Question: I was look-ing at a new condo with“cherrywood flooring.”Noillusionsthat itwassol-id; I was told it was engi-neered.
Looking again at somedamage (the condo sta-pled flooring over radiantpipes with staples too
long, resulting in waterdamage in several units),I sawthat the top layer isathin photographic film,not veneer.
Does this mean it’slaminate, not engineered?And if so, if the cat throwsupwhile I’m atwork, am Italking significant repaircosts?
The material alsoscratches badly, I noticed.
Answer: It is engi-neeredwood, and it woulddepend on what you fedthe cat. A diet of syrup ofipecac, perhaps; TenderVittles, probably not.
Let’s just say the condodeveloper didn’t dig toodeeply into his or herpockets for flooring, norfor the expertise requiredto install it without punc-turing the flexible piping
in the radiant heating sys-tem.
It kind of makes mewonder what other evi-denceofbuildershortcutswill appear in the monthsafter you move in.
Q: I have a great out-door furniture set that is alittle more than 20 yearsold. The chairs are verycomfortable, but theyneed new cushions.
Hence, the problem.They are Samsonite
chairs and the cushionswere manufactured byHooverIndustries inFlor-ida. I have tried to touchbase with Hoover with noluck.
Apparently, Hoovermanufacturedairline seatcushionsandcovers, andIdon’tknowthat theyare inthe outdoor furniturebusiness anymore.
A: Remodelers have arule of thumb to which Iadhere. When you findsomething you like, buyextra because next yearthe manufacturer will bemaking something “newandimproved”andnot thething you like.
A few years ago, I builta window seat with book-cases underneath in theseating area at the back ofour kitchen.
My wife was easilyable to find someone tomake pillows for the win-dow seat from materialshe bought at a fabricstore.
You might find some-thing you like going thisroute.

I don’t recall seeing thesimple advice of readingthe owner’s manual thatcomes with your dish-washer.
I installed my firstdishwasher, a Maytag,back in 2000. The owner’smanual gave me a deter-gent amount to use basedon the hardness ofmywa-ter (measured in grainsper gallon).
Themanual said to callmywaterutility toget thisinformation.
Goingon12yearsnowIhave used the amount ofdetergent recommendedfor the hardness of mywater andmyglasses lookthe same as the first daythey went into the dish-washer.
I do also use a rinse aidas recommended byMay-tag.
Just thought I wouldpass that along. I am al-ways amazed at the num-ber of people that neverread their owner’s man-ual, be it a new car, a newappliance or a new tool.

Considering the dish-washer will heat water to120 degrees, and dry at ahigher temperature,there is no guarantee themildewcide will not mi-grate and become depos-ited on dishes and flat-ware.
I would not use anycaulk inside adishwasher.If it’s not good for fish, it’sprobably not good forme.
The best suggestionsgiven were to replace theparts or the dishwasher.
High-end dishwashershave stainless steel interi-ors and baskets. For long-termpeace ofmind, stain-less steel may be the bestinvestment.

Here are some sites (and sights!) you would do well to look for (remember to go to places outside of “the box”that you usually move around in):
• The Honda Jet dealership at the Tallahassee Regional Airport;• Cascades Park, or another of our great parks;• Midtown—all around the What-A-Burger on Thomasville Road;• The huge new shoe store at the former Border’s location;• The huge new athletic-themed store at Mahan and Capital Circle;• The Gaines Street Corridor;• The Franklin Boulevard re-make;• The student-oriented, luxury apartment community on Basin Street;• The under-construction apartment complex at Lake Jackson;• The wonderful houses listed for sale;• A location you have made a mental note about checking out “someday.”
This does not have to be an expensive excursion, either. Just drive around for a couple of hours—get out ofthe car or off the bike for short strolls—and take a closer look at the scenery or the locale. Stay engaged withour city. Don’t let it become a far-off place in your mind!

