    SSpring is when we simply mustbegin going outside. Aftermonths of watching our yardssuffer under the cruel yoke ofMother Natures chillingindifference, we now feel twingesof hope as the grand old damerethinks things and slowly bringslife back into our properties.

    That green you see out there?Thats called grass. Yes, I knowyou thought grass was supposedto be brown and dry. But youalso thought trees were supposedto be bare, and now they havebuds on them. Heck, you eventhought that abandoned spacebehind your house was wherebranches and snow went to die.But go look at it again, and try

    to remember those days andweeks you spent out there lastyear, feeling gentle, warmbreezes and loving life.

    When I was young, my ideaof landscaping was pullingweeds from between bricks andcutting the lawn every week orso. Occasionally my familywould go wild and trim thehedges, but that was usuallywhen company was coming.

    As a grownup, I like to havea healthy-looking property. I amexcited by increasing my homescurb appeal and of being one ofthe properties on the street thatpeople admire. I like the houseto look clean and well takencare of. I am happy when the

    grass is lush and even. I smilewhen my trees and bushescomplement each other in bothform and color, and the sight ofmounds of freshly placed mulchjust makes me ridiculously giddy.

    To me, a well-kept home saysa lot about the people who livethere. It says that they take pridein what they have, that they careabout their neighborhood, andthat they see the power that beautyhas to make us all feel better.

    As much as I love winter (andI really, really do), the main thingthat season lacks is the feelingthat the world is alive. Dormanttrees, dull grass, dead vines andgray skies dont exactly conveythat concept. But when spring

    begins to sneak back into ourlives, so do the ideas of rebirthand awakening.

    It is April. The birds arechirping, the air is inviting andthe days are full of wondrouslywarm things to come. It is spring,and that means its time toembrace the outdoors and tobring beauty back to your home.Turn our pages and let HOUSE& HOME show you how.

    More than 70 percent of U.S.homeowners agree the homeinspection they had when theypurchased their currentprimary residence helpedthem avoid potential problemswith their home, according toa survey released in Februaryby the American Society ofHome Inspectors (ASHI)the oldest nonprofit, profes-sional organization of homeinspectors in North America.In addition, nearly two inthree (64 percent) noted, inthe long run, they saved a lotof money as result of theirhome inspection. As thehousing market begins to

    recover, ASHI encourageshomeowners and buyers tohire a certified home inspectorand to get a home inspectionto help further protect their investment.

    The survey was conductedto gauge current consumerperceptions about the purposeand value of a homeinspection. Results revealed 88percent of all homeownersbelieve home inspections are anecessity, not a luxury.

An ASHI homeinspector will examine thecondition of the homes roof,attic and visible insulation,foundation, basement andstructural components, as wellas interior plumbing andelectrical systems. Oneinteresting bit of informationfrom the report is that nearlythree in four homeownerssurveyed (70 percent) assumeall home inspectors must becertified and licensed. In fact,not all are.

    The National Commissionfor Certifying Agencies(NCCA) has recognized ASHIas an accrediting associationfor its profession-leadingCertified Inspector Program.As the only home inspectionassociation program approvedby the NCCA, this accredi-tation helps consumers makeeducated buying decisions andfurther recognizes ASHIsCertified Inspectors Program.

    CAPE MAY DESIGNER SHOWHOUSE 2011 CANCELLEDThe Cape May Designer ShowHouse project, planned for theSouthern Mansion, is notgoing forward as planned. Bymutual understandingbetween the Mid-AtlanticCenter for the Arts &Humanities (MAC) and theSouthern Mansion, the 7thDesigner Show House will notbe going forward as originallyannounced. Organizers say themove is based on thecomplexity of this yearsintended project.

    The Southern Mansion,built on 1863, is the largest ofCape Mays famous bed-and-

    breakfast locations. Located at720 Washington St., thisItaliante villa was built byPhiladelphia industrialistGeorge Allen. It was designedby architect Samuel Sloan. In1994, the buildingabandoned and fallen intodisrepairwas purchased bythe Bray/Wilde family, whospent a year-and-a-halfrestoring the mansion andgrounds. All the originalarchitectural elements andfurnishings were restored. The house re-opened in spring of 1996.

    IIts that time of year again, and while spring has made you startthinking about getting your pool up and running for a newseason, you know its not quite as simple as just removing thecover. There are important steps to opening your pool, so itmakes sense to have a professional do it properly. That way, evenif you decide to maintain it yourself during the year, you know itwas done right to begin with, says Jeff Renneisen, director of salesfor Aqua Bello Designs.

