We have developed a range of skills to cover new build and refurbishment projects whilst also covering delivery of listed buildings and national monuments. His prestigious portfolio includes the Shard, the Heart of Doha, Project Centurion and the Combe Down Stone Mine. Gary joins Iesis from Mace as Managing Director of the PM and QS Consultancy team. During his time with Mace he developed the South West regional office from its inception to its current delivery level. Gary’s role covers all aspects of delivery together with executive responsibility for the delivery team and future expansion proposals.

Iestyn Lewis studied at Bath and Cambridge before becoming a Chartered civil engineer and was awarded the James Rennie medal by The Institution of Civil Engineers in 2006. Iestyn has broad experience in a variety of sectors including fund monitoring, risk management, residential, student, hotel, office, retail, infrastructure, health and mineral mining. With a background in both development and consultancy he has worked with numerous delivery formats including new build and refurbishment, whilst also having to deal with listed buildings and national monuments. Starting the business in 2007, Iestyn has overseen the expansion of the Group nationally, across several different sectors. His role includes overall responsibility for the strategic direction of the business, whilst leading a highly capable senior management team, chosen by him, to deliver the successful development of the company.

David Steadman is a founding director of the business and has successfully delivered developments throughout the UK, even providing on-site technical expertise for projects in Sierra Leone and Liberia. His experience varies across a number of sectors including high-end residential, affordable housing, student accommodation, commercial and retail. David develops long-standing working relationships that improve the delivery with early involvement in the project life-cycle, and has setup framework agreements with developer clients.

37 years’ experience with Barclays Bank Plc, the majority of that time working in Risk Management and Property Lending, means that Austin Kennedy brings a wealth of knowledge to the role of Non-Executive Chairman at Iesis. Previously he was at Julian Hodge Limited, a property Bank based in Cardiff, where he held the post of Risk Director for 10 years. His portfolio includes the development of a number of large ticket offices and hotels as the Head of Direct Investments at the Carlyle Trust, a parent Company of Julian Hodge Bank. At Iesis, he is responsible for the groups funding packages and leading a committee of experienced individuals who can reshape the Group from a Governance and Corporate structure perspective, so that it is ideally placed to efficiently maximise its market penetration over the medium to long term.

Formerly a high ranking civil servant, he then moved into the private sector specialising in property development, funding and delivery. Prior to joining the Iesis team, Peter spent 15 years as managing director of one of the largest family office development funds in the UK.

Beginning her career in television distribution and production, Caroline Brown has a Masters in Journalism (Honours). Working as a production manager for the Discovery Channel Canada, she also set up her own production company and has produced and directed a number of projects, including one-off documentary style specials and a number of television series in Canada, New York and London. Her role as the Creative Director at Iesis is to enhance the brand, widen publicity, improve client communication and help grow the business with creativity at the heart of everything we do.

Alan leads the overseas engineering input and has spent considerable proportion of his time based in Sierra Leone. Alan is a Chartered Engineer, having graduated from the University of Surrey, and manages the portfolio of significant civil engineering schemes in West Africa and the UK to including tailings storage dams and general infrastructure. Alan’s experience includes building new & refurbishing existing raw / foul water treatment facilities, bulk earthworks, geotechnical treatments, piling, diaphragm walling, coffer dams, QA testing & compliance, RC structures, tunnels, shafts and highways infrastructure.

Alastair has extensive experience in the management of engineering organisations having previously run a Civil and Structural Engineering consultancy, a management consultancy and various engineering entities within the MoD. He has managed the merging of three large engineering organisations and planned the relocation of a huge engineering support infrastructure and staff. Alastair has served in nuclear and conventional submarines, trained others in the use of tactical information and weapon systems, and run the Weapon Systems Engineering department of the first submarine to be built on the Mersey for 21 years.

Having completed the bar vocational course in Cardiff and beginning his career in construction and contract law, Ben has gained a wide variety of experience in property damage disputes, commercial property litigation, interim payment and retentions recoveries and complex final account cases before joining Iesis as the Legal Director. An extremely experienced lawyer, Ben has a particular interest in planning and development issues. Having assisted with planning appeals and other challenges, including providing advice on compulsory purchase orders, boundary disputes and title issues, his wealth of experience benefits the whole Iesis group.