WhenO.G.Touchstone,— Tut, as he likes to becalled—setout tobuildon26 acres along the out-skirtsofChelsea,he imag-ined a simple place: a cab-in on a private lake, noelectricity, a wood-burn-ing stove.
“Then the girls got in-volved,” saidTut, 62, as he

It might seem impossi-ble tomanynowadays,butat one point, timber fram-ing, as it is called, wasstandard practice. It’s sel-dom done anymore. Butfor one family in ShelbyCounty, it seemed like the

The one thing theycould agree on was thatthey wanted it to beunique. Six out of the sev-en family members aredesigners in somerespect— ranging from archi-
tects to landscape design-ers. Tut was a landscapearchitect before he re-tired.
Jody was the first tosuggest post-and-beamconstruction, also knownas timber framing. Jesse,the youngest son who willbe the primary occupantof the house, suggested adog-trot design, includinga breezeway open to theroof in the middle of thehome.
When searching for abuilder, Tut found who hethought was the perfectman for the job inThomasDowns, owner of South-ern Timber Framer LLC.Downs spent two years inMaine learning tech-niques used by timberframers. After he built asmall timber frame dur-ingaweek-longcourse,hewas hooked.
“This type of construc-tion is basically unheardof in the South,” saidDowns, as he lined up thenext peg.
John McGee, an engi-neered wood and compo-nents sales manager at 84Lumber in the Birming-ham area who has been inthe construction businesssince1986, said thathehasonly known of one or twobuildings erected withtraditional timber fram-ing techniques.
“That’s very rare,”McGee said when heheard about the ShelbyCounty project. “It’s avery unusual framingtechnique. It’s a pretty ex-treme,old-schoolbuildingstyle that you just don’tsee anymore.”
Rather than traditionalsheet-rock constructionwith studs and nails, theTouchstones’ construc-tion plan entails usingheavy pine timbers con-nected with mortise andtenon joints. Diagonalbracing adds extra sup-port, while wooden dow-elshold the joints inplace.Tongue-and-groove de-tails, which allow thewood floor to fit togetherlike a puzzle, reduce the
need for metal and nails.Although he uses a
computer to help withmeasurements, the preci-sion needed to ensure asmooth fitmeansmeasur-ing more than twice.Downscuts thepiecesoff-site, creating a puzzle ofsorts thatheputs togetheron location.
“I’ll measure every-thingforaboutaweekanda half,” said Downs, “andthen we’ll spend anotherweek cutting all thewood.All of it, though,will go upin about five days.”
Once the frame of thestructure is built, Struc-tural Insulating Panelswill be used to create thewalls of the cabin. Al-though the timbers willonly be visible from theinside of the house be-cause of the use of SIPs,the design offers a lesscomplex constructionplan and better heat insu-lation.
The unique construc-tion will be mirrored in-side by the personaltouches requested byeach of the family mem-bers:
» Tut wanted a heatedfloor. “Brick gets too coldin the winter,” he said.
» Erica wanted win-dowseats. “Wehave to lis-ten to Erica. She’s carry-ing the families’ first setof twins — my grandba-bies.”
»Kathy wanted lots ofwindows. “If I get Kathy’sapproval, everything elsewill beOK,” saidTut of hiswife.
Tut expects the houseto be livable by Thanks-giving, but said he willprobably put in anotheryear of work before it iscompletely finished. Theplans call for a 10-footceiling fan, a screenedporch, an open porch andan outdoor shower.
For now, the house willserve as a residence forTut’s son, aplace forTut tostaywhileheworkson theproperty, and a place forthe family to visit, tuckedaway in the woods.

