Few months ago, I realized our sales activity

was diminishing despite our team spending the same amount on advertising.

Then

Less than

2%of cold calls resulted in meetings.

It took

18calls to connect with a single buyer.

So our team decided to do some sales hacking. And we came up with a

So here is how we did it

Filter the leads in targeted neighbourhood with Realtofy

Quick Tips- You can use Realtofy to collect leads in your area

- Or you can do it manually on classified platforms

- Export them as CSV for mailing

This is the time private home sellers will start looking for other options to sell their houses.

How we filtered high ROI leads

Bad Photos

This is a good sign that the homeowners have little knowledge in marketing.

We created a BBQ event page along with an email registration form2

That looks something like this

Quick Tips- You can use free site builder like Weebly, Wix to make the website

- For email collection, you can use Mailchimp

- Don’t forget to ask for a home address

■ First come first serve basis for 50 households

■ We collected emails even after we reached 50 households

We sent invitation letters to those private sellers3

What we’ve included in the letter

■ A sincere and simple message■ The event page link

This is how we got more sellers to register

Warm invitation phone calls

Personally dropped the letters and greeted them● We remembered what the house look like● So we can make compliments on their houses

during the BBQ event

We prepared the BBQ supplywhen we saw enough traction4

250+emails sign up in the first week

This is a fantastic result because

■ We only sent out direct mail to 30 households■ Other members in the same household also

registered■ Their neighbours also registered

We asked a local caterer to set up

the event.

We introduced ourselves, explained the purpose of the event: “Connect everyone in the neighbourhood”.

1 on 1 conversation

We talked to as many people as possible. We complimented their houses, provided them with helpful tips, and sent out business cards.

Checked In

We confirmed who actually came to the event. We also asked the participants to fill any missing information.

Make sure everyone has a

good time.

Something amazing happensWe started to see active engagement from sellers. They had inquires about photos, furniture placement, etc...