    NO REASON TO WAITMost people think of Memorial Weekend as the goal for

    having their pool ready to go, but theres no rule as to when youhave to open. Theres no reason you cant open in April, saysPeter Fineberg, owner of Teds Pools. On the flipside,homeowners who have a lot of trees surrounding their pool whichpollinate in the spring, you may want to consider opening a littlelater. Otherwise a lot of pollen and buds can wind up in thepool, he says.

    Another reason some homeowners are eager to get their poolsopen is to add to the landscape. Even if its too cold to swim, theyenjoy looking at the beautiful scenery a great pool provides. Today,pools are not just for swimming, says Vince Piscitelli, owner,Crystal Clear Signature Pools, LLC. They have water features,swim-up bars, light shows with misting systems, underwaterspeakers and more. We do some elaborate backyard environments and people want to enjoy them as long as possible.

    Pools today are as much a part of the landscape as thelandscaping itself and many pool owners open the pool as early aspossible, agrees Renneisen. If a hot tub has been added to thepool, many owners open the pool as early as April and if properlyplumbed, a spa can heat up very quickly and be used right away.The best time to open is really up to the pool owner and the typeof pool that they have, he says.

    Regardless of the date you decide to open, Fineberg says toremember that everyone else is also going to want to open theirpool soon as well. So book your appointment in advance. Poolcompanies are notoriously busy in the spring, so dont try to call aday before you want to get it opened, he advises.

    THE OFF-SEASONHow smooth your pool opening goes will likely depend on howwell it was winterized, says Bob Dean, owner of BuckinghamPools, Inc. Dean offers a winter service in which the pool ismaintained even throughout the off-season with chemicals addedperiodically. Homeowners will often close their pool with itlooking beautiful, says Dean. But when they go to take thecover off of it for the first time in the spring, theyre oftendismayed because it looks more like pea soup than that beautifulblue water they saw when they closed it. It doesnt have to be thatway. A little bit of maintenance over the winter can make a hugedifference in opening it up for a new season.

    Properly winterizing the pool and closing it down for theseason is critical in preventing damage from freezing and othersevere winter weather. Closing is also when any needed repairswould be discovered and resolved. Tom Lobrow, owner ofCustom Pool Pros, says that the more attention paid duringclosing, the easier opening will be. Its so important to be sure

    that everything is in proper working order before you put thatpool cover on, he adds. It will prevent so many problems.

    A SMOOTHER OPENINGIf the pool was properly winterized and well-covered, the job ofopening typically starts with a few simple steps by thehomeowner. Fineberg says before bringing the professionals out,make sure the cover is clean. Remove any debris like leaves andbranches, which can also cause decay if left on too long, he says.Then make sure you add water to your pool. When we close thepool, we drop the water to two inches below the tile. The poolcannot circulate properly unless you bring that level back up tothe middle of the tile. Before your pool company comes out toget everything open, put your hose in and fill it up so thateverything is ready to go.

    When the pool company arrives, theyll start by pumping anyexcess water off of the cover. Piscitelli says his crew will thenremove the cover and use a power-washing machine to scrub itclean. We fold the cover up accordion-style, which is reallyimportant, he adds. It allows two people to easily walk thecover back over the pool.

    Other important tasks include taking out any plugs that wereadded to winterize the pool lines and pumps, re-installing add-ons like diving boards and ladders, and priming the pumps. Alot of our pools also have water features like waterfalls, fountains,sliding boards and grottos, so we have to get all of thoseindividual pumps up and running, adds Piscitelli. Most of ourpools are automated so we also have the computers checked outand adjusted along with the automatic vacuums.

    Its also important to test the water, adds Bryan Hull, generalmanager of Del Val Pools & Spas of Turnersville. A water sampleshould be taken to your pool company. They will guide you inbalancing your pools chemistry to produce crystal-clear water,says Hull. The testing will concentrate mainly on pH levels,alkalinity balance, sanitizers and phosphates, along with checkingfor the presence of metals.

    maintained, are important to help your pool last for many years,suggests Renneisen. Of course, its always important to be on thelook out for potential problems. Its time to call a professional inif you see a lot of tile or coping separating or removing from thepool shell, or any other potential structural problems, he says.And have a professional inspect your equipment as there arehighly efficient variable-speed pool pumps, head pumps and LEDlights that can cut your use of electricity dramatically. In addition,anti-entrapment rules have changed and it is recommended thatall swimming pools suction be inspected for safety. A system canbe added to the equipment to make any pool compliant.

    needs to be a harmony between the deck design and thelandscape design to achieve the best overall product in yourbackyard. The landscaping should enhance the beauty of thedeck by providing color, shade and maybe even privacy, says Griffin.