AKRON,Ohio—WhenRamonaand F. Eugene Smith werehouse-hunting in the mid-1950s,they wanted something differ-ent from the cookie-cutterCapeCods and ranch-style homesthat were sprouting across thecountry.
Theyfound it inaTudor-stylecottage that once housed thepoultry keeper for the nearbyStan Hywet estate, which in-cludes the seventh-largesthome in the nation.
The Smiths – he an industrialdesigner, she a graphic design-er–bought thehouse in1955andturned it intoa familyhomethatretains elements of its historywhile accommodating theirlove of modern design.
Today that house is poisedforacceptance into theNationalRegister of Historic Places, arecognition that would honorthe care Ramona Smith and herlate husband took in adaptingthe old building for a new use.
At the time the work wasdone, there were no nationalstandards for renovating oldbuildings, noted Tom Wolf, aspokesmanfor theOhioHistori-calSociety’sOhioHistoricPres-ervation Office. Yet the Smithshad the foresight to alter thehouse with a great deal of sym-pathy for itspast, he said –a fac-tor that led the Ohio HistoricSite Preservation AdvisoryBoard to recommend the build-ing for the national register.
The nomination is in thehandsof theregister’skeeper inWashington, and a decision isexpected this fall, Wolf said.
The cottage at CourtleighDrive and Reynolds Avenueoriginally was both a granaryand living quarters for the fam-ily of the farmer who cared forthe chickens at Stan Hywet,then the country estate of rub-bermagnateF.A.Seiberlingandhis wife, Gertrude.
Seiberling wanted the estateto be as self-sufficient as possi-ble, so its original1,700 acres in-cluded poultry, dairy and beefcattleoperationsandprobablyaproduce farm, saidMarkGilles,StanHywet’s director of histor-ic structures. The farms sup-plied the Seiberlings with food
and produced food to sell, hesaid.
The poultry keeper’s cottagewas built onto the end of a mas-sive chicken run. The chickenrunwas demolished in1955, butthe house bears the scar of itsoutline on a brick exterior wall.
The house was on a part oftheestate thatwassold todevel-oper Frank DeWitt in 1955, theyear F.A. Seiberling died. About
that time, Eugene Smith wasscouting the area for a home forhis young family. Someone toldhimabout the cottage at the endof a dirt road in the woods, and“this was exactly what we werelooking for,” Ramona Smithsaid.
Today thehouse stands out inits West Akron neighborhood,its stucco and timbers tying itmore closely to Stan Hywet up
the hill than to the neighboringranches and colonials.
The Smiths changed the rearentry to the front and added aporch and garage that blendwith thehome’sexterior. Inside,they took down walls and door-ways on the first floor to createan open floor plan that theSmiths’ son, architect Mark D.Smith, said was inspired by thework of Frank LloydWright.
What was once feed andgrain storage became a livingroom, dining room and kitchen,with theoriginalbrickwallsandconcrete floor exposed. TheSmiths never covered the sur-faces because “we loved thefact that it iswhat it is,”RamonaSmith said.
Eugene Smith designed stor-age cupboards for the livingroom and wall-hung cabinetsfor the kitchen,with open spaceabove where lights could washthe brick and highlight items ondisplay. The brick was left itsnatural color in the kitchen butwas painted white in the otherrooms, brightening the spaceand creating a crisp backdropfor artwork and midcenturymodern furniture.
One set of casement win-dows was replaced with a pic-ture window in the living roomto look out onto a shade garden,but otherwise the windowsthroughout the house retaintheir original character, rightdown to the stylized leaf-shapelatches. The Smiths, however,replacedtheoriginalpaneswithleaded and sometimes stainedglass.
She said windows that ele-gant wouldn't have been appro-priate to a farmhouse. “We tookliberties like that,” she said.
The upper two floors, oncethe living quarters for the cot-tage, are now occupied by bed-rooms, bathrooms, office spaceand a library. Those rooms re-tain many of their original fea-tures, including old bathroomfixtures, oakdoorswithverticalmullions and wood floors.
All along, the goal was to re-tain the building's characterwhile making it livable. “Wetried tomaintain asmuch as wecould,becausewefelt ithadval-ue,” Ramona Smith said.
Her latest project is a smallbathroom in the basement withworn paint on the walls and askylight above that a neighborboy once stepped throughyearsago during a snowball fight.Courses of brick were recentlyadded to the top of the room’swalls and the window reframedto stop a leak.
“Youknow,withanoldhouse,you’re never done,” she said.
History, it seems, neverstands still.

