A Personal Message from the President Midsummer and our projects are finally getting off the ground: A sprinkler system is being added to the laundry rooms which are also being painted, along with floor upgrade. The repairs to our concrete will soon start. Cinnamon laundry sprinkler system is installed and is temporarily open until the new machines arrive. Peppermint laundry will close August 10th. We have included an article in the newsletter on the need to have insurance whether you are a renter or an owner. I can’t stress enough how important it is to carry home insurance. We have witnessed first- hand here at Hyde Park Gardens the difference having a good insurance policy makes. When a disaster such as a flood, fire, mold and so on strikes, your insurance will help cover your losses. Although most insurance policies don’t cover mold, they will pay for your relocation. Without it, you will have to pay out of pocket. Stay cool, stay laid back and enjoy the rest of your summer. Remember to wear your face mask when you can’t socially distance by at least 6 feet. Please see the flyers in the back of the newsletter. We have How to Recycle flyers in English and Chinese. Please place them on your refrigerator for reference.

2020 HOLIDAY SCHEDULE
There will be no garbage pick-up on Labor Day,
Monday, Sept. 7th 2020. The Management office
will also be closed Sept. 7th. We ask that residents
do not throw out any bulk after Friday at noon as
it will remain on the property until Tuesday, Sept.
8th.
On weeks with no holidays, please do not put
any bulk items out after Friday noon or it will stay
on the property through the weekend.

ANNUAL MEETING
Due to the extraordinary circumstances of the
Covid19 pandemic we are experiencing, we are
postponing our Annual meeting until the spring of
2021. We don't want to place anyone's life in danger
by exposing them to the possibility of contagion. In
addition, none of our local venues are available. The
Annual Shareholders Report and Financial Report
were sent in April, bringing the shareholders up to
date and we continue to do that with the One Call
system and newsletters. We look forward to seeing
everyone in the spring.

THE IMPORTANCE OF INSURANCE
In years past, there have been fires on the
property that involved families who were not
able to live in their homes until all work was
completed and their homes were
restored. Thankfully, no one was hurt. We
stress the importance of insurance several times
throughout the year as it is important to
remember that the Corporation is never
responsible for a resident’s personal property
(e.g. carpeting, wallpaper, paneling, appliances
or furniture), or the improvements that may
have been made to the
apartment. Unfortunately, as we saw this month
sometimes shareholders and renters have to deal
with unforeseen events such as a fire, leaks,
overflows, mold etc. The need for home
insurance should be a priority. Property and
liability coverage for individual units is the
responsibility of the shareholder or tenant, and
homeowner’s insurance policies should be
purchased by all shareholders to provide
coverage for both property damage and personal
liability and at a sufficient amount to cover your
belongings. Homeowner’s insurance is an
integral part of a sound program to protect your
valuable investment in Hyde Park. All residents
are urged to consult with a qualified insurance
professional to ensure that the policy they choose
takes into account the applicable provisions of
the proprietary lease and provides all of the
necessary coverage that you require. Your home
and its contents are the single most important
purchase you will ever make – why wouldn’t you
make sure it was insured?
SHAREHOLDERS AND LANDLORDS
Please make sure that you and/or your subtenants
know the House Rules/Summer Rules and Covid
Addendum Rules for Hyde Park Gardens. Failure
to comply with the rules can result in a fine and it
is your responsibility to know the do’s and don’ts
of the property.
IMPORTANT RESIDENT UPDATE
Some of the shareholders seem not be aware of what
it is they own in a co-op. Some residents are also
unaware of what their rights are when it comes to the
common areas. A shareholder in a co-op only owns
the apartment from the walls inward. Anything
beyond that is known as a common area and belongs
to the cooperative. That includes vestibules, stoops,
lawns, grounds and everything that is included in and
on the grounds including trees. No shareholder has
any right to the gardens, the outside spigots, the
walkways, the courtyard areas and beyond. The
bushes and other landscaping, including the gardens
belong to the co-op, not individual owners. The co-
op allows residents to plant gardens, to sit out on
chairs, to put out sprinklers, to barbecue during
reasonable hours and to not allow their smoke to
disturb their neighbors. If you place pools out on the
co-op’s lawns, the co-op has the right to remove them
without permission because pools have never been
allowed. When you place your chairs and tables on the
co-op’s lawns, they MUST be removed by day’s end
along with any other article placed out on the lawns.
Hammocks and chairs hanging from our trees is not
permitted. Patios may not be built without the express
approval of the Board not only of size but of
placement. Hyde Park Gardens happens to be much
more liberal than many other co-ops, but there still are
limitations. It is your responsibility to know what the
rules are that govern a co-op before you purchase or
rent or sublet and sign in agreement to follow these
rules and regulations. As a co-op resident, it is your
responsibility to know what is permitted and to follow
the rules. A co-op is not a private house where you
may do what you please as long as it conforms to the
town or city rules. In a co-op you must conform to
the rules of the co-op. Thank you for your cooperation
and understanding.

