The annual ICSC (International Council of ShoppingCenters) RECon (Real Estate Convention) was recentlyheld from May 18-20, a new schedule from years’ past.
Typically, the convention schedule is held over two full days,Monday and Tuesday, and a half day on Wednesday. Thisyear it was decided to hold the half-day session on Sundayrather than Wednesday.Speculation is that the City ofLas Vegas wants attendees to flyin earlier for a long weekendbefore the convention insteadof leaving right away Tuesdaynight or Wednesday. The 2015schedule has not beenannounced, but the generalconsensus is to keep the halfday on Wednesday or stick withjust two full days.
For those not familiar with thisglobal convention, it is heldevery year in Las Vegas, NV inMay the week leading up to Memorial weekend. There are 25smaller conventions held throughout the year in San Diego,Dallas and New York to name a few, which only see 7,500attendees each year at most. The RECon in Las Vegas is by farthe most attended with more than 34,000 attendees and1,000 exhibitors estimated this year from across the world.Although impressive, this is down quite a bit from the peak inthe pre-recession era of over 50,000 attendees.
Those that attend these conventions are similar to all of us thatattend the monthly MSCA breakfast meetings: retailers,landlords, brokers, developers, investors, vendors, architects,managers, and contractors. The Las Vegas Convention Centeris home to RECon, which has more than 2 million square feetof exhibition space along with over 241,000 square feet ofmeeting rooms. The exhibition space is broken down intothree halls – North, Central and South (which has two levels).When walking between the three halls, you feel like you’rewalking from the North, Central and Southern United Statesand can easily log 10 miles, unless you’re lucky enough to findthe secret golf cart passage between South and Central halls.
Within the three halls, the exhibitors have booths, to set updisplays of their products or food, and most will have meetingareas for brokers, landlords and retailers. These “booths” canget as large as 15,000 square feet. The South hall is by far the
main hub of the convention floor, which is where most retailershave their booths.
Educational seminars are offered each day of theconvention. This year included “The Future of the DepartmentStore,” “Essential Restaurant Fundamentals,” “Expanding the
life of your asphalt pavements”and “Retail PropertyRedevelopment,” amongseveral others.
The day does not end when theconvention floor closes at 5p.m.Landlords, developers, brokers,and many others host cocktailparties and dinner receptionswith as few as a dozen or asmany as a few thousand eachnight. These are greatopportunities to continue tonetwork with industryprofessionals and clients fromaround the world whom you
may not see for another year until the next convention. Sincethe recession, the lavish parties have decreased, though youcould probably pry a few good stories out of this year’sconvention parties!
Why would you attend this convention? If you are negotiatinga Purchase Agreement, Letter of Intent or Lease where one ofthe parties is located out of state, it is great to have a face-to-face meeting to discuss possible deal terms you are havingtrouble getting finalized on a phone call or email string. Youcannot read body language over the phone or on email. Assilly as it seems, some meetings are held where most everyoneis from Minnesota! Managers and vendors can also getvaluable face time learning about new products or discussingstrategies to keep those CAM (common area maintenance)numbers down. Typically, meetings are pre-booked weeksbefore the convention and are held every half hour. However,brokers will also cold-call booths, trying to get on-the-spotmeetings with retailers and present sites they feel would be agood fit, or also to make sure they have the right contactinformation within the real estate department.
The majority of people I spoke with felt the convention thisyear was a great success and left with deals havingprogressed much more than they would have otherwise.

Others had a lot of face time with retailers to hopefully lead todeals. The schedule change was certainly a hot topic ofconversation, with many on both sides of the debate. I thinkit’s safe to say there does not seem to be an increase in thetype of retailers exhibiting with booths; only a few new oneshave entered the arena here and there. It’s a lot of the sameplayers year after year. The food groups are catching on asmore are handing out samples and you can even get yourhaircut if your pre-convention planning didn’t allow time for atrim!
No doubt that RECon will continue to be a success and agreat use of everyone’s time and money as time goes on.Hopefully the schedule can be solidified and remain constant,with attendance continuing to climb.

Lacrosse (AKA lax) has a long history in Minnesota and wasplayed in all of its forms before settlers arrived fromEurope. The native game was an athletic contest of great
skill, pride and spiritual significance.
Today lacrosse is one of the most popular sports amongMinnesota youth. The Minnesota State High School League firstsanctioned a lacrosse state tournament in 2007 and today theMSHSL website lists more than 55 boys’ teams and 60 girls’teams. A recent study conducted by the Sporting GoodsManufacturers Association said nationwide participation in thesport increased 218 percent in the past decade.
Northstar Lacrosse founder Ian Flam has played a pivotal rolein the return and continuing popularity of lacrosse inMinnesota. In 2001, Flam founded Northstar Lacrosse, the firstlacrosse-only store in Hopkins. Since then, he has added twoadditional locations in Bloomington and Roseville. NorthstarLacrosse works with associations and teams throughout themetro to outfit players with uniforms, equipment, spirit wear,and more.
Flam also runs some of the most popular camps, clinics, andleagues in the Midwest. He hires high-profile college DivisionOne coaches to run his Lacrosse Academy camps to ensureplayers receive the best instruction available. In addition, Flamhelps run the MN Elite travel teams that represent Minnesota
at recruitshowcasesthroughout thecountry.