NEWPORT NEWS, Va. —Dressed in blue jeans andshort-sleeve cotton shirts,wet grass clippings cakedon their shoes, Whitneyand Fred Farris look com-fortable and relaxed asthey stroll their familyfarm, a 300-acre elongat-edpoint of lush landon theNansemond River insoutheastern Virginia.
The farm is where thecouple spends weekendsand many vacation days,tending to more than adozen beds of various siz-es they've created on twoacres.
Collectively, theirplantings are called LongPoint Gardens.
Organic gardeners fordecades, they prefer thearomas of aged compostand ripening heirloomvegetables and fruits in-stead of the smells of gasfumes from traffic alongcity streets. They digmany beds by hand, andFred fashions trellises,pergolas and fences fromfallen branches andsticks. Tools are kept in avintagecorncrib,which isnow officially their gar-dening shed.

CHICAGO — It’s muchcheaper to buy a homethan rent one in 100 of thelargest U.S. metropolitanareas, according to a re-port released this pastweek by the real estatewebsite Trulia.
“Despite the recent(home) price rebound,rents continue to rise fast-er than (home)prices, andmortgage rates are nearrecord lows,” said JedKolko, Trulia’s chief econ-omist, in a news release.And that trend is leadingto favorable homeowner-ship costs inmost corners
of the country.In its analysis, Trulia
looked at the averageprice of all homes for saleand the average rent of allhomes for lease on thewebsite between the be-ginning of June and theend of August. Averagesfor themetropolitanareasinclude properties fromthe inner cities to the sub-urbs.
The report reflects in-creased affordability forhomeowners comparedwith thewinter,whenTru-lia last did this analysis ofrenting versus buying.
The last time around, itwas better to buy in 98 ofthetop100markets,Kolko
said. But mortgage rateshave dropped since then,and rents have risen fast-er than home prices.
According to the re-port, homeownership af-fordability, comparedwith renting, was highestinDetroit,wheretheaver-age cost of owning a homeis$349amonthandtheav-erage cost of renting oneis $1,149 a month.
Other markets wherehomeownership afforda-bility is high: Gary, Ind.;OklahomaCity; Lakeland-Winter Haven; and Tole-do, Ohio.
On the other end of thespectrum: Honolulu,wherehomeaffordability,
compared with renting,was the lowest of the 100areas.
The monthly cost ofhomeownership in Hono-lulu is an average $1,519and the monthly cost ofrenting is an average$2,007. That’s a 24percentdifference of $488 amonth.
Other markets wherehomeownership afforda-bility is lower: San Fran-cisco;NewYork;SanJose,Calif.; and Los Angeles.
For homeowners, Tru-lia assumed a 3.5 percentmortgage rate, itemizeddeductions at the 25 per-cent federal tax bracket,and a 7-year time horizon
to hold on to the property.It included closing costs,maintenance, insuranceand property taxes.
For renters, it includedsecurity deposit and rent-er’s insurance.
Even in a scenariowhere the homeownercouldonlyobtaina4.5per-cent mortgage, didn’titemize on taxes and onlyplanned on staying in thehomeforfiveyears, itwascheaper to buy in 96 mar-kets, Kolko said.
Despite being more af-fordable to buy in manymarkets, often peoplecan’t take advantage, Kol-ko said.
“It takes years to save
enough for a down pay-ment, and it takes a highcredit score to even qual-ify for a mortgage, letalone to get the best rate.In the recession, manypeople found it harder tosave—andharder tokeepup their credit scores,”Kolko said in the news re-lease.
“Homeownershipmakes the most financialsense for people whosestrong credit scores letthem snag the lowestmortgage rate and whoget the biggest benefitfrom deductingmortgageinterest and property tax-es from their income tax-es,” he said.
