    I, for one, will miss her clever take on design and decor, but I see her face light up when she talks about stepping into new shoes and seeing where they will lead her. I wish her Godspeed.

    Another one of the great givers I have met is the publisher of this magazine, Michael Rosset. His commitment to Raising the Roof, an organization that is dedicated to long-term solutions to homelessness, has resulted in over $250,000 in donations to the organization.     During my many years following the building and development industry, I have encountered an assortment of people who are givers people who give back because of a true altruistic instinct, not just a corporate obligation.

    One of those is Enza Tiberi-Checchia, the founder and president of design firm Decorenza, and a regular contributor to this magazine.

    In 2009, Tiberi-Checchia along with her friend Benny Caringi co-founded Hats On For Awareness in honour of her father, Giovanni, who she lost over 25 years ago to severe depression. The charity is dedicated to overcoming the stigma associated with mental illness so that those who suffer can openly get the help they need (find out more at HatsOnForAwareness.com).

    To date, Hats On For Awareness has raised over $300,000, giving most of that money to the Centre for Addiction and Mental Health and the Humber River Hospitals Mental Health and Addictions Program.

    Altus Groups review of the GTAs commercial and residential real estate markets speaks to a mature market that continues to grow, said Norman. While the overall Canadian economy faces headwinds, the GTA economy is picking up steam and this is clearly reflected by the 2015 data on residential land sales, lowrise and highrise new home sales and, of course, in the level of resulting construction.

    Norman further stated that the lowrise sector, in particular, is one to watch for 2016 as new development lands come on stream, sales pick up and single-family housing starts to recover from a long drought.

    Lowrise new homes sales continue to rise, up 8 per cent over the previous year. In 2015, 19,637 lowrise sales were recorded, approximately 15 per cent higher than the 10-year average, while the annual sales totals were the third highest over the last decade.

    T he Altus Group, a leading provider of commercial real estate services, software and data solutions, released the results of its 2015 Real Estate Review of the GTAs 2015 new home market in January. The review indicates a resilient housing market that includes new record highs for both low-density and high-density residential land sales, strong price increases (especially for lowrise homes) and strong sales overall, despite an environment of modestly elevated highrise completions.

    In 2015, residential land transactions in the GTA grew by 49 per cent, to a record $4.2 billion. Specifically, low- and high-density residential oriented investments achieved record highs of $1.7 billion, each suggesting continued

    At the end of 2015, the average lowrise sale fetched $829,766, up 18 per cent from the same period in 2014. By contrast, the average price for a highrise home in the GTA was $453,083, essentially unchanged from a year earlier.

    The highrise market saw a slight reduction of 2 per cent in total sales, year over year. Despite this small reduction in total sales, the highrise market still managed to sell 21,658 units in 2015, the fourth highest number of annual sales in the last decade.

    Two industry titans are the newest inductees into the Building Industry and Land Development Association (BILD) Hall of Fame, and two other BILD members were recognized for their countless number of volunteer hours and immense contribution to the association during the annual Chairs Dinner in January.

    Inducted into the Hall of Fame this year is Julie Di Lorenzo, president of Diamante Urban Corp, a leading builder and prominent voice for the real estate development industry. She led the associations board of directors as president in 2005 at a time when provincial growth planning policies were emerging and she became the voice of intensification, encouraging

    members to think differently about how they do business.

    She is a visionary and a pioneer. Most of all, during a time when members of the home building and land development industry were uncertain about growth plan objectives, she provided leadership, engaged members in the discussion and brought government partners to the table, said BILD chair Steve Deveaux.

    The second inductee was Al Longo, one of the associations longest-standing members. He began his building career at the age of 18 as a labourer in his fathers construction business and by 20 he had started his own business making concrete blocks. By 23, Longo was building apartment buildings in Etobicoke and formed his first

    construction company with his brother. He joined BILD in 1954, served on the board of directors in the 1960s and was elected president in 1971.