Having studied Architectural Engineering at Cardiff University, Matt Jones became a Chartered Structural Engineer in 1997 and a Director of Engineering for GHM Group before joining The Walsh Group in 2004. His experience includes working with big names in the education and residential sectors such as Sir Robert MacAlpine, Barratt Homes and Taylor Wimpey. He has successfully delivered a broad cross section of projects ranging in size from £100k to £95 million and his expertise includes hybrid structures, refurbishment projects and sustainable development. Additionally he has extensive experience of urban regeneration projects in the residential and education sectors and further experience in commercial, retail, leisure and healthcare sectors.

Since studying Civil Engineering at Oxford Brookes University and Aeronautics & Fluid Structure at Imperial College, Alan Werrett became a Chartered Structural Engineer in 2010. His experience includes working in the residential and education sectors with national clients such as Barratt Homes, Willmott Dixon, Higgins, Allenbuild and many more. He has led projects ranging from £80m mixed use developments to small scale residential schemes, and has a wealth of knowledge in both new build and refurbishment projects. His technical expertise has been key to successfully delivering a wide range of structures from military facilities through to high rise residential blocks and even restoration of listed buildings.

Tony Ruck, ISS Director, has over 10 years' experience in the design of building structures and leading projects across differing sectors including education, social housing, student accommodation and private residential. Often on difficult constrained urban sites within London, his experience includes all standard structural materials with an expertise in the design of complex reinforced concrete frames. Tony has been with Iesis Structures for over two years now, leading multiple projects including complex refurbishment of listed buildings, multi-storey basement construction and large residential developments. His projects vary in size from bespoke individual houses to £150 million multi-storey, multi-use developments rising up to 34 storeys in height.

The development management team is overseen by Peter James. We focus on delivering development support to property developers, private equity funds and banks. Within this role we apply our extensive development and technical knowledge, acting alongside the development team. We have achieved a strong track record by successfully implementing this framework. Our ability to provide development expertise has helped our clients to demonstrate the required technical skill in order to secure acquisition and development funding for their schemes.
RISK MANAGEMENT
The risk management team is led by Alastair Steel. Understanding and assessing risk provides a knowledge platform from which risk mitigation strategies can be assembled and implemented. This provides the basic framework for minimising cost and programme issues thus aiding successful project delivery. The fundamental principle we seek to provide is a clear risk management structure which can be understood by our clients. Within this role we work with a broad range of client sectors including Banks, Private Equity Funds and Listed Companies. We seek to provide risk management which draws upon our multi role and sector experience and therefore draw upon other Iesis business areas for a fully integrated solution.

Iesis Special Structures have developed a good reputation for delivering economic and robust drainage strategies to challenging sites whilst incorporating any specific client requirements into the design. The practice has a wealth of knowledge covering all aspect of drainage, highway and public realm design and can deliver solutions from single bespoke residential dwellings to large regeneration schemes. The Civil's team also has expertise in assessing and mitigating flooding issues from compiling flood risk assessments to accompany planning applications, to designing flood mitigation schemes. Our expertise is utilized by planning consultants, architects, developers and local authorities.

Iesis Dispute Resolution Limited, led by Ben Preece, is the newest subsidiary of the Iesis Group and provides specialist advice and representation to Developers, Employers and Contractors involved in difficult construction projects.
The type of disputes handled range from debt collection, interim payment and retentions recoveries, through to complex final account cases involving trusts, misrepresentation and insolvency issues.
IDR’s professionals have a lot of experience representing and advising clients so that the best result is obtained swiftly, whether by negotiation, mediation, adjudication, arbitration or in the Technology and Construction Court.
IDR also provides training to contractors and project managers so that disputes can be avoided.