STORAGE ROOMS The storage rooms open at 7 a.m. and close at 9 p.m.,
weekends included. If you see a leak or an issue with
the storage room please call the onsite office. To rent

For those residents who pay via online banking, you
should have it sent directly to the GPO box. A new
system was set up to accept payments without the
maintenance, parking or rental slips as long as the
correct 6-digit account number is listed on the
check or it won’t be properly posted. Please make
sure you enter the correct number. All payments

MONTHLY PAYMENT OBLIGATIONS
Payments are due on or before the 1st of each month
and are considered late if made after the 10th of the
month.
Parking payments are due on the 1st. A $10.00 late
charge is assessed for parking payments made after
the 1st of the month. A $50.00 late charge is assessed
for all residents who have not made their
maintenance/rent payment as of the 10th of the month.
Any resident in arrears for 3 months will be
reported to a credit reporting agency.
ONLINE PAYMENTS
Take advantage of our online payment process at
www.metromanagementdev.com. To enroll use your
WebReg# located on the top part of the Stub portion
of your bill. Please keep in mind that your payment
will not be processed or show on your account until
the following day. Payments made on Fridays,
weekends or holidays will not show until the next
business day. You can also schedule payments to be
made on future dates.
AUTOMATIC DEBIT PROGRAM
The corporation offers a direct payment option so that
the amount due each month on the maintenance,
rental or parking account will be automatically
deducted from the account you specified on the
5th day of each month. This is different than the
online payment service offered by Metro. Anyone
selling their apartment needs to make sure to fill out
the cancellation to the ACH debit program 45 days
before they anticipate closing. Contact the
Management Office or go to the Hyde Park web site
for the form.
GARAGE UPDATE
Residents who currently store items in the garage
accommodations do so at their own risk as the
cooperative assumes no liability as stated under the
license agreement. Residents should also take note
that if they are on the list to switch to a closer garage
accommodation, that the transfer from one garage to
another is to take place immediately. No additional
time will be provided to transfer from one
accommodation to another.
IMPORTANT PARKING LIST NOTE
Residents in arrears in their maintenance and or
parking fees are placing their parking privileges in
jeopardy of the corporation terminating their license
agreement. Any residents on the parking waiting list
in arrears at the time an accommodation becomes
available, will be dropped from the list. There will
be no notice sent to you asking you to pay the arrears
and you will have to submit another application to
start the process from the beginning. Parking is a
privilege as there is not enough parking on the
property to accommodate all of our residents. The
corporation will not consider a resident in arrears for
an accommodation.

