Property Information Location: Located in the western portion of the City of Ottawa in former town of
Kanata. The site is accessed from the Terry Fox Drive intersection off of Highway 417 and is directly north of the Scotiabank Place.

‐ Timing and cost of Transitway extension and impact of corridor alignment and station location on site (EA required, Transitway extension to Scotiabank Place proposed in Phase 1, Increment 3, in the Transportation Master Plan Update) ‐ Environmental issues associated with the Carp River and Feedmill Creek, which bound the site on the north and east (land dedication, crossings, DFO approval, flood plain, restoration, etc.) ‐ The sports stadium proposal may negatively impact the potential to achieve job targets in the Intensive Employment Area, the Prestige Business Park, and the High Profile Employment, Entertainment & Leisure Hub designations. Traffic and/or Transportation Impacts:
‐ Huntmar Drive widening, additional turning lanes and access management requirements. Also Palladium/Huntmar intersection requires re‐configuration for site‐line and operational reasons ‐ Transportation Impact Studies would be required to identify detailed requirements such as roadway capacity, congestion on area roads, spill‐over parking into adjacent neighbourhood during an event, transit services to site, sidewalk requirement.
Ground/Soil Conditions/Contaminants:
No known contamination
Services/Infrastructure Status: ‐ Sanitary: in order for this site to be serviced, new gravity sewers along Campeau Drive, internal streets and Didsbury as identified in the KWMSS must be constructed and also Signature Ridge Pumping Station may be required to be upgraded from a capacity perspective and also a HGL perspective. It appears that a new emergency pumping station overflow will be required. Amendment to the existing Certificate of Approval required. ‐ Storm: This parcel as identified on index 1 is split between 2 ultimate storm water management ponds. The parcel East of Carp river will ultimately drain to Pond 3 located on this parcel and the property West of Carp to pond 2 also located on this parcel. Both these ponds are on site and are not built. ‐ Watermain: this will be connected to either the proposed 610 along Huntmar or the existing 610 along Didsbury.

Ground/Soil Conditions/Contaminants:

No known contamination
Services/Infrastructure Status: ‐ This site is currently outside the Urban Boundary and unserviced. The site is within the future Fernbank Community, part of the Fernbank Community Design Plan, and included in the Fernbank Master Servicing Study. ‐ Storm Servicing: The site is within the Carp River Watershed. No development can proceed unless the proponent can demonstrate, to the satisfaction of both the City and MOE that the development will neither impact nor be impacted by the results of the Third Party Review. Aside from the ongoing Third Party Review, the Fernbank MSS and EMP provide a framework for the SWM requirements for these sites. An unnamed tributary of the Carp River flows across both sites. The preferred SWM solution for the Fernbank lands (Option 4 in the Fernbank EMP) identifies naturalization (preservation and enhancement) of the lower reach of the tributary. It also identifies a SWM pond upstream of the naturalized reach of the unnamed tributary near the east side of the Site. ‐ Sanitary Servicing: The site is tributary to the Stittsville Trunk Sewer and Hazeldean Pumping Station, neither of which have additional capacity. The Fernbank MSS identifies a requirement to install a 2nd trunk sanitary sewer (the Fernbank trunk) parrallel to the Stittsville trunk, as well as upgrades to the Hazeldean Pumping Station. ‐ Water Distribution: The Fernbank MSS identifies a requirement to upgrade the Glen Cairn Pumping Station, as well as additional pumping capacity at the Zone 2W Pumping Station.

Services/Infrastructure Status: There is no water issue at this location for the present demand. Carling and Preston is a combined area with a history of flooding. The City is upgrading the trunk sewer on Preston, but all storm flow going to the sewer must be controlled to the 5 year level using the lesser of C=0.4 or C=existing. Both the storm and the sanitary will require backwater valves.

access to Highway 417. Carling Avenue and Prince of Wales are major arterials extending west and south through Ottawa.

General Remarks The site is owned by PWGSC and backs onto the Experimental Farm, making development of a major sports facility somewhat difficult. Nonetheless, this site is central and has excellent public transportation and roadway access. Proximity to Preston Street amenities is also a positive aspect of this site.

Services/Infrastructure Status: Lansdowne Park is currently serviced by a variety of City owned infrastructure that includes watermains, storm sewers, sanitary sewers and combined sewers. The following is a brief summary of issues that will need to be considered for the re‐development of Lansdowne Park:
‐ Watermains: The vast majority of the watermains within Lansdowne Park were constructed between 1899 and 1930. It is therefore safe to assume that a new internal water distribution system will be required. Adequate fire flow can be provided from the 400 mm dia main on Holmwood Avenue. The system will need to be looped to the 200 mm diameter main on Bank Street. ‐ Sanitary Sewer: There are few sanitary sewers within the park. Most are building sewers that connect to a combined sewer network. The age and condition of the existing sewers is unknown. The designer will need to determine if the size, location and condition if the sewer would be adequate to service any future development. All sanitary sewers will need to be directed to a sanitary or combined sewer off site. Connection to existing combined sewers within the park will not be allowed (unless the combined sewer has been converted to a sanitary sewer). Capacity of the receiving sewers with respect to peak sanitary sewage should not be an issue. Future sanitary flows will need to be determined using the City’s sewer design guidelines. ‐ Combined Sewers: There will be no combined sewers on the site following redevelopment. Consideration can be given however, to using existing combined sewers for the conveyance of storm or sanitary flow should the pipes be adequate. The age and condition of the existing sewers is unknown. The designer will need to determine if the size, location and condition of the sewer would be adequate to service any future development. ‐ Storm Sewers: Storm drainage is the most contentious issue with respect to infrastructure and will therefore need special attention. The north half of the property drains to the O’Connor Street Combined sewer system via storm and combined sewers on Holmwood Avenue and O’Connor Street. The City undertook a detailed analysis of the drainage basin in 2005 to address basement‐flooding issues. It was concluded as part of the study that the existing system only has capacity for the 2‐year flow. All development draining to the O’Connor basin will therefore be restricted to the 2‐year existing condition. SWM in the form of on‐site detention will be to be provided for all events greater than 2 years, up to and including the 100‐year event. The southeast part of the property outlets to the Rideau Canal via a 600 mm diameter storm sewer. The City has no information with respect to Parks Canada restrictions to the Canal. The designer will need to contact Parks Canada to determine if any restrictions apply. The southwest corner of the property drains to Bank Street via a combined sewer. The City is in the process of re‐directing the Bank Street sewer northwards to the O’Connor basin. Any flow directed to this outlet will need to be controlled to the 2‐year existing condition level. SWM in the form of on‐site detention will be to be provided for all events greater than 2 years, up to and including the 100‐year event. The age and condition of all existing storm sewers is unknown. The designer will need to determine if the size, location and condition of the sewer would be adequate to service any future development.

There is a history of basement flooding in the neighborhood to the north. Stormwater would have to be over‐controlled on site before releasing to the Ogilvie Road storm sewer
system. ‐ Watermain: Connect to the existing 406mm watermain on Ogilvie Road.