IDR’s Tom Buckby leads the Group’s Monitoring Surveying and we use financial and non-financial drivers to underpin our recommendations.
IDR leads the Iesis Group’s Project Monitoring Services. Our grounding in construction (both residential and commercial), engineering and legal services places IDR in the prime position to analyse, identify and provide impartial and concise advice on construction risks. We use our body of skills and knowledge to ensure all clients are provided with a robust risk management tool for protecting their assets.
IDR represents various parties from retail banks, funding institutions and development finance companies advising on a full range of construction and development risks including, but not limited to, acquisition matters, statutory consents, project and construction teams, financial appraisals, procurement methods, agreements, contracts, warranties, surveys, programmes and quality and health and safety matters. We use financial and non-financial drivers to underpin our recommendations.
We appreciate that the successful delivery of projects is the main focus for all parties concerned and provide a pragmatic approach to risk management. We assess each development on its own individual merits and focus on the delivery and security of our clients’ assets. Our appraisal of risk allows our clients to determine what the acceptable levels of risk are and agree appropriate actions with the Developers.

This project involves the construction of a six storey building over a single storey basement on a congested site adjacent to a Network Rail viaduct. The basement and ground floor levels of the building will be utilised as commercial space with the upper floors as residential apartments. In addition to the main block there will be 7 load-bearing masonry 3 storey town houses to the rear of the site that will create a central courtyard for the residents.
NORTH CIRCULAR ROAD, LONDON
Iesis Special Structures provided Civil and structural engineering design for this new affordable housing development adjacent to the North Circular Road. The development comprises four blocks of 4 to 5 storeys in height which are being formed as reinforced concrete frames. With the site being substantially contaminated savings were made by carrying out an analysis of the site levels and reducing the volume of muck away required.

JAMES STREET WESTBATH
James Street West comprises the regeneration of the former Labour Exchange. The building, which bears very visible scars from the Bath blitz in 1942, was most recently home to local charity, Genesis Trust, which will be relocated to new premises on Walcot Street as part of the redevelopment plans. Under the terms of the planning consent, the historic bomb damaged facade will be retained to form the ground floor of a new building, with three new floors built above, faced in Bath stone.
The redeveloped building will provide commercial space on the ground floor, behind the preserved historic bomb-scarred facade, with the upper floors providing 78 student rooms managed by Empiric Student Property plc. Empiric has exchanged contracts to acquire on practical completion the long leasehold (125 years) on a site to be developed into a high quality turnkey student accommodation scheme on James Street West, in Bath, for a price of £7.65 million (excluding acquisition costs). Iesis Group is delivering the building and practical completion is expected in September 2016, in time for the 2016/17 academic year.

To deliver this £100m GDV luxury scheme,which sees the re-development of an existing art deco style building in Marylebone into 32 contemporary apartments.
The scheme comprises an entire corner plot and as such detailed logistic and delivery sequencing has been a key aspect. Creating effective space to a considered budget has been a key component of our input.
The development is currently in progress and we are excited to see it through to completion

SOUTHAMPTON REGIONAL BUSINESS CENTRE
To deliver the £50M scheme, which comprises the demolition of an existing building, in order to construct 80,000 sq ft Grade A office accommodation
We needed to consider a BREEAM excellent office facility for Southampton Council. The redevelopment was an integral part of the Southampton council regeneration and economic development plan within the Guildhall Square area. Overall the development plan was expected to bring in £175m of private and public investment and play a vital role in providing a better working environment.
Careful front-end planning and financial modeling was undertaken together with early contractor participation to ensure the end user trigger dates could be achieved. Detailed assessment of the existing site structures together with the formation of new basements helped accelerate the program at an early stage
We completed the project in 2010 and provided office space to Capita, Capita Symonds and Southampton Council staff. The investment is predicted to bring in more than 2000 jobs.

WIDCOMBE SOCIAL CLUBBATH
Regenerate an important, existing site in the centre of Widcombe Village in Bath so that it can be used for community activities and enjoyed by the local residents.
This has been a four-year long £5M development that comprises the demolition of the existing and outdated Widcombe Social Club. The concept of the project through to realization has taken a number of years, involving a close working relationship with the Widcombe Social Club. It is a mixed-use scheme providing 40 en-suite student beds, a supermarket and the delivery of a modern club facility on disused land towards the rear of the site.
This is a joint venture between Iesis as development managers and the Widcombe Social Club. We delivered the inception of the scheme plus planning application, appointment of professionals and contractors and securing local business input. We also arranged pre-letting the supermarket and oversaw the delivery and interface with the club for their new facility.
We adopted a stage delivery to suit the logistical and delivery issues experienced with a very busy corner plot right in the centre of the city. The existing building had significant issues with water ingress and asbestos and our proposal was to generate seed investment from which a new club could be delivered.