GOING GREEN: Summer Energy Tips The summer is when we use the greatest amount of
energy, so this month we focus on saving money on
home appliance usage. During periods of extreme heat,
electricity use rises. Conserving energy helps prevent
power disruptions.
• Big screen TV’s consume lots of power. A plasma
TV will consume about twice the energy of the same
size LCD TV.
• Turn off screen savers and configure your computer
to "sleep mode."
• Don't keep your refrigerator or freezer too cold.
Recommended temperatures are 37° to 40°F for the
fresh food and 5°F for the freezer section; a separate
freezer, should be kept at 0°F
• Refrigerators are the largest energy-consuming
appliance in the average home, mainly because it
runs continuously. Replacing a 10-year-old
refrigerator with an ENERGY STAR® model can
cut refrigerator energy use in half.
• On hot days, or before you leave for work in the
morning, close your curtains and blinds to prevent
the sun from beating down into the rooms and
warming your home.
• Repair leaky faucets promptly. A leaky faucet
wastes gallon of water in a short period of time.
Use microwaves or toaster ovens instead of the
conventional oven or stove.
SMOKING RULES
Smoking has become a real issue nationally, locally
and here at Hyde Park. NYC has passed Local Law
17-506 stating that all co-ops, condos and rental
buildings must have a published smoking policy. It
also expanded its ban on smoking in common areas.
Hyde Park has adopted the following policy and all
residents and their guests must abide by this smoking
policy or the Board will take such action that they
deem necessary.
To sum it up, smoking is still permitted within
individual apartments but the smoke is not allowed to
infiltrate neighboring apartments, vestibules or
stoops. Smoking in any form or of any product is not
allowed in any of our indoor or our outdoor common
areas which include vestibules, laundry rooms,
management office, garages, nor within 10 feet of any
window, clothesline areas, playgrounds, stoops and
steps leading to apartments, nor any of the
Corporation’s benches.
TRASH PICK-UP REMINDERS
• Place your recyclable metals and plastics in the
BLUE recycling bin for pick up each Wednesday
morning. DO NOT PLACE RECYCLE ITEMS
IN A SEPARATE BAG BEFORE YOU PLACE
THEM IN THE BLUE CAN.
• Bundle or bag your recyclable paper products ad
place alongside your garbage bins, not in the blue
cans for pick up only on Wednesdays.
• As of Jan. 2015, electronics can’t be discarded in
the trash. Place them NEXT TO your trash can
for pickup by our staff
PLEASE DO NOT PUT OUT BULK ITEMS ON
THE WEEKEND.
There are just 2 staff members available who pick up
only household garbage on weekends. Please arrange to
have your bulk items removed privately. Our staff will
not pick up appliances. All major retailers are able
to make this accommodation.
ON WEEKDAYS, ONLY: Please put out all bulk
garbage before noon for pick up.
**If you replace your mattress, you must have the
company remove your old mattress off the property. PLEASE DO NOT PLACE BULK GARBAGE BY

Appliances: If predominantly metal or rigid plastic, recycle these with other metal and plastic recyclables, otherwise discard as trash.
These electronics cannot be discarded in the trash.
EXTERMINATOR SERVICES
Exterminator Services are available free of charge to
all residents. Please call the management office to be
put on the schedule for service on one of these days:
• 1st Saturday of the month
• 3rd Wednesday of the month
• 4th Saturday of the month
The exterminator services the property between the
hours of 12:00 noon and 3:00 p.m. On the 2nd
Wednesday of the month, the exterminator comes to
treat only boiler rooms, storage facilities, laundry
rooms and other common areas in need of
extermination services, not individual apartments. If you suspect a bedbug problem in the apartment,
we will have the exterminator check, free of charge,
on any one of the three days listed in the box only. It
is important that if you think you have an issue, that
it be checked right away so that your issue does not
become your neighbors’ issue. Residents must use
the corporation’s exterminator for any bed bug issue
to ensure that it has been taken care of properly and
avoid spreading the issue to other buildings.

• Video game consoles;
• Computers, including small servers,
monitors, laptops and their peripherals,