    You want your deck to be a good transition from the houseto the rest of the property, adds Bill Wilson, owner of AmazingDecks. The deck is part of the house and also part of the yard.But sometimes when the deck is too high, it doesnt feel like partof the yard. Landscaping can easily solve that.

    HIGH OR LOWA raised deck is certainly a tricky landscape challenge. While thearea between the ground and the deck is just dead space, Wilsonsuggests adding a raised bed that will cut down on some of thatnaked elevation.

    standard bed to give it a great base, she says. Then you donthave to worry as much about tall or mature plant material. Youcan use species that will grow in time and fill in the space even more.

    One thing to keep in mind, adds Shari Catanzaro, landscapedesigner with Colibraro Landscaping & Nursery, Inc., is when thesun will be hitting the deck and whether it will cast shade or not.If its not creating shade and the plants will be getting directsunlight between 12 noon and 4 p.m., then they have to be speciesthat can take in the hot sun and handle drier conditions becausethats typically the hottest time of day, she explains. But if itsshaded in the afternoon, you will want to consider more shade-loving plants like impatiens, hostas or azaleas.

    Youll also want to select plants ideal for the decks height, saysSteven Doerler, certified landscape architect and owner ofDoerler Landscapes. You dont want the plants growing higherthan the deck or up through the deck, he says. The goal is toenhance the space, not compete with it.

    get a heavy rain, it could easily wash out the plantings, she warns.Be aware of where those areas are. You can also slow down thegush of water by placing some stones in the waters path.

    Some homeowners enclose the area underneath their deckwith lattice panels or solid wood. Joe Palimeno, owner andlandscape designer with Ledden Palimeno Landscape Co., makessure these are removable so the space can be used for storage. Ifthe deck is tall enough, I also like to seal the bottom with someof the new PVC products that are available such as DrySnap,Palimeno adds. It keeps the area under the deck dry, and can bean extra room to flee the sun or maybe put a hot tub.

    Decks low to the ground are less of a challenge if theyre builtwith landscape in mind. The outer perimeter of the deck can belandscaped with shrubs and flowers, suggests Griffin. We liketo create landscape nooks by changing the angles of the deckinstead of just building a square deck.

    Whether high or low, your landscaping should separate yourdeck from the rest of your landscape, while also serving as abridge from deck to yard. If the right plants are placed there,[theyll] make maintenance easier, says Doerler. You dont wantto have to be weeding around the deck. A well-maintained bedwith the right plantings can take care of that.

    There are other factors to consider. I see a lot of clients installa great looking landscape that their neighbors will enjoy but failto give themselves something pleasing to look out at from theirown point of view, says Swietanski. Keep in mind that evenwhen the weather does not allow you to be out on the deck, theviews from inside the house looking out should also beconsidered. He says to use well-placed shade trees that offerrelief from summer sun, but to also make sure to give firepits orfireplaces ample clearance for the future, when the trees grow inboth height and width.

    GET ON DECKIn addition to your yards landscape design, add some plants andflowers on top of the deck, says Juan Cardona, owner ofArchadeck of Chester County. It comes down to aesthetics, hesays. A deck can look like a lot of wood, so its nice to get somecolor in there. Hanging plants are an easy way to do it. [Many]homeowners have a pergola added to their deck and then hangsome plants from it or use climbing vines to add interest.

    Large tropical plants that can be moved inside in the wintercan provide both privacy and shade, says Swietanski.Containers with perennials will bring color and fragrancethroughout the season. Herbs and vegetable can be put in potsto create a kitchen garden, perfect for adding that fresh-picked element to your grilling recipes.

    And remember, vertical interest is always a great eye-catcher.Catanzaro says that Woolly Pocket, a new container that canbe hung on walls, helps grow a vertical garden. She says it addscharacter and color to a deck or a blank wall. Hanging basketscan give a little bit of privacy, she suggests, adding that they

    To decide on the look, Paxson says to experiment. Plantsomething you love but just arent sure about for the front of thehouse, where its in constant sight. [For example, people dontalways want] shrub roses in the front because theyre thorny andlook scrubby in the winter. But youre not going to be on yourdeck in the winter so its a great place for them. The idea is tohave some fun! H&H

    TThere is nothing more refreshing than a cool swim on a hot summer day.If youre thinking about building a custom pool, the first step is to pick alandscape architect or a professional landscape designer. I suggest thisbecause while some may start with a pool contractor, the truth is that veryfew pool contractors employ landscape design professionals trained to lookat the big picture of the entire project in the context of the existinglandscape, the house and the overall site. A landscape architect or profes-sional landscape designer will work with you to answer a series ofquestions about the location, size, style and elements of the pool you desireand then incorporate that into a master plan for the project.