    Margaret Ward of Enbridge Gas Distribution was named Member of the Year for being at the forefront of the associations growth to 1,480 members by the end of 2015 as chair of the membership committee.

    Brendan Charters of Eurodale Developments was presented with the Chairs Award of Merit. As a member of the BILD board and executive committee from 2010 to 2015, Charters represented the renovation sector but he also lent his voice as a leader of the Young BILDers committee.n BILDGTA.ca

    what youre spending. Chances are youll be very surprised. Limit yourself to going out once or twice a month, and start cooking at home.

    If in a relationship and each of you has a car, get rid of one. You may have to relocate to help facilitate this commitment, but if one of you pledges to car pool, cycle to work, or take transit, you can expect to save up to 80 per cent of the cost of owning a car. On average, monthly car payments, gas and maintenance cost about $9,000 per year. Bank this money.

    Raises, bonuses, monetary gifts and overtime pay should all be put into a separate savings account. It may not seem like much at the time, but it will add up. The same rule applies to tax refunds, sales commissions, etc. If its not part of your regular income, then it goes into savings.

    Once you hone in on a budget, and take a close look at your spending habits, youll find all sorts of cheaper alternatives. While many of these suggestions may seem obvious, making

    a concerted effort to switch up your lifestyle in order to obtain your goal can be fun and rewarding. Rather than buying books, borrow them from the library theyre free. Instead of going to the movies and spending an exorbitant amount on popcorn, watch shows online and cancel your cable subscription, as well. Lower you clothing budget. Look for sales, purchase gently used clothing, or decide to make do with what you have for a period of time. If youre used to going on expensive vacations, take a staycation to recharge your batteries.

    If you have RRSPs, you are allowed to withdraw up to $25,000 towards the purchase of your first home. If you dont have RRSPs, then the same principles could go towards saving for RRSPs so that you qualify for a tax credit while helping to reduce your taxes. However, the Home Buyers Plan does have a catch, in that you have to pay back the withdrawal from your RRSPs within 15 years, or the amount of the withdrawal is taxed as if its income. Check with a financial advisor to see it this is a good option for you.

    Set up a tax-free savings account to save for your down payment. There, the money can grow without you having to pay tax on the interest that you earn.

    Unless youre one of the fortunate few who have been bequeathed property or have family support in this undertaking, a tenacious attitude, along with a healthy financial strategy, will help to make your dream come true.

    The idea of saving for your first home may seem daunting, but once you set your mind to it, anything is possible. The first step is to come up with a budget and set out your priorities. This is necessary in order to provide you with a reality check as to where your money is going.

    Next, pay off your credit card debts. Paying unwanted interest to other companies is like sabotaging your efforts before you even get started. Too much consumer debt will also be a factor when you apply for a mortgage. Start with the smallest, high-interest debt and pay it off. Then take the minimum payment from that debt and use it to help pay off the next debt. Then you have double minimum payments to go towards the next debt, and so on. This snowball effect of minimum payments affords you the opportunity to make larger payments against one debt at a time, and is one of the fastest ways to pay off debt.

  • brought together market research, approval re- quirements, design, leas-ing and, ultimately, the financial feasibility of a development. This analy-sis, coupled with my sum-mer work experiences in Vaughan, when it grew from a town to a city, allowed me to witness the enormous infrastructure, business and housing growth throughout the late 1980s and early 90s. It moved me to join the development field.

    HM: What have been the strongest influences in your pro-fessional life? Do you have someone you would consider a mentor?

    MM: I have had the opportunity to work for and with many of our industrys finest throughout my 25 years at Sorbara. Working through challenges with a positive attitude to achieve the best result for everyone is what I strive for. In terms of a mentor in this regard, my mom amazes me with her perse-verance. She inspires me daily.

    HM: There have been a lot of changes in the industry over the years. With the provinces Places to Grow policy and the Greenbelt restrictions, where do you see the real estate and housing market going?