Dear Residents of Hyde Park:
Summer is upon us and more and more residents will be taking advantage of the good weather and
Hyde
Park’s beautiful grounds. Regrettably, while most are considerate of our surrounding neighbors,
some are not and this would be a good time to remind everyone of some rules that apply to ALL
residents living here at Hyde Park.
• Parties are not permitted anywhere on the grounds. It is unfair to others to have to tolerate
large groups of strangers, tables, chairs, music, dancing, etc., throughout the grounds. Private
parties should remain private and should be held indoors.
• Tents, gazebos, beach umbrellas may not be erected on the grounds.
• There will be no sporting events held on the grounds. This means NO ball playing of any kind,
i.e., baseball, basketball, cricket, or soccer.
• NO nets or other sporting/exercise equipment may be put up such as volleyball, badminton nets,
basketball hoops, exercise machines, ping pong tables or trampolines.
• Pools of any kind are not allowed.
• NO skates, rollerblades, scooters, 2-wheel bicycles, motor bikes, or other motorized vehicles are
permitted inside the courtyards or on the sidewalks. Scooters are not permitted to be used at all
within the driveways or parking lots.
• Ramps may not be erected for skateboarding or any other activity.
• Toys, bicycles, doll carriages and all other play items must be brought inside your apartment
when children have finished playing with them for the day. None of these items should be left in
front of your apartment and the staff will remove them and discard them if left out.
• When using barbecues, according to NYC Fire Code, grills must be 15 feet from the building and
attended to at all times. When using a charcoal grill, you must be responsible for assuring that
live, hot coals are doused before disposing of them and should not be disposed of on the grounds.
When barbecues are not in use, please make sure to store them away and out of view.
• Use of fireworks on Hyde Park grounds will be reported to the police department.
• Car washing is NOT permitted anywhere on the grounds, which includes in the parking or garage
areas. Residents should not be taking hoses or buckets of water to wash vehicles in the street.
• Car repairs are NOT permitted anywhere on the grounds.
These rules that are part of the Corporation’s House Rules apply to all residents on the
property. If you need a copy of the House Rules, please stop by the Management Office to get
a copy and read through
them thoroughly.
HYDE PARK OWNERS CORP. Addendum to House Rules due to COVID 19
The Board of Directors of Hyde Park Owners Corp. (“Hyde Park”), as required by New York State and in accordance with the Department of Health guidelines, has adopted a Reopening Safety Plan of which these rules form a part. These rules will go into effect when New York City is officially designated as entering Phase 2 of the state’s reopening plan on Monday June 22, 2020. As of June 19, 2020, NYC is still in phase 1. This is an addendum to the Corporation’s House Rules and is effective as stated above and will remain in effect until rescinded by the Board of Directors. The rules set forth below complement the existing house rules. All house rules which do not conflict with the provisions below are still in full force and effect. In the event of any conflict between these rules and existing rules, these rules shall take precedence until such time as they are revoked. During this time, the property will continue to follow all CDC and government guidelines.
1. Residents must wear a mask/face covering in common areas of the property at all times when a minimum six feet of separation is not possible. Acceptable face coverings for COVID-19 include but are not limited to cloth-based face coverings and disposable masks that cover both the mouth and nose. Anyone who is in a common area of the building is encouraged to wear latex gloves.
2. The inner vestibule is a shared space between the A and B units. Do not linger in the vestibules, as they should be used solely for the purposes of entering and exiting your apartment. It is recommended that you wipe/spray all door handles with disinfectant as you come and go into the apartment.
3. Residents should not be socializing with
any visitors within the confined areas of
the property including any of the stoops. Please be aware that State guidelines still discourage visitation by non-essential visitors.
4. Gatherings of 9 or more people are not
permitted anywhere on the grounds of Hyde Park. You, your family members and all visitors must wear a mask/face covering when in public and adhere to the social distancing protocols. If you are socializing with your neighbors, limit the size of the total gathering to no more than 8 people.
5. Parties of any size are not permitted
anywhere on the exterior Hyde Park grounds. It is unfair to others to have to tolerate large groups of strangers, tables, chairs, music, dancing, etc., throughout the grounds. Private parties (of no more than 8 people) should remain private and be held inside your apartment.
6. NO Tents, gazebos or beach umbrellas
may be erected on the grounds.
7. NO group sporting events of any kind should be held on the grounds. This means NO ball playing of any kind, i.e., baseball, basketball, cricket, or soccer. NO nets or other sporting/exercise equipment may be put up outside such as volleyball, badminton nets, basketball hoops, exercise machines, ping pong tables or trampolines.
8. Pools of any kind are not allowed.
9. During Phase 1, the Onsite Management
office is open Monday through Friday, 8:30 a.m. to 3:00 p.m. As of Monday, June 22nd, the onsite office hours will be 8:30-4:30 except for Fridays only, beginning July 3rd when the office will be closing at 3:30. If you are able to resolve your issue either by email or phone to please do so limiting in person visits. We also ask that our residents adhere to the following:
• Only one resident at a time can come into the office waiting area as there is no other way to ensure proper social distancing within the small space.
• ALL entering are required to wear a mask/face covering; this includes children over 2 years of age.