    Once the plans are complete, then its time to get estimates from poolcontractors, hardscape contractors for the decking around the pool,fencing contractors and landscape contractors. You may want to work witha designer from a professional landscape design and construction companysince they will pull together all of the pricing into one contract thenmanage the entire project. This saves you time and money, while ensuringthe best result.

    One of the first major decisions is where to locate the pool. Considerthe opportunities and constraints of the property and how you see thepool being used. When will you be using the pool and where will the sunand shade be during those times? Will the pool be an extension of thehouse where friends and family gather to play? Or is the pool its own

    outdoor room and private destination? Often people are inclined to placethe pool right out the back of the house. This can work well for familieswith children since the pool remains visible from inside. Being closer tothe house may also fit your familys entertaining style. Keep in mind,though, that in colder climates the pool will be covered for many monthsand is not particularly attractive from the inside views. For this reason, youmay choose to site your pool in a less central location and make the poolarea a destination.

    The form and style of a pool should be based on your own personalpreferences. Some people love the natural character of free-form pools withboulder waterfalls, while others prefer the elegant sophistication of a

    rectilinear or formal pool. If the pool is going to be located in a directrelationship to the house, consider carrying the style of the homesarchitecture into the style of the pool design. If you have a home with astrong architectural character, a formal pool will generally be the mostaesthetically appropriate. How the pool will be used may also influence theform. Free-form pools work well when the pool is actively used by childrenbecause they tend to be more playful in character and provide dynamicinterests when inside.

    What elements do you want to incorporate into your pool? A spa is apopular element to include, but in colder climates the spa wont be usablein the off-season and for many people that is when a spa is mostappealing. One option is to place the pool and spa in close proximity, butto separate the water and mechanical systems in order to use the spa yearround. Sun ledges have grown in popularity. These are areas of the poolthat are 12 inches underwater, and big enough to place a lounge chair andumbrella.     MOVING ROOMSCsabay was facing many challenges in his Bucks County kitchen,mainly stemming from the fact that the room was simply too smalland didnt flow right. For Csabay, who frequently likes to entertain,it was challenging to comfortably seat guests or even maneuveraround the tight, confining space.

    To achieve the homeowners overall goals, Pesce did some seriousreorganization. We moved the laundry room to the second floor andthen basically rearranged the entire layout of the existing kitchen,Pesce explains. It was a cramped space and uncomfortable for anyoneto move around in. However, by relocating the laundry room, we wereable to open things up and provide more counter space and a muchlarger eat-at island that the homeowner requested.

    The new laundry room was moved to what was once a masterbedroom closet, but which more recently was infrequently used. Itsnow an easily accessible laundry area that accommodates a newwasher, dryer, hamper area and even storage cabinets. Csabay saysthat he prefers having the laundry room on the second floor andfinds it more convenient to use. I definitely think it added value tothe home since its such a smart location, he says. Clothes can goright to the hamper area in the laundry room. Tim was able to movethe laundry room without intruding or losing any space.

    Csabay also appreciates the view created by the rearrangement ofhis kitchen. It used to be that when you came into the house youdjust see the kitchen sink, he says. But because Tims designprovided better access to the deck and opened up that entire areawith a large bay window, you can now see right onto the deck wheretheres a gazebo and outdoor bar. The house just flows better overall.

    One of the items lost with the redesign was a pantry, but Pescesolved that problem by creating a unique storage system featuringslide-out metal racks that hold pantry items. Its something youhave to see as its hard to describe, admits Csabay. But Timdefinitely solved the problem of a lack of pantry space by creatingsomething brand new.

    Pesce says that solving problems is a big part of what Beco does.Part of the reason people come to an establishment like Beco isbecause they know we can deal with issues that come up, he says.We are able to deal with problems and find the solution that worksbest for the homeowner.