    MM: The impact of the Places to Grow policy and Greenbelt restrictions is evident as housing forms are growing up instead of out. These policies marked the shift from lowrise to highrise homes over the last decade.

    For example, in 2015, highrise development comprised 80 per cent of the new GTA housing stock, a direct result of these policies. This shift, along with continued increasing pressure in land prices and housing affordability will continue to evolve into medium-density housing forms, particularly midrise and stacked townhomes designed for families.

    Sorbara is currently working through the design and approval process for 500 stacked townhomes in Mississauga to bring to the market later this year. This form of housing is where I see the market going. The spaces are well designed, affordable, offer privacy and outdoor space and help to meet

    kept this mother of three busy and inspired

    Moira Morris of the Sorbara Group of Companies has a big job title director of strategy, design and implementation and the demanding life to go with it. Just connecting with her to do this interview took some time. But, she assured me, she has finally hired a sales manager to help her with the ever-increasing workload as Sorbara expands its portfolio.

    The Sorbara Group is a huge multi-tiered real estate devel-opment, investment and management company that began in 1942 when Sam Sorbara started a business known today as the Adriatic Insurance Brokers Ltd.

    Sorbara now, however, owns, manages and operates com-mercial/industrial, office and retail properties, a large residen-tial apartment portfolio, as well as offering insurance services and construction management and planning and development services. This is in addition to the many lowrise and highrise communities it develops and builds to exacting standards.

    I can see why Morris-Emslie is busy.

    HOMES Magazine: Can you tell me something about your-self? Where did you grow up, what is your background and career trajectory?

    Moira Morris-Emslie: I am a very proud mother of three, married to my best friend and I love my work. I grew up in London, Ontario, attended high school in Thornhill, and returned to the University of Western Ontario to complete a BA in Urban Development. I have lived and raised my family in Richmond Hill for the last 23 years.

    I started working as a planner with Landtactix (the plan-ning and development division of The Sorbara Group of Companies) in 1990, the day after I wrote my final exam. I have been fortunate to have had the opportunity to grow with the Sorbara Group over the past 25 years as the planning and development division has grown from acquisitions, approvals and site servicing, to include the marketing, sales and con-struction of loft conversions and lowrise, midrise and highrise developments.

    The Sorbara Group of Companies will see increased growth over the next 10 years in all aspects of the real estate business (including industrial, commercial, residential rental, highrise, midrise and lowrise). This keeps me inspired, and busy.

    HM: What inspired you to join the building and development field?

    MM: A third year feasibility analysis project on the then BCE place (now Brookfield Place) excited me as the proforma

    HM: What has made you proudest?

    MM: Thats easy! Jacob, Hannah and Kyle, my three children.

    HM: What do you do for fun?

    MM: Hanging at the cottage with family and friends. And being part of a forward thinking, progressive development, construction and marketing team keeps work fun.

    HM: What are the biggest challenges that builders and developers encounter today?

    MM: We need to build homes in complete communities that people can afford. With the estimated GTA growth of 100,000 people annually, the 35,000 new homes required to accommo-date the growth will need to be thoughtfully designed and be both livable and affordable.

    One of the biggest challenges developers encounter is the lack of infrastructure services. New interconnected commu-nity infrastructure with a fair and reasonable funding strategy to move people, services and goods is essential for the contin-ued success of the housing market. Overcoming this challenge will require a coordinated approach with the development industry and government policy makers.

    HM: Sorbara has a great reputation for not only building qual-ity homes, but for being community builders. How does that align with Sorbaras business and philanthropic philosophy?

    MM: When our founder, Sam Sorbara, started the company, his message was that fortune and wealth are gifts that life offers us so we can share them with others. Because of that, the Sam Sorbara Foundation was created. We believe strongly that charitable giving is an important part of our operations.

    HM: You build communities and are very involved in those communities. Why do you go above and beyond and what sense of satisfaction do you get from it?