MUSIC BOXSOUTHWARK, LONDON
The Music Box combines inspirational architecture and outstanding interiors to create a unique new landmark for Southwark, with the lower levels shared with the London Centre of Contemporary Music.
Every aspect of the development, offering 41 apartments, has been considered and designed with incredible detail throughout, carefully referencing the musical inspiration through the white textured spines on the façade and the hints of musical notes running along the base.
The Music Box is designed with incredible attention to detail, from the outside in. Note the contemporary glass exteriors, sitting atop the glazed white brickwork base, with hints of musical notes running along its façade.
Step into the private residents’ entrance to witness a fusion of traditional wood styles and carefully considered glass and metal finishes. The lobby and communal corridors carefully reference music throughout, keeping the musical inspiration of this unique development alive.
The apartments themselves have to be seen to be believed. Each home offers a living sanctuary flooded with natural light and finished to an enviable level.

MINING SIERRA LEONE & LIBERIA
Iesis undertake an extensive range of mine specific design works to cover general infrastructure to loading platforms and water retaining structures. All our design work is completed to UK or European codes of practice and we have an extensive design resource well versed at overseas design standards.
We have an experienced Bridge team which enables us to design a range of support structures from pipe girders to road and rail traffic. The bridge team is led by David Steadman who imparts experience from his time atBabtie Group (now Jacobs) and Grontmij. We are able to design to UK Bridge codes together with EU Standards.
We are able to undertake water retaining RC structures to include trafficked dam and weir structures. The structures team is led by Iestyn Lewis and Matthew Jones who have combined 40 years design experience of heavy industrial structures. Our design team is able to work to UK or EU codes of practice. We are also able to incorporates steelwork access structures.
We undertake a broad range of mining specific dam design which is led by Stewart Cale an internationally recognised expert in the delivery of such structures. We are able to deal with any size dam structure and have a proven track record of responding to a defined programme and to enable production targets to be achieved.

This development comprises the demolition of existing commercial properties to build a mixed-use scheme incorporating 30,000 sq ft residential accommodation and commercial space.
This site has numerous abnormal features to include complex basement and highways issues, significant party wall interaction and sophisticated phasing in order to allow occupation of a site whilst residual works are ongoing.
Our role has been widespread from scheme inception through to project completion.

GREENWICH MILLENIUM VILLAGELONDON
The first phase of this development on the Greenwich peninsula is nearing completion and work on the second phase is well underway on site. The master-plan includes both commercial and residential units ranging from 3-storey houses to a 20-storey tower overlooking the park.
The site covers approximately 10 Hectares with the 11-storey apartment blocks of phase 1 forming an acoustic wall to shield the future phases from the noise of the aggregate works. The former industrial site was remediated in the 1990s and a superficial clean capping layer installed. Our design has allowed shallow foundations to be utilised, minimising material taken off site which resulted in significant savings.
The reinforced concrete structure of each block, incorporated a shallow transfer slab or transfer beams at the second floor level with flat slabs throughout the typical floors for maximum head room and simplicity of service routing. Bespoke steel brackets were designed to support masonry over the detailed façade treatment without the need for concrete downstands. Phase 3 is currently in the early design stages and we will be utilising Autodesk Revit and Tekla Structural Designer as part of the BIM environment.

SPIRE HEALTHCAREUK WIDE
Spire Specialist Care Centre, Aztec West in Bristol is the first Spire cancer treatment centre in the UK.
This was a fast-track redevelopment of an existing office building to form the cancer treatment area and treatment accommodation. Spire Health Parkway is the second collaboration with Spire Healthcare.
This ££9M project consists of the redevelopment and refurbishment of the Hospital to provide new Daycare Facilities, Endoscopy and Oncology Units, a new Operating Theatre and general refurbishment of 40-patient bedrooms. This scheme is particularly challenging due to the requirement that the hospital remain fully operational during works.