The 32,000-sf AMF Bowling Center, located at 6310 Highway 65in Fridley, was sold and will be renovated by Banquets ofMinnesota as an event center offering full-service cateringand event planning for any occasion.
My Dog Spot held a ribbon-cutting ceremony this pastmonth in Cottage Grove.Located in the Shoppes atAlmar Village, My Dog Spot isa roughly 3,700-sf haven forsmaller dogs in the area.Owner Sharon Daily renovatedthe former Laurel’s Floral site,following its move to Hastings.
She also bought the adjacent suite next to Bonngard’s Meats,which has been vacant for several years.
A new restaurant called Saguaro is slated to open this summerat 5309 Lyndale Avenue South. The mother-and-daughterteam of Caryl Abdo and Amanda Abdo Sheahan is launchingthe venue — their family is recognizable for its ownership of theNicollet Island Inn, the My Burger chain, and other venturessuch as the ice supply for the Minnesota State Fair. Saguaro(named for the cactus) is devoted to the Sonoran cuisine ofArizona. The restaurant is targeting an August opening date,filling a yearlong vacancy created by Caribou’s suddendeparture.
The east metro will finally get a blow-dry bar. Blast Dry Bar willopen its fourth Twin Cities location at Woodbury Lakes in earlyAugust. Blast, which specializes in $35 blowouts, will take theformer Woodbury Nails and Spa space on the southwest sideof the outdoor mall.
Lyn-Lake staple Falafel King announcedthat it will be closing in September. Thefalafel joint has been at the corner ofLyndale Avenue & Lake Street since1982. Owner Fouad Masroujeh said thathe sold the Lyn-Lake building becausehe was tired of being a landlord and heplans to lease the space until he closesthe restaurant in September.
Motto has closed at 31st & Hennepin inMinneapolis. Owners Maria Walker andMaryn Bulygo say they are currentlylooking for a new location.
Three Twin Cities Champps locations are getting new names.A fourth, in Maple Grove, closed. It’s the latest blow to theonce-proud sports bar chain that started in Minnesota nearly30 years ago. The locations that changed names are: theWest Seventh location in St. Paul — the original Champps — isnow 7th Street Tavern; the New Brighton location is now NewBrighton Bar & Grill; and the Woodbury location hasn’t chosena new name and is going without one for now. Four Champpsremain in Burnsville, Eden Prairie, Minnetonka and Richfield.
Long-awaited Bogart’s Doughnut Co. is officially open at 36th& Bryant. The store is the brick and mortar for owner AnneRucker, who has been selling her doughnuts and baked goodsat the Kingfield farmer’s market.
Walgreens is nearing a deal to open a large, upscale store indowntown Minneapolis at the Nicollet Mall location whereSaks Off 5th is today.
Red Cow opened its secondlocation, this one in St. Paul’sCathedral Hill neighborhood. Themenu is the exact same as RedCow’s first location, whichopened in Minneapolis in early2013, featuring 16 kinds ofburgers, tons of beer on tap,weekend brunch, and more. Athird Red Cow location is slatedto open in the North Loop nextFebruary.
A new German bakery and coffee shop called Aki’s BreadHaus opened at 2506 Central Avenue NE. The bakery hadpretzels, broetchen, pastries and organic honey oat breadavailable on opening day, and soon sourdough will be ready.
Dave & Buster’s wants to open a second Twin Cities location atSouthdale Center, but it needs help from the Edina CityCouncil. The mall’s owner asked the City Council to easeliquor laws that prohibit granting a full liquor license tobusinesses with games of amusement — Dave & Buster’s is anarcade paired with a restaurant. Dave & Buster’s is looking tolease space on the third floor of the mall, which is mostlyvacant now but would get a “multimillion-dollar” investmentfor the potential tenant. The size of the proposed SouthdaleDave & Buster’s was not disclosed, but they typically rangefrom 25,000 to 40,000 sf, according to the company’s website.
The newest tenant in the Shops at West End is a hugeentertainment venue that includes a restaurant, bar, bowlingalley, comedy club, arcade, patio and perhaps a cigar room.Jacksonville, Fla.-based Latitude 360 signed a lease for 43,000sf on the south end of the St. Louis Park retail center.
Tim McKee has anotherrestaurant on thehorizon. Minnesota’s firstJames Beard award-winning chef isconverting the formerUptown Cafeteria intoLibertine. Four-year-oldCafeteria served its lastmeal at the end of May.McKee has set July 16 asthe re-opening date.

