Municipal Utility DistrictIn addition to being in McKinney’s ETJ, Trinity Falls is within a Municipal Utility District (MUD). MUDs allow developers to efficiently finance infrastructure outside city limits, which provides a number of benefits to homebuyers. One thing that is supporting this growth in the D-FW market are special districts, such as Public Improvement Districts (PIDs), Municipal Management Districts and Municipal Utility Districts (MUDs).
How do these special districts help? These special utility districts are a financing vehicle for the development of infrastructure (roads, utilities, drainage, etc.), which allows developers to recoup expenses at a faster pace than from the sales of lots. This has many results:
