INTRODUCTION Good morning… Thank you for allowing me to talk with you today. I look forward to sharing a few notions that are insightful, factual, but it is very likely that I will touch on topics that have no meaning at all. I’d like to begin by briefly talking about leadership which affects each of you in your roles as Facilities Managers. Then finish our time by discussing the main topic of the day, Carpet, and its proper use in your facilities. Hopefully by the time I am completed, some of the things I have shared will have imbedded itself in you neuro-net (mind and memory) that will cause a degree of pause regarding how you make decisions and carry them out in your daily activities. INTRODUCTION

Good morning…

Thank you for allowing me to talk with you today. I look forward to sharing a few notions that are insightful, factual, but it is very likely that I will touch on topics that have no meaning at all.

I’d like to begin by briefly talking about leadership which affects each of you in your roles as Facilities Managers. Then finish our time by discussing the main topic of the day, Carpet, and its proper use in your facilities. Hopefully by the time I am completed, some of the things I have shared will have imbedded itself in you neuro-net (mind and memory) that will cause a degree of pause regarding how you make decisions and carry them out in your daily activities.

Facility Management is a complex field that focuses on the daily management of large commercial buildings and public sector buildings ranging from suburban strip malls to the world’s tallest skyscrapers. The facilities manager is required to manage and supervise the maintenance of plumbing and lighting, electrical power, air conditioning and heating. And, is also responsible for security, office cleaning and landscaping. Simply put a facilities manager is a leader of people within an organizational system.

Peter Drucker famously stated the “Management is doing things right; leadership is doing the right things.

· Has a vision that allows them to set their sights on the “things “that truly merit attention.

· Tacit Knowledge: Things that we do that we cannot explain or put into words.

All these acts in one fashion or another defies the law of gravity as “what goes up, must come down” which implies that when we walk, ski or ride a bike, we are actually falling forward, yet the body compensates for that falling forward and through an “implicate order” of events that occur in our brain and our physical body we balance and stay upright.

“A great leader is a person who has a thorough understanding and knowledge of the physical world in which he / she lives and exemplifies such behavior. He anticipates change, he has a diverse net- work of colleagues that challenge his thoughts and positions on matters of importance, and he has great emotional stamina. Emotional stamina is needed due to the constant barrage of people telling him that he does not know what he is doing, his ideas and plans will not work, etc., Emotional Stamina is probably the most important intangible needed by a future leaders to meet the future demands and challenges he will face.

I. Science of Flooring Materials and their Evolution throughout the Years

Wallace Crothers Manufacturing invented nylon 1935

Wallace Hume Carothers (April 27, 1896 – April 29, 1937) was an American chemist, inventor and the leader of organic chemistry at DuPont, credited with the invention of nylon.[1]

Carothers was a group leader at the DuPont Experimental Station laboratory, near Wilmington, Delaware, where most polymer research was done.[2] Carothers was an organic chemist who, in addition to first developing nylon, also helped lay the groundwork for Neoprene.(neoprene is a type of synthetic rubber. Used in everything from wetsuits to protective gear) after receiving his Ph.D., he taught at several universities before he was hired by DuPont to work on fundamental research.

II. A Long Term Perspective on managing your Existing Flooring and the thoughts that should precede the Procurement of New Flooring

Perhaps it’s not surprising that initial costs often take center stage when a facilities manager is considering a carpet purchase. After all, the price tag probably will be sizable.

It’s important, however, to look beyond the initial expense. “The cost of ownership is not just the upfront costs,”

“These items typically are greater than the first costs of the carpet by a great degree,” says Bill Gregory, director of sustainable initiatives, Milliken & Co.

In fact, over the life of a carpet, ongoing maintenance expenses can account for 50 to 70 percent of total costs. The carpet that appears to be a great deal less expensive at first actually can cost substantially more over the course of several years.

Calculating Life Cycle Analysis

(LCA) Take into account the up-front purchase price as well as ongoing expenses, such as maintenance.

· (LCA) Also includes an estimate of the anticipated life of the carpet. The longer a carpet lasts, the greater the return on investment. Not only is the purchase of new carpet postponed, but long-lasting carpet also delays the disruption caused by replacing it.

· The goal of a life-cycle cost analysis is to determine which carpet offers the lowest annual cost of ownership

· The results of the analysis sometimes come as a surprise to those who have paid attention only to first costs. “First cost is a poor indicator of the total life-cycle cost, and doesn’t take into consideration hidden costs,”

· To perform a life-cycle cost analysis, identify all the costs associated with a carpet, as well as the expected life of the new carpet.

· Some carpets may last more than a decade, while others will look worn several years after they’ve been laid down.

V. The Investment Does Not End When The Glue Dries….

· Warranties regarding various types of carpets will range from 7 years to 20 years. And Carpet Tile, due to its structured backing if cleaned on a consistent schedule will ugly out before it wears out.

Action back carpet typically carries a warranty period of 7 to 10 years with life time warranties against zippering and edge raveling. All this being said there can still be issues with the concrete slab, vapor emissions moisture, and the correct installation method of the material itself.

It is important to align yourself with a supplier / vendor that understands your needs and will help you select flooring materials that will give you a great return on your investment. Your supplier / Vendor should not only be competent in their trade, they should also “Always do things right” and when the situation calls for it…. They should “Do the Right Thing!” Because your investment does not end when the glue dries, instead your investment begins to pay returns it actually begins to pay for itself.

We subjected it to 400,000 foot traffics (think airport at rush hour). Performed hot water extractions. Measured color change with a spectrophotometer (this is not on the quiz).