    PROVIDING ANSWERSThe new kitchen gave Csabay some of the must-haves on his list,such as two separate sinks, two dishwashers, two ovens (one gas, oneelectricplus a microwave) and two refrigerators. With all of theentertaining he does, these items get frequent use. During theholidays, both of the refrigerators are completely full, says Csabay. Awarming tray installed at waist level has also come in handy forentertaining. Im able to keep everything hot at the same time andguests can come and serve themselves, he says.

    Csabay is also a big fan of the functional eat-at island. Its not onlya seating area where he often serves up hors doeuvres, but one wherehe can prepare them, too. With a built-in sink, steamer and garbagearea, the homeowner can do some of his food prep right there.

    If he had to choose one word for his new kitchen Csabay wouldcall it functional. And that was certainly his most important goal.The kitchen is sleeker than the previous design and has a muchsmarter layout, but its the functionality that Csabay really wanted.Pesce says thats what most homeowners are looking for nowadays a kitchen thats custom-designed for their exact needs. Fortunately,

    Nowadays, homeowners are getting back into cooking, continuesPesce. Theyre spending more time in the kitchen and some are evengrowing their own food. Youre seeing that everywhere, he says. Sowhat they want is a kitchen thats comfortable and gives them not onlythe ability to cook, but the ability to enjoy their time spent there.

    Pesce adds that one of the most rewarding aspects of his line ofwork is hearing back from happy customers like Csabay. I talked tohim after the holidays and he told me he had 20 people over andeveryone was able to interact and spend time in the room together,says Pesce. It was previously a tight squeeze to fit only four or sixpeople comfortably in the kitchen. As a designer, those are the typesof things you love to hearthat you were able to create solutions fora homeowner. And that you helped them to create a space that theylove. Hearing how much Lou loved the new kitchen makes me feelgood, too.

    plating incorporating concrete into your homes exterior, youshould think twice before you attempt to go it alone. In order tohave it last for many years, calling in the professionals is the way togo. It takes many years of experience to learn how to place, finishand cure concrete, he says. If its done properly, it will last indefi-nitely. Improperly-placed concrete many not even last a year.

    Also, he advises homeowners to use an alternative to chloridede-icers in the winter months. These may eat away at concrete, so if chloride de-icers must be used, Condiles suggests using them sparingly.

    STAMPED CONCRETEFrequently used for patios, sidewalks, driveways, pool decks andinterior flooring, stamped concrete can be patterned or texturedto resemble brick, slate, flagstone, stone, tile and more. It isinstalled as you would a typical concrete, depending on theapplication. A rubber stamp is applied to the wet concrete whichgives it a texture, depending on the clients desires, says StevenMasullo, landscape designer at Steven Masullo Landscape Design.

    It also helps you achieve the high-end look you desire, but at alower price. Stamped concrete can take on the shape of anynumber of natural building materials, making it a less expensivealternative to using authentic materials. It can also be used ineveryday applications as well as complex designs that incorporatesteps, courtyards and fountains. Its wide variety of patterns andcolorsnot to mention its economical price tagis why stampedconcrete is becoming a popular option with homeowners.

    Using a concrete overlay (an alternative to removal and replacement of outdated concrete), or adding stamped concrete to your homes exterior will enhance the house and increaseproperty value, notes John Muldoon, partner with Concepts in Concrete. Concrete is extremely durable, easy to maintain and lasts a long time.

    Like Condiles, Muldoon and Masullo advise against installingthe concrete yourself. Ive seen horror stories in the years Ivebeen doing this and have ripped out things a homeowner hasdone or has gotten halfway through, Masullo recalls. If youdont know what youre doing, dont do it. You wouldnt giveyourself an appendectomy. Leave it to the people who do it on aregular basis.

    ASPHALTUsing asphalt as a building material has various benefits overother, more costly options. It is strong and durable, can withstandfreezing and thawing, is unaffected by salt, and it flexes and giveswith slight settlements. In addition, asphalt comes with theoption of being stamped and colored. The texture and colorpigmentation makes for a convincing brick-like appearance, andthis decorative paving system can be applied on a newly-constructed driveway, or if asphalt driveway resurfacing is needed.

    Asphalta mixture of aggregate (stones and sand) with liquidasphalt cementis a petroleum product. Its continuous surfacedoesnt allow for organic materials to penetrate, so there is noneed to worry about weeds poking through a stamped driveway,patio or any other surface.

    In truth, some wear may occur over time, just like anydecorating paving systems. Maintenance is key and homeownerscan do this themselves. Using a low-pressure, high-volume rinse,just flush the decorative asphalt pavement surface with water to

    Ornamental aluminum fencing, low-maintenance anddurable, often carries a lifetime warranty for material and struc-ture. It also comes in many grades.

