DEAR FRIENDS,

A foundational principle and inherent value of INHP’s culture and manner of business is continuous improvement. Continuous improvement drives the people we serve as they strive to become and remain long-term, successful homeowners.

Continuous improvement energizes neighborhoods to pursue comprehensive strategies that improve the quality of life for existing and future residents, as well as retain and attract businesses. It’s manifested through the increased demand for INHP’s leadership, partnership engagement and services as we work together as a community to enhance our neighborhoods.

2017 was a pivotal year of continuous improvement for INHP. While there are considerable challenges facing the families and neighborhoods we serve — rising home costs, transportation, lack of affordable housing, rising medical costs, among others — these issues did not deter us, our community partners or our clients. INHP remained focused on pursuing our mission in the community.

We served a record-breaking number of clients in every department, from those who attended homeownership mortgage and credit advising to those who closed on a home purchase mortgage or home repair loan. We also set a new standard for ourselves to initiate plans, advocate for and build partnerships that will expand, preserve or upgrade the supply of 1,500 affordable housing units by 2020.

The following pages demonstrate our culture of continuous improvement and passion for advancing family and community quality of life together. It is a value we carry forward in 2018, our 30th year.

OUR LAYERED APPROACHINHP uses a layered approach to support homeownership and neighborhood revitalization in Marion County. We lead programming and collaborate with other civic and neighborhood initiatives to create meaningful homeownership opportunities for low- and moderate-income people in the places they choose to live. Our key strategies are:

HOMEBUYER EDUCATION, ADVISING & LENDINGWe provide comprehensive, practical, goal-driven direction that empowers people to remove credit barriers, learn the homebuying process, select a loan program and close on an affordable home mortgage.

HOME REPAIR LOANSWe support current homeowners and promote neighborhood stabilization by providing loans to low- and moderate-income people to make home repairs.

ABANDONED HOUSING RECLAMATIONWe offer niche loan programs to incentivize revitalization efforts that turn vacant and abandoned properties into community assets.

PATIENT CAPITALWe provide financing to nonprofit organizations, which enables them to acquire, aggregate and hold sites to allow time for optimal strategic development.

SINGLE & MULTI-FAMILY CONSTRUCTION DEVELOPMENT FINANCINGWe support initiatives aimed at constructing or reconstructing safe, decent and affordable housing through community and consumer financing. Funds are deployed through INHP or one of our community partners.

GRANTSWe provide grants to Marion County nonprofits dedicated to affordable housing activities and neighborhood-based placemaking.

• Home Value Guaranty: A guaranteed 5 percent home value appreciation when purchasing a rehabbed vacant or abandoned home.

COMMERCIAL LENDING We back initiatives that create more safe, decent and affordable housing opportunities in Marion County.

FUNDING FOR NEW CONSTRUCTION

We successfully leveraged the federal New Markets Tax Credit program to invest $5 million in three neighborhoods. With these funds, 29 affordable homes will be built in 2018 in target areas of Marion County.

FUNDING FOR THE PRESERVATION OF EXISTING HOMES

We helped the John Boner Neighborhood Centers secure funding to rehab 36 homes within the Indy East Promise Zone.

We lent Riley Area Development Corporation funds in an effort to preserve existing multi-family developments and finance the rehab of single-family homes.
