Regarding the houses in Gangi for 1 euro I have attached the technical sheets for the available properties. As you can see there were in total 28 properties, of which number 5, 6, 7, 11, 12, 13, 14, 15, 19, 21 and 24 are already sold. Today 17 properties are available. All properties are located in the old part of town. In general they all need the following work (some exceptions): New or renovated roof Facade renovation (all facades in Gangi should be in stone) New floors New windows New installations for water, sewage and electricity New kitchen/bathroom When you sign up for a property, you will have purchasing costs to consider (same taxes and fees as for any property you would buy in Italy). They will be around 66.500 euros, This includes all taxes and fees, including help with the purchase and startup. Further on, the municipality wants a deposit of 5.000 euros, that will be returned when the property is renovated (which must be done within 5 years after the purchase). For the renovation, you will need renovation permits (like always when you want to renovate a property in Italy). The cost for the permits is usually between 24000 euros. Many have expressed interest to do a large part of the renovation themselves. There are things you can do yourself, but there are also parts of the renovation that you cannot undertake yourself. The reason is that the law requires that you a registered construction firm with valid insurances, engineers etc have to take responsibility. You will need to use a registered constructor (company registered in Italy) to do all outdoor work – the roof, the facade work etc. Also for the floor changes you will need to use an authorized constructor. Again, please note that these are general, Italian rules. For the rest of the indoor work, you are free to do your own renovation. There are local builders available for the renovation. They give fixed quotes for the work. Information valid only in Sweden: You still have right to “ROTavdrag” also for renovation done in houses abroad. We cannot guarantee that they will not change that rule in the future of course.

All  properties  have  nice  locations.  The  town  is  very  cute,  clean,  medieval,  social  and  well-­‐maintained.  The  municipality  administration  are  welcoming  foreigners,  and  will  do  all  they  can  to  make  buyers  feel  welcome  and  assist  in  every  way  they  can.    You  can  convert  part  of  the  living  space  to  a  terrace,  but  you  cannot  extend  the  current  sq  m.    Here  you  find  pictures  from  and  information  about  Gangi  in  English:  http://www.borghitalia.it/pg.base.php?id=6&lang=en&cod_borgo=864    Gangi  is  selected  as  one  of  the  most  beautiful  towns  in  Italy  (I  Borghi  più  Belli  d’Italia,  see  link  above).    Purchasing  process  You  are  welcome  whenever  you  prefer  to  look  at  the  town  and  available  properties.  There  are  B&Bs  in  town,  and  hotels/agriturismos  available  around  town.    When  you  have  made  a  decision,  you  fill  in  a  form  that  will  be  distributed  to  the  municipality.  When  they  have  recieved  that  document,  the  property  is  locked  and  no  one  else  can  claim  it.    You  will  need  an  Italian  tax  number  (codice  fiscale),  but  we  will  help  you  to  get  that  from  the  tax  office  when  you  are  here.    The  notary  will  then  prepare  a  purchasing  contract.  If  you  do  not  speak  Italian,  you  will  need  to  make  a  power  of  attorney  to  someone  who  does  (normally  us)  or  have  an  authorized  translator  present.  We  help  you  with  all  these  details,  will  make  translations  for  you  and  guide  you  through  the  process.  The  contract  is  always  (by  law)  written  by  and  signed  at  a  notary  office.    When  the  contract  is  signed,  you  will  have  to  have  a  “geometra”  to  put  all  documents  together  for  the  renovation  permit.  It  will  take  2-­‐4  months  before  the  permits  are  ready  and  delivered.    During  that  time  we  will  open  up  contracts  for  water  and  electricity.  Furthermore  to  have  you  registered  for  annual  property  tax  and  garbage  fee.  We  can  also  get  renovation  quotes  for  you.    When  the  renovation  permits  are  in  place,  it  is  time  to  start  the  renovation  and  create  your  Sicilian  home.    When  you  have  completed  the  renovation,  the  municipality  will  re-­‐fund  the  5.000  euros  deposit  you  made  at  time  for  signing  the  contract.    Attached  is  a  pdf  with  descriptions  of  available  properties.  I  have  also  put  together  photos  of  a  couple  of  the  properties,  that  gives  a  better  insight  about  what  the  general  condition  is  like.