    Some have even used acrylics and polycarbonates to createartistic fences. These materials let light pass through, but areopaque and therefore provide privacy. They can also be backlitto bring out night time qualities. Polycarbonate vinyl fencingrequires little or no maintenance and resists termites, fungusand dry rot. Newer versions of vinyl fences are fade resistant andare difficult to tell apart from wood.

    Other materials include wrought ironespecially nice forgates and accentsand stucco, which, in fencing, is cinderblocks faced with stucco. As for combination fences, artisanshave built wood fences with brick columns, wrought iron withstone columns and cedar fences with stucco columns, just toname a few mixed uses.

    a three-in-onecost-conscious remodel creates a family-friendly open floor plan

    TThe wish list was long; the budget was not. Such was thedilemma facing Greg Porraro and his team at Porraro Associates,Inc., an award-winning building firm in North Branch. The cut-up feel of their main living spaces no longer suitedthe owners of a traditional 1970s colonial-style home inMaplewood; they wanted a modern, open layout. They alsohoped to remodel their outdated kitchen, rework a rarely useddining room into a dual-purpose formal and casual eating area,convert a three-season sunroom into a year-round family room,and create a covered outdoor living space off the new familyroom. The catch? It had to be done for about $60,000, and asquickly as possible.

    The designers at Porraro Associates, Inc. were up to thechallenge and set about sketching a floor plan that combinedliving and eating spaces in an elegant, yet informal style thatbetter met the needs of the young family.

    OUT WITH THE OLD, IN WITH THE NEWThe existing kitchen was dark, dated and not very user-friendly, recalls Greg Porraro, company president. Its eating

    area was tucked awayand not at all inviting,and the rooms adjacent tothe original kitchen werenot any better. On oneside of the kitchen was asmall, nondescript, formaldining room. On theopposite side, a slidingdoor connected thekitchen to a sunroom,

    which looked like anything but, with its industrial-looking dropceiling, crank-out jalousie windows and dark paneling.

    It was important to the homeowners that the children couldbe visible from the kitchen while they were playing or viewingtelevision in the family room, notes Porraro. They wantedeveryone to feel connected to the action, no matter where theywere in the new space.

    With that in mind, a new floor plan was developed,positioning the kitchen as the hub that bridged living and diningspaces. Because the design necessitated removing two structuralwalls, engineered support beams were installed in the ceiling.The beams were dressed up with architectural molding and trim,designed to look like columns. This created two symmetrical,10-foot-wide square archways that became focal points for thespace. With walls removed, light flooded the new combinedspacea pleasant bonus.

    A U-shaped work area was created in the kitchen, an efficientarrangement that allowed easy access to appliances and prepsurfaces. Maple cabinets with interesting crown detailing and awarm stain finish were installed, coordinating with granitecounters flecked with brown, black and gold tones. A boldgolden-orange wall color and red oak hardwood floors werechosen for the kitchen and carried throughout the two otherareas, unifying the spaces. Stainless steel appliances added a cool

    accent to the otherwise natural colors and textures.Two islands were installed in the kitchen. One features a

    unique cut-out in the base to permit seating on both sides. Asecond island, with a raised-height ledge, forms a natural dividerbetween the kitchen and the dining area. Besides offeringadditional seating, it does double-duty as a serving buffet when entertaining.

    Because a corner cabinet was inaccessible from the kitchen, anaccess door was created in the dining room. This clever solutionensured that no precious storage space was wasted and providedthe family with a spot to stash infrequently-used serving pieces.

    HERE COMES THE SUNThe sunroom-turned-family-room benefited from even moredramatic updates. The unsightly dropped ceiling tiles werereplaced with a soaring cathedral ceiling. Three new energy-efficient Anderson double-hung windows substituted for thecumbersome jalousie crank-outs, and recessed lighting waschosen to ensure a clean, uncluttered look.

    Additional light was gained by the addition of a six-footsliding door that opens to steps leading to the new outdoorroom. Porraro Associates, Inc. extended the roof line 10 feet tocover the existing concrete patio and supported it with a columnin the corner. A new doggy-door in the family room wasinstalled to allow canine members of the family the freedom tocome and goand the opportunity to enjoy the new patio, too.

    This covered patio extends the living space for the family,Porraro explains. They are able to relax and enjoy mealsoutdoors. And, because its sheltered by the roof, the patio area isalways dry and shaded, no matter what the weather.
