Always tie drapes back during viewings and open houses.

6 Put up mirrorsMake small rooms appear bigger and dark rooms seembrighter by adding an attractive wall mirror. A boxlikedining room will benefit from a leaning floor mirror and anentranceway more welcoming with a console mirror.

7 Update porch hardwareIncrease your home’s curb appeal by updating the hard-ware on your front porch. Buy a doorknocker or bell,mailbox, kick plate, doorknob and lockset in a set or incomplementary styles. Brushed nickel is a neutral finish

that will never date, while oil-rubbed bronze is anotherfavourite.

8 And the porch lightUpdate your porch light to coordinate with the newhardware, if needed. They don’t have to be an exact matchor even come from the same period, but the finishesand styles should look pleasing together.

9 Spiff up the front yardRefresh your front yard according to the season. In spring,summer and fall, trim back dead plants and foliage andplant attractive annuals or perennials in flowerbeds. Inwinter, keep the walkway shoveled and cut back any treeor shrub branches damaged by heavy snowfall. A pair ofplanters flanking the front door and filled with seasonalarrangements instantly conveys pride of ownership.

10 Tend the backyardSimple fix-its willmake the most of your existing yardlayout. Replace any damaged boards on your deck orfence, and apply a fresh coat of paint, or stain and sealantif the finish needs it. Weed and groom your garden andadd some perennials for colour when in-season. If kids’toys are taking over the space, put some in storage.

Would you attend a speed dating event wearing a tattered T-shirt? OK... somaybe you're not into speed dating or you look really good in a tatteredT-shirt but you get my point. When you only have 15 seconds to make a firstimpression you want it to be your best. And when home buyers are lookingon the Internet at real estate listings you have about 15 seconds to impressthem. So, why would you try to sell your home without cleaning it,de-cluttering it, or without staging it?

Ahome stager will give you that competitive edge so your home standsout from the competition, selling faster and for top dollar! For homeowners, it is very important to realize just how little time a buyer givesa home to impress them before they move onto the next listing.

• 90% of potential home buyers start their search on the Internet beforeever stepping out with their Realtor. MLS photos are what drawbuyers to your house so make sure they represent the best of your homeinside and out.

• On average, buyers make a decision about your home within the first 15seconds - that first impression is critical to selling your home or sittingon the market becoming stale.

• A professionally staged home shows at its optimum best, creating morefoot traffic at open houses and showings which is why 85% of Realtorsrecommend staging to their clients. Online MLS photos are unforgiv-ing therefore make sure they represent the best of your home inside andout.

• According to National Association of Realtors (NAR), the smallinvestment for staging could be the defining difference betweenreceiving offers, or your first price reduction, costing the seller tens ofthousands of dollars.

• Vacant homes appear cold and sterile.