10. Non-emergency repairs may resume when NYC enters Phase 2. If and when the staff needs to enter a unit, the staff will be asked to maintain 6 feet from all individuals in the home. When entering your apartment, staff will make sure that they have gloves and a face mask on. Hyde Park shall have the right to conduct the same Covid-19 screening on any occupant whose apartment staff will need to enter as it requires for any employee or visitor.
• The staff will knock on the door or ring the doorbell.
• They will step away from the doorway to the end of the stoop so that when the resident opens the door, they have at least 6 feet between the maintenance staff and the resident.
• The resident will have to step back from the door at least 6 feet in order for the staff to enter the unit.
• Residents must maintain as much distances as possible, but no less than 6 feet of distance, in order for the repair to be made.
• If you are using an outside contractor to make a repair in your unit, you must first have the contractor report to the management office and submit a Covid-19 screening questionnaire before the contractor goes to your apartment. The questionnaire is available from the management
office upon request. Management reserves the right to require a temperature scan of any contractor or repairman entering the property.
11. Renovations – Apartment renovations
may begin once NYC enters Phase 2 on June 22nd, 2020 unless otherwise announced by Hyde Park’s board of directors. Approval to begin and schedule work must be obtained from the management office before any work can be scheduled. All work must still comply with Hyde Park’s proprietary lease and alteration agreement. All workers must continuously abide by all the protection protocols outlined within NYS issued guidelines as set forth on the New York Forward web site. All contractors must comply with all standards for conduct of work established by OSHA and the New York State Department of Labor. Further, the shareholder and the contractor will be responsible for providing daily Covid-19 screening questionnaires for all employees sent to do renovations. A copy of the questionnaire can be obtained from the management office upon request. Workers who have a fever or cannot clear Covid-19 protocols must be turned away from the job site. On days that an employee of Hyde Park is required to inspect the work or the apartment, the contractor and all of its employees must report to the management office before going to the job site to submit the Covid-19 questionnaire. Contractors who fail to follow this protocol will be removed from the job site and reported to appropriate City authorities. Management reserves the right to require temperature scans of anyone doing work at Hyde Park.
12. Move-in/Move-out Residents must
adhere to the approved hours within the resale or sublet package. All moves are to be conducted between the hours of 8:00 a.m. and 6:00 p.m. ONLY. Moves
attempted at any other time will result in forfeiture of the move-in deposit and a penalty to the owner. Movers should provide management with a) a fully executed Covid-19 questionnaire for all employees who come to the Premises, b) appropriate insurance as set forth in the resale/sublet package, and c) an appropriate waiver of COVID-19 liability and indemnity as a condition of entry. Movers must wear masks and gloves at all times. Social distancing should be maintained.
Residents moving out must NOT leave bulk garbage behind as a result of the move. If so, the property will arrange to have the garbage removed and the cost of the removal will either be billed to the owner or deducted from the deposit.
Residents must also disinfect the common hallways after completion of the move.
13. Playgrounds – Subject to revision by the
Board, all Playgrounds will be opened. Use of the playgrounds will be at residents’ own risk and will be subject to the rules and restrictions that will be posted by Hyde Park at each playground. Playgrounds will be sanitized every morning, Monday through Friday only. Residents will be required to sanitize any equipment that their children have used with their own sanitizer. Hyde Park will not be providing hand sanitizer at the playgrounds and all residents are required to bring their own and use it accordingly. Failure to abide by the posted rules (which will be subject to change) may result in the closure of all of the playgrounds.
14. Laundry rooms
• There should be no more than 5 people in the laundry room at one time
• All who enter MUST wear a mask or face covering
• Only 1 person at a laundry table at a time and the table must be wiped down after use.
15. Storage rooms shall be reopened. For a
limited time, storage facility staff will sanitize the rooms on a daily basis after which Hyde Park will sanitize the storage rooms once a day. Residents accessing their storage rooms will be required to sanitize the entrance to the storage room and their storage locker after each use. Bargold currently has a number of storage facilities available for rental. Please feel free to call them at 718-227-4659 if you would like to rent one of the rooms out.
Please note that Hyde Park Gardens cannot guarantee that any of the “common areas” or equipment i.e., storage rooms, playgrounds, laundry rooms, used will be free from virus contagion. When in a common area of the property, we request that you follow CDC recommended procedures and carry sanitary wipes and hand sanitizers with you. Please be further advised that these rules may be changed as regulations and guidance change. Further, Hyde reserves the right to change or amend any rule if it is determined that the rules as set forth herein are not being complied with or if it deems additional protections and/or requirements are appropriate.
The state can give a fine in violation of social distancing protocol to address the lack of adherence to social distancing protocols. The fine is $1,000 for any non-essential gatherings in violation of "New York on PAUSE." If the co-op receives a fine due to residents having gatherings, that fine will be passed onto the resident to pay.