Rita’s Italian Ice, a Pennsylvania-basedItalian ice franchise with more than 600
stores in 23 states, opened its first Minnesota location inEagan. Eagan franchisees Adam and Angela Ailloni have afranchise development agreement for Minnesota and areworking with potential franchisees to open more locations.They plan to open 20 Rita’s locations in the Twin Cities by2020.
Tradition Creek, the camping and outdoor supply store in St.Paul, plans to shift its focus to online and eventually close itslog cabin-style store on Seventh Street. No date has been set.
Paperista is closing its doors at 50th & France, but the partyisn’t over for the independent stationery and design business.After a maternity leave, owner Antoinette Ramos, who isgiving birth to twins, plans to open a Paperista studio to focuson custom invitations and design—the heart and soul of thebusiness.
Two national retailers opened in the former Dunn Bros Coffeespace at 228 Washington Avenue North. Shinola, a Detroit-based maker of handcrafted watches, bicycles and leathergoods, and Filson, a Seattle-based brand of outdoor clothingand accessories, have teamed up to take over the spaceDunn Bros left in December. Dunn Bros relocated to a brand-new space in the Dock Street Flats apartment building justdown the street. That location has been open since February.
Total Wine and Spirits signed alease for 20,517 sf atWoodbury Village inWoodbury, Minnesota. The330,077-sf center is located atthe intersection of Highway494 & Valley Creek Road, andis anchored by Target.
Burlington Coat signed a leasefor 52,326 sf at Har Mar Malllocated in Roseville,
Minnesota. The 430,000-sf center is located on SnellingAvenue just south of Highway 36, and is anchored by Barnes &Noble, Marshalls, Famous Footwear, Cub Foods, andHomeGoods.

The June 2014 MSCA program brought seven metro areashopping centers to discuss their growth strategies andreveal some secrets on how to stay ahead of the trends.
Represented were Mall of America, Burnsville Center, EdenPrairie Center, Rosedale Center, Northtown Mall, RidgedaleCenter and The Shoppes at Arbor Lakes. Representing mallmanagement were Maureen Hooley Bausch, Triple FiveGroup; Jodi Settersten Coyer, CBL Properties & Associates;Nancy Litwin, Cypress Equities; Chad Macy, JLL; Paula Mueller,Glimcher Properties; Joan Suko, General Growth Propertiesand Jennie Zafft, UCR Asset Services, respectively.
The moderator, Mike Sims, Mid-America Real Estate, started offby asking each to provide a brief bio of their mall and someinteresting “fun facts” to share. Each mall described its mainanchor, i.e., Von Maur, Target, Macy’s, JCPenney, Herberger’s,Home Depot to name a few. Other facts shared were overallretail square footage, annual visitors, year opened, futureretailers soon to open and major attractions within the malls.An interesting “fun fact” at Burnsville Center was that they
filmed the first season of a reality show called “Food CourtWars” airing on the Foot Network. When Northtown Mall heldits Grand Opening in 1972, it hosted celebrities Ernest Borgnineand singer Peggy Lee for the festivities.
Mike asked each manager to list their CAM, taxes and rent foran approximately 5,000 sf prime location within the mallassuming a solid tenant prospect. Each manager said that it isnot as easy to throw out a number like that as each tenant isdifferent and every deal has so many variables. On the lowend of CAM/taxes was The Shoppes at Arbor lakes at 15% allin and on the higher end was Mall of America at 59% all in.Rents ranged from $35-$75/sf which again had many variablesthat altered these numbers.
Each mall representative answered some audience questionsand the main focus was staying ahead of current trends suchas social media, gathering spaces for the customer andcontinuing to create new and exciting experiences to draw inthe consumer and keep them longer in the mall.

23rd Annual MSCA Golf Tournament
It was a beautiful sunny day for the 23rd Annual GolfTournament held on June 16. It was another great year ofgolfing and networking with other MSCA members and their
clients. We are happy to report that we had 282 golfers and66 feature/event hole/green sponsors.
The Golf Committee puts a lot oftime and effort into preparationsfor the event. In addition, manyvolunteers offered their time tohelp make the event a success.We would like to recognize andthank Cutting Edge PropertyMaintenance as our Golf Tournament Title sponsor, TheMandinec Group Landscaping Inc. and Mid-America RealEstate – Minnesota, LLC as the Oasis sponsors which hostedchips, salsa, margaritas and Coronas.
